if I put it this way- "die or survive", which way you want to choose? The Sign means: 1. They are hungry for jobs" 2. They want you to post for them on line to make them famous" 3. They may run away your money or their sub-con one, either way they are getting money out from you. 4. There are some invisible hidden cost which may damage your relationship. Ofcoz there are optional reason.

I've recently going through package deal with owners, these package deals have make things attractive (of coz) and look good, this are the trick: 1. it claim to be cheap- they are often comes from ID company 2. it often comes with FREE item such as cooker hood & hob etc 3. those un-necessary item are not refundable 4. Kitchen cabinet only had 10ft top & bottom, OR, 20ft top & bottom (it's the same) 5. Soft closer hinges included Everything looks alright? .......Not really, they will never tell what will be hidden inside, actually it is easy to find out by asking them to quote as many items as possible to smoke them, then you refill into their package deal you will see the different. To Re-cap, these are the answer to their package deal: 1. How can a ID company sell cheap to make themselves look cheap? 2. Free item are normally cheap stuff or last piece items from warehouse. If you want something, it add with extensive price, when you do not want something from the package, they will tell you its inside there and its already cheap etc 4. Ya, sorry for your 10ft in total length kitchen...it is expected to have more... 5. cheap soft closer which served the same function, CN brand or TW brand for sure

Hi Budgetpapa, too good to be true, do not trapped in Package deal, its like a meat on chopping board, it depend on which way they want to cut it
-
Sorry to interrupt...base on my calculation, it should be between $9500 to $9800, so the package is still ex. (do not believe in Package price)

don't forget there's a 5-10% wastage. Plus GST ok guys?

Hi quarkz, I think it's good to set yourself a budget and sound it to the ID/contractor before even getting costing from them, a good example, I've received enquiry about his plan and is almost for the whole house but he has told me in advance that he has only 15/20K budget and see if we can work within, we reply him to look for other alternative since it is obviously impossible. don't need to worry about if they will carrot you with a incomparable items cause you will find out soon after comparing a few company. You can ask them to list out all the items to buy from big item like what are the suitable size & price for the TV, fridge, to the small item such as what suit best & price for the Tower Rack, tell them that you want a full concept and you do not want to pay more than the budget you have set, but buffer a one-two k aside. Ask them to provide a time schedule about the whole renovation, and when to make payment after you have seen certain thing that has completed. also state time to receive 3D drawing from them otherwise insist deposit refund. Afterall, do give a buffer time of every single stage set aside with your love one so that both of you wouldn't get "hyper" due to bad timing

A Client that came back to us after 14years got their second house, it's so coincident that my best friend who has help me up during that time has just came back again to help my business we have a chance to meet the same customer again on yesterday... their children are older now, my client are aging more and we both recently start to use reading glasses... it is so amazing to see the house we build last time and how we end up to come back to the same place, we have lower the price much lower than before to suit the market needs, and the client expectation are much higher than before, customer tends to minimize their overall budget unlike what they did before. they are able to show us picture & picture of the design they want from their smart phone unlike 14 years ago that they expected us to draw them ideas, it is in fact a big changed but I'm still believing in creativity. Our design industries has been so affected by copying and implementing in life, true that it is making things easier but it's not what I want to see because designer do has its value. Let me prove to you with my sincere ability or i'll be too old to do it very soon.

Also careful of this.... HDB implement numbers of law recently, best example is to have all Hacker to have licensed to hack! Please check with your hacker to ensure that they have the physical license before engaging them to avoid unnecessary fine from HDB There are ID & contractors out there who "borrow" HDB permit from licensed contractor time to time, this month onwards, all application has to be acknowledge by house owner so if you have signed up with "A" company and yet the permit stated "B" company, please report to HDB immediately for clarification or you will be getting yourself into trouble... ID/contractor may have tell you that its company has a few company name to avoid GST or so, it maybe true but DO NOT believe it, ask your dominated HDB officer who is taking care of your Block to ensure you are doing the right thing: Dear Registered Holder From 1 Apr 2014, flat owners will be required to complete the acknowledgement form as part of the requirement for renovation application. HDB Registered Renovation Contractors (RRCs) will be required to attach a copy of this duly signed acknowledgement form during the online submission of renovation application to HDB. We would like to remind all RRCs that they are fully responsible and accountable for the renovation carried out in the HDB flats. Under Clauses 14 and 16 of the Terms of Registration of the HDB Registered Renovation Contractors’ Scheme (RRCS), there shall be no lending/assignment of the HDB renovation registration. HDB RRCs are not allowed to submit renovation application on behalf of any person or company who are not registered under the HDB RRCS. HDB will not hesitate to take punitive action against the errant renovation contractor. RRCs are required to be mindful of the need to comply with all rules, regulations, instructions and requirements of Competent Authorities (eg MOM, BCA, URA, FSSD, NEA, PUB, EMA etc) in relation to renovation in HDB flats and to take measures to ensure the safety of workers when carrying out renovation in HDB flats. In addition, RRCs are advised to adopt crime prevention measures against housebreaking and theft and ensure proper disposal of renovation debris/waste when carrying out renovation in HDB flats. They are the one who feed you & your family, without them you are not going to bring anything back to your family and I mean it! How do you treat one that are feeding your family?....simple say, be nice to them & complete the task given to you are the right attitude you should do to them
