  2. You may want to approach your MCST to advise you on whether you can box up the rear patio as this would mean more Gross Floor Area (GFA). The increase in GFA is taxable and there is a limit to the GFA allowable in a plot of land. Besides that, the MCST would also need to see if the box up area would "destroy" the look of the place and deal with issues from other neigbours such as "can I also box up since he also can do it?" Technically, fixing up toilet is not a problem especially for the ground floor. You can check with the contractor/ architect on how this could be done. I think the caution is not to damage the foundation or other electrical/ sewage/ water pipings underground. The detailed drawing would be able to surface which area can do the toilet and the architect can suggest how the contractor can do it. Building walls to convert a place within your house into a bedroom should not be a problem. Just take care that the ventilation of the bedroom and the surrounding area is not compromised. If you are constructing the toilet, you can also check with the architect/ contractor on this. In short, you will need to first check with your estate management and seek advice from the architect. Your architect would be able to help you estimate the cost. Hope this helps.

  4. Oh dear... I did all the above that you said was not good. The air-con pipe is concealed, very hard to change. Lighting is above bed but I can probably change the position since it has not been fixed yet and false ceiling is all over the bedroom. How to rectify?
  5. I saw a flyer that say home owner don't need to pay commission. The agent will collect commission from the buyer. I think agents trying to do a good service will not be rewarded fairly as price competition will drive down incentives and professionalism. T
  6. Hi RB, I am also in the process of renovating my house. For toilet bowls, sinks, taps, showers, storage water heater, etc... you can get from GR link at Jalan Besar or from Lite Fusion. I got mine from Lite Fusion because their service is very efficient. The salesperson, Marcus came to my place a few times to look at the layout before confirming the items. I have not done a competitive check on all the items but only checked on the Joven Storage Water Heater 15 Litres that comes with 10 years warranty. He charged me $200 inclusive of tax because I got many items from him. I think the rest of the items may not be the cheapest in the market but should be priced very competitively. For air-conditioner, you can check on the price with Goh Ah Bee at Hougang. Before going to Goh Ah Bee, you can check on the promotions by the major retailers and call Goh Ah Bee for a price comparison. They are normally slightly cheaper. For lighting, you may want to consider LED lights. I think in the longer term, there is some good savings especially if your usage is high. For other normal lighting, you can check lighting.com at Balestier Road. It is a small lighting shop that sells lights competitively but may not be the cheapest in town. The price is fixed at this shop. Just sharing some lobang with you. Cheers.

  8. Nice 3D pictures. I was told that it would give more flexibility if you do not install cabinets on top of the fridge. This is because you can change to a taller fridge in future. Something for you to think about it. Cheers!

  12. If the government finds out, the housing agency and the salesperson will get into trouble. Since the paper is not very tough, it is best that the salesperson take the exam and pass it. In this way, he can conduct the business without fear. Cheers!
  13. In future, housing agents have to be called salespersons and the agency they represent would be called housing agent. If there is any offence, there could be a fine of up to $75K and 3 years jail. There would also be a renewal fee for agents at $230 per annum. Each salesperson can only be registered with one agency. The agents who have not passed exam by 31 Dec 2011 will have to leave the trade. Hence, there should be more urgency for agents to take the exams.

  17. Hi GG, My Reno is work in progress. The structure, door frame, aluminium window frames, etc... are up already. Pipings, electrical wirings, DB box, tiling of kitchen and toilet more or less completed. Now, the contractor is working on plastering the external wall. When he finished plastering the external walls (est 2 weeks from now), he would paint the place and install the ground floor tiles and bring in the parquet. I supposed that's about all that is left before he applies for TOP. In the meantime, the contractor is also plastering the boundary wall and finishing up with with the external works. Should be completing my reno by end Nov. Contractor is trying to finish by early Nov.
  18. Congras on getting an EM. You will have much more room to renovate and use. I think it will be able to house your children more comfortably. When you become a citizen, you will be able to buy a landed house with your own garden. Look forward to seeing more of your postings.
  19. No matter how sucks your reno is, a happy family together more than compensate for things. I noticed that you have only one bed in the kid's room. Is it enough space since you have two boys now?
