Order Of Renovation For Minor Reno

Hi Everybody, would like to seek all your advices on some stuff :sport-smiley-003:

Getting my resale falt soon in Sep...

Although it is in move-in condition, but i still would like to do some minor reno...

but dunno which should i should do first...

I'm intending to do the following...

-Painting the whole house

-Change the toliet bowl in both bathroom

-polish the marble flooring

-polish the parquet flooring in all the rooms

So which one should i get the contractor to come in and do first???

Intend to source for individual contractor to do each item, or any items can be done con-currently?

And would anybody have any idea how long(days) will each item takes?

Err.. me think shd be as follows.

change toilet bowl

Paint

Polish parquet.. (Hmm.. I rather resand and varnish than polish)

Polish marble.

Logic..

Do wet/dirty works first.

high to low.. that's why paint then polish floor

I assume parquet is room and marble is living/dining. I wld not want parquet ppl to walk over my just polished floor!

For my case .....paint 1st coat first...then sand/grind wood flooring...then 2nd coat paint.

Would you all be concern with dust from sanding stuck on the wall before painting? Would it be adviseable to wipe the dusty walls prior to painting?

I'm not doing my whole flat floor tiles, but will have cornices at all rooms. Will be doing own painting, shld I wait for all the reno to be done 1st then start painting?

Also, shld we hand the main door keys to contractors? Accordingly to HDB, we shld not, but we cant be open the door for them everyday rite?

Contractors will give you a padlock key, so he is holding one key and you another same key.

Means wooden door and metal gate not lock. Only use padlock, thats all.

get a number lock or bicycle lock also can

in my case, the contractor passed me a lock that his workers also have a key,

so that they could continue with the work. Without having me to be there to open the door...

My designer fixed up the carpentry before painting the wall. Is this the correct procedure? I thought it should be painting followed by carpentry work. I'm still left with installation of lights and chemical wash. Can somebody enlighten me on the renovation procedure.

usually primer and first coat will be up

then carpentry followed by second/third coat

if paint liao then install carpentry the walls sure dirty so usually final coat will be after carpentry :)

as for lights, it's one of the first things to go up for me

then the workers can see what they are doing mah :dancingqueen:
