  4. Since you have signed, you will just have to honour your words. There is no going back unless you signed under duress.
  5. End of the day, the choice of Propnex or another agency is person specific. I think not all Propnex agents are "bad" or some agencies produce "good" agents. The market is open now, so buyers and sellers technically have choice in deciding whether to use an agent. If the seller uses an agent, the agent may want or force you to pay him/ her a commission if you wish to buy the house. If you are the seller and you don't want to use an agent, you may be swamped by agents calling you when you advertise a property for sale. It is not easy for both buyers and sellers not to use agents, unless you have energy and time. The admin work of transacting is not tough, HDB rules and procedures are easily accessible from their website. I find it tough to deal with agents when I plan to sell my property on my own and I find it hard to transact when the other party uses an agent and the agent will not even surface my offer to the owner, without my agreement to pay him/ her a commission. If you have to use an agent, choose someone who is fairly honest. I think the market has too many agents seeking limited number of buyers and sellers. It is also very tough life to be an agent too.

  9. I think you can ask him to leave if there is a provision in the contract for you to end the tenancy agreement prematurely. If there is no provision, I think you will be liable to pay him damages for evicting him prematurely.
  10. Just have a conversation with the new tenant. Let him know that you would like to move in and volunteer to help him find a new place. In shifting out, the tenant will need to incurr the following cost, over and above the inconveniences: a. Pay agency fee for the rental property b. Pay movers to move to the new place c. May need to do some minor reno to the new place If you could help the tenant pay for the above, with two months free rental throw in, it would be a more attractive proposition. However, this will add up to quite a sum of money. Regards.

  13. Does the gas comes into the house through cylinder or external piping tubes?
  14. Does your keyphone works as an intercom system too? In addition, is there a camera for you to see who visits you/ a voice recorder for the guest at the gate to speak with you when you are at home?

  16. Hi Dean, I am in my final stages of discussion with my contractor on re-constructing my house. Both my immediate neighbour and I plan to reconstruct together, we can bring cost down further. There are many consideration in re-constructing the house. I will just list some of the considerations that I went through: a. My requirements (eg. number and size of bedrooms, theme of the house ie modern design, roman design, balinese design, etc..) b. My budget c.   18. I find that stainless steel rust after some time. Not sure if this happens to others. Copper pipe seems to be more reliable.
  19. This is no substitute to removing the root cause of the problem which you have identified as water trapped in the flooring but you can install a ventilator. Assuming the root cause is solved, a ventilator fan can help you cool down the toilet faster and get rid of stale warm air. Cheers.
  20. Yes, I have seen it. Not totally open but there is sufficient glass to see through. Very nice. Some even had some planter area around it so that you can see some plants when you take your bath.

  22. I have a friend who used an ID to do his A&A work too. I think he paid quite a sum of money, though I am not at liberty to disclose it. The fee of $15,000 is not too high if I were to compare it with my friend's ID A&A works. Just a suggestion, why do you need an ID to help you? If your works are not too complex, you could consult a few contractors and architects and then select amongst them to help you with the work. In general, I don't think IDs are more knowledgable than architects in designing the A&A plan. ID will probably has to work with and rely on the professional views of the architect too. The architect will then help you oversee the project. You may want to share more about your A&A plan and what it cost you. Cheers.
