PU=PVC=poly synthetic, meaning man-made. Real leather will expend over time, color will fade due to uv light. Tend to look "dry" and "dull" after sometimes. Poly synthetic leather's surface is much shiny, the surface's groove marks are as fine as human hairs, whearas real ones quite coarse. Poly synthetic will peel of and tear, the bonding between the thin film and base give way easily after some constant rubbing/sliding. Thin film peels off. Real leather also got full cow hide (full cow's skin, whole piece, more expiece), half cow hide (half the cow's skin), will not crack but tear (under great force)Apply cream constantly to restore look as well as to soften it.

So long as you tell the truth, where got conflict? Don't gong gong to leave the pty empty for nothing like me previously, better to leave the hdb empty. Or maximum the "longest" period for pte to be under reno, while quickly settle down tenents to move in to hdb. You can only "enjoy" 4% to the one where you stay. -
Out of curiousity, may i know any particular reasons to put these "brown" pebbles under sink? I have been to many nurseries over singapore, as "far" as to Tuas, CCK, Hougang, Katong, Thomson, Bedok north/sourth...saw many "grey" pebbles (real stone), also brown pebbles (but artificial, weight much lighter). Never see real brown pebbles (smooth curve surface right?). I see some brown stones along seasides which are rich in "iron" composites. I'm afraid you have to spray brown paint to ....

Jgal, u should attach more "conditions" of yr unit, so to pull more accurate opinions. Ex: yr of flat, fl, corner?, facing, fl area, etc. Also seemed to me most forumers here are the "young ones", views tend to skew left or right of a bell shape on issue like this. Those who can afford high COV are "old ones" and has "special reasons" to buy that particular unit. If yr unit is tokong & outshine the rest nearby, and considered by buyers as "hard to come by" type, which deserves more than 100K.(right timing with the right buyer) Tokong always associate with high fl, good view, no evening sun, winding, good school nearby, markets nearby,mrt, bus interchange, windows or door NS facing(only old birds know the "scret" of facing).......

Q1. IRAS wants $$$. Will "auto" charge 10% to the one with higher annual value. What you can do is show proof to IRAS the pte is "not fit for human stay"=under reno, to waive the tax for the time being. Q2. At same time, quickly change ic address or whatever to show that you're staying in pte, so pte=4%, hdb =10%. Need to write in to appeal. -

Not a specific one, got from NTUC, apply cream just to make the leather more flexible, less dried that's all. Don't be conned to buy those expensive one.

It's called "water mark" - somekind of fluid/liquid of thin layer "went" in to the tile. Difficult to remove liao, unless polishing. Can use very fine grinding stone (how fine?) mixed with plently of water, everyday hand grind a bit..... -
I very wary abt those nice voice & "sweet" stuff, after deal already, all the insects follow you, can't get away and need fire. You try cancel AMEX service & see. Easy to go in, difficult to come out! Took me almost abt 2 years to completely chop them off, with a single letter. I even volunteer my name to be included in their blacklist.

Wow lao, did not read my previous posts. Can sell from 31/12/2010 onwards, but not intended to, reno ~$90k + everyday can see reservoir's water + sea water + little mountains + cars+ mrt train+ ships+aeroplanes+feel the winds. Though 31 yr old already, I "chopped" the unit by paying 5K immediately last Aug. Another 9 more yrs will have limited pool of buyers, intend to pass down to next gen, provided they're filial, yet to see. Fully redeem 80k is a piece of cake (I'm not hou lian)for me, the worthy considering factor is whether to use cpf or cash. Look like you are in financial trade, liking the marginal % difference very much, true enough, it does make some difference. I'm transparent enought but some time could be as KL as a blk of wood just due to 5 cents difference. Fully redemption is just to have a peace of mind to sleep well at nights, much better than similing in dream tonight and keep working like cow the next day. I don't believe in investment in good beds, cos everywhere is my bed., so long as i could sleep. Paying cash to HDB which i don't intend to sell meaning "cash stuck"=give cash to next gen. I prefer to "enjoy" the benifits which cash can offer me now, I work like cow for the past 25 yrs (Therat only 19 yrs)already. The buying of TG (itchyness, ran into tiger, etc is true)is to let her have some peace of mind (so not having dreaming scenes of how I fight with the big tiger), park $ there to earn "interest", interest payout is not immediate but "loyalty" pays via appreciation. I could have just parked the $ to get a pte resale, rent it out, making sure rental > mnth instalment.....after sometimes, sell away. Why I don't do that? Resales are at peak, plenty room for price to soften, but not for developers to act likewise. Chime la? -
Suggest you to "soak" the stone by putting wet cloth on top, may take a few days or wks. Hope by fluid diffusion, to "suck/transfer" those denser part to the cloth.

2017 + 2 then = 55 lar, january. Quite "far" to project, accuracy in double. Plan is one thing, actual happening is another, but got plan better than no plan. I take in yr advise seriously, actually already more or less done.
