Airwell For Inter-Terrace
MetalTab replied to prata's topic in Landed & Condo Private Properties Renovation Discussion
have to agree that air well will take up precious space and will not be worth your while. the skylight option above the stairs is a viable one if what you want is a brighter interior. Better air circulation can be attained with more ceiling fans. -
problem with water coming out from the taps are two-fold: (1) chlorine (2) rust. Chlorine is added to obviously kill bacteria. Rust because of the age-old pipes that carry the water to our homes. Whatever filter system that you purchase, do ask for proof that it will remove these two problems. Overtime, such continued consumption will be bad for our body. As I understand it, plates will not remove either. It's like boiling the tap water - the process will not remove chlorine; will not remove rust. And many of such makes and model are using this technology.

They just had a warehouse sale last Saturday. Not sure if they will continue this weekend. Look out for it. -
Avoid JTJ Builders - Danny Hew who ran into financial trouble and abandon my re-con project. Quite sway.... Looking how to move forward. Please find a reliable builder or you will kena headache... There's this builder Jason Chan from Studio 20. Seems honest and value for money... still contemplating... But you may want to meet up with him and you assess for yourself.

A&a Cost Estimate
MetalTab replied to sillbeers15's topic in Landed & Condo Private Properties Renovation Discussion
They will keep the quote at $650k and the types of material used will be specified. Note that this $650k excludes submissions, tiles, lights, wardrobe, cabinet, sanitary fixtures, water mixers. And all in, it would be $650k + $200k for a 3+roof terrace. If at any point I pull out, I will lose the $60k. Wonder if anyone has experienced this - pay about 10% before they start work... -
A&a Cost Estimate

This is just a ballpark figure, not a quotation. The builder wants me to put a $60k deposit before they start the archi drawings, and then the quotation will follow. -
A&a Cost Estimate
MetalTab replied to sillbeers15's topic in Landed & Condo Private Properties Renovation Discussion
Was quoted $650k for a recon from 2 sty to 3+roof terr. Excludes submission fees, all floor tiles and wall tiles. Was asked to place a 60k deposit fee to sign a contract for the team to start architecture design, layout planning, 3D drawings, and then the final quotation. The deposit will be accompanied with a list of what the $650k covers, just a general list of material used. Is this practice of a deposit fee before company starts work a common one? -
While shopping for fengshui packages, I think it is useful to ask: (1) what and how the FS master will be going about to do the job. (2) whether the solution would involve purchasing expensive items. The first point will give us a sense of the thoroughness the Fengshui master goes about to do the task. The second issue is important as it is pointless to go for the cheapest quote when the solution will involve buying thousands of dollars of items...

Thought that I should update this post. I truly can't believe that my younger son who was failing his first yr JC common test has actually out performed and scored 4 As for his H2s for the A levels. I'm still trying to get to terms his turnaround and believe that the fengshui adjustments have played a large part. Again just to share...

I have had experience in seeking feng shui consultation for my current rented home. Just like to share. Took me sometime to be convinced that we must be aligned with the elements in order for life to be smooth for the family members. The analyst came and she spent 2 hours in my house and then another 2 hours walking the neighbourhood. She then did a detailed debrief on what the combination of the house location/facing and the external environment meant to each member of my family. She then gave us instructions on what furniture we had to shift, changed bedrooms for my sons and the sleeping locations for my wife and I. There were other furniture items that had to be re-located, some specific set of colours that I had to get for certain sectors of the house. After that she left, and we started to move the furniture around, went to get some curtains, and other items. She then returned a week later to check and see if all was alright - another one hour with us. the strange thing is that before all these were happening, my elder son was faring poorly at school... he coundn't get into any university and he contemplated repeating or we had to dig into our pockets to send him overseas. He was also down because he couldn't get into OCS... Then after the feng shui analyst's advice and our adjustments, she told us straight in the face that my elder son's luck was changing. Within one month, we received news that my son had topped his company at the specialist school and he went on to OCS. Then a few months later, he was accepted into NTU after going through the same interview that he went through without success just a year ago. There were other interesting improvements in the family - younger son who was failing his 1st yr common tests; but has now gone into the 75th percentile. My relationship with my wife has also made tremendous improvements. Right now, we are looking to buy a house. And after we view it and like it, the 'drill' is to get the feng shui analyst to take a look. Done it 6 times and only one house was good for us. Another would be ok with adjustments. The rest failed... My 2cents contribution to this topic.

Keeping The Sun Out

Wow that sounds interesting! How much did you pay for them and how big were they? -
for rental, it's not difficult to draft the Tenancy Agreement and have it signed between landlord and tenant. And then have it stamped. I really don't see why we must employ an agent for rental... of course the agents have access to rental units/houses and also pool of prospective tenants. If you give yourself a bit of time, and price your unit reasonably, you should have no problems getting tenants. The other thing is to assess how reliable the tenant is (as you will want to avoid all the fuss of having to deal with late/non-rental payments; or fixing broken items etc etc). Give it a go, advertise it and gauge the response; do it yourself and you can save half month or a full month's worth of rent (depending on whether lease is one or two years). Good luck!

Garden In Landed House
MetalTab replied to leechaorui's topic in Landed & Condo Private Properties Renovation Discussion
just want to share... a gardener told me that I have put too much fertiliser and water to the garden - and hence the brown patches... He said I should be sparring in dishing out the fertiliser and only water the carpet grass when it does not rain; and to water it (only slightly)in the evening - never when it is hot. so looks like I was a tad over enthusiastic -
Garden In Landed House
MetalTab replied to leechaorui's topic in Landed & Condo Private Properties Renovation Discussion
engaged someone from classified ads. He used french carpet grass. My garden is about 260sf and it cost $650 for removal of previous garden filled with overgrown scrubs, laying sand, and laying the grass and planting a frangipanni tree (I bought the tree at $98 from World Farm). The more established companies have quoted in excess of $1k. One way I thought is to ask the company for their recent work and to then drive to those places to take a look... -
Garden In Landed House
MetalTab replied to leechaorui's topic in Landed & Condo Private Properties Renovation Discussion
gosh... returned from a short holiday and my carpet grass garden has so many brown patches can't be the lack of water as it's been raining daily and I've also got someone to water it on non-rain days... I 'fed' the garden with those granules of fertiliser for grass before I left... Does anyone have any similar experience or can advise me on what else I can do? Many thanks!
