  1. Is it really fair to those who sold away their flats way before march 2010, and thereafter getting a flat but found themselves subjected to return 50% of cash proceed to cpf account? I think our dear minister's body is itchy, need some scratching. He siad those words very cheem which I, ah pek, don't understand abt "fairness" and "making a lot of money". What exactly he was trying to signal? Why don't put this rule subject to only those who sold after Mar 2010, his body is really itchy? isn't it? Wonderful part is got ppls want to scratch for him untill he bleed. If he dares to change the rules to those taking bankloan, sure die flat flat immediately, need not to wait till GE.
  2. Thanks for the inputs, yet, I'm aiming at "good" locations, eg especially mrt, good schools, bus interchange. As well as location not important (keep) My real concerns are: (there is a saying on holding bird on palms: queeze too hard will die, don't squeeze will fly) - Park ~300K till construction foundation lay, say end 2011 when 10% progressive starts, intestest gone = 5%x300kx1/12 = ~15k - If buy existing (say 800~900K) and rent out, say till end 2011, at 2 ~2.5k/mnth for 12 months = 24K ~30k. 1. Price appreciation (jan 2011 ~ jan 2014): L99 resale(13 yr old upon selling, at jan 2014) vs L99 new (jan 2014 top). 1.1. L99 resale: (+24K+appraciation), L99new: (-15K+appriciation) Question in doubt: Look like buying L99 resale is better? L99 resale(10yr old) now price seems skew hight, 3 yr after? 1.2 Risk factor - whether appre or depre, 3 yr after? I think must study recorded price trend for L99 with 10yr old. But more new L99 on the way, recorded data trend follows? 2. Age catching up, prefer one can watch stars at night and can do gardening at days. Location no longer important. Now where got cheap cheap ones, east area, FH. 1 ~ 1.6mil.

  11. Got pay daily "rental" fee for protective cushion installed within lift? Some floorings need you to put carpet or plywood sheet.
  12. Whole flat sublet is easier, now "common room" only - is a give & take kind of thing. Too calculative can shorten life.

  17. Night is ONLY good for observing the stars, provided no cloud, best at terrace roof. House audit at night no good, the "chi" ambience is completely different, easily get wrong observation hence conclusion, somemore portable light. The beginning already sound no good, change date pls. Watch out basement carpark- Geylang river just next to it, observe any water slippage crack! Chew design got many gangster-look figures, eyes looked at my wife without blinking !   18. Thirsty hippon is drying agent, can "absorbe" the smell for a period of time & effect is temporary only. Same thing for vinegar = this smell overides another smell, effect is temporary. Ventilation is the key. My mil leave open all cabinet doors open for a few hrs with a week, usually on sunday night.

  21. Points to add: 1. Unless, at first, owner "partial sublet" to the coupler. Owner submits application form w/ biodata of coupler. 2. Coupler find "subtenants". Coupler has no authority to submit application, owner must submit "subtenants" biodata and be responsible of the true identity of subtenants. Who collect rental and amount is private settlement. 3. Maximum occupants allowed: 1-2rm = 4ppl, 3 rm=6ppl, 4-5rm=9ppl.
  22. If I like the unit and found agent "block" my info. I would go direct to seller pay him COV he asks for + 1% comm! And ask the agent to eat S H I T and die!
  23. Buy WD40, do hand on. Singapore's full of this sort of manager & company, with one MORE, or one LESS, will not change the business operating atmosphere. Take it as a lesson, bite the bullet & fasten the belt. I've bite too many bullets & the belt already used till torn! Recognite one fact: Pay peanuts, get moneys only. Tazen wouldn't take your peanuts unless in economic recession.
  24. Believed you're not just passing out from school, but then why still ask this "silly" question? If you were agent represent both, what & how would you do? Money first? future potential customer first by perception? "Can click" personalities first? "See face" first? Who engage him/her first? Only buyer can protect himself, under all situations. Agents are just merely "acting on order", has little or no legitimate power on pricing, however their position allow them to manipulate pricing by "blocking or twisting" the information flow by putting up acting. So, if one really likes the unit, get direct to owner for negotiation and ask agent stand aside & just see, unless owner doesn't want to talk to you. Anyway, I 100% will not buy property from owner who does not want to talk to me.
  25. Sublet, sub-sublet, sub-sub-sublet is not an issue: Real issues are: 1. HDB has rule that certain types of unit can accommodate certain number of tenants, cannot exceed the allowable number. 2. It is owner's responsibility to make sure the valid indentity of all tenants and make known to HDB. 3. If you are one of the tenants, and see another tenant brings in some "subtenant" - report to owner immediate to fight for your privacy/use of resources within unit.....or, even report to hdb directly if found "fishy".
