My long standing financial partner(UOB)triggered the first bullet - launch 50 yr mortgage loan for both private and hdb. Other "creative" ones will follow suit. Who win, who lose, or all get killed? Why gov allows this? Effects? Remind me of japan's "2 generation" mortgage loan system. May I have yr views, pls.

Aiyo, response indicates you seem more "lau jiao"- has "blended" into real world for some time, realising the importance of "situational" realities, it depends.. it is contingency approach. You know, at times, an "apple" doesn't mean an apple, it could mean an "orange" to others. You know the existence of "meaning" and "meaningless" of objects/things/concepts in real world as long as human is concerned/invovled. You are between modernist and symbolic-interpretivist. Appreciate your response which tells you hold a modernism perspective towards real world. To modernist, cos the tree and sound are real and can be measured, therefore it doesn't matter whether anyone is there to experience the tree falling or not. To translate into organsation/communities circles behaviour, it simply means modernists tend to find universal laws, methods and techniques of organisation and control, they favor rational structures, rules, standardised procedures and routine practices. They believed "objectively" real entities operating in real world. When org/comm are well-designed and managed, they are systems of decision and action driven by norms of rationality, efficiency and effectiveness for stated purpose. Do our orgs/comm really behave in a "rational" ways, especially when more than one human interact with another??? My view is ONLY programmed machines behaved in "rational" ways. I'm not saying you are a machine, there are more "answers" to the question. Anyone? No harm trying?

Residential Property mkt now like a platter of good cherries, cherry picking can be done easily anywhere without problem with current situation of commercial interest rates lower than the risk-free interest rate. Problem is whether will this cherry remains "fresh", attractive, last and appreciate than other platter of cherries on par. Homework and guts definitely needed.

Don't like that leh. To me, the above is a typical reactive response, instead of a proactive one. "Hardworking" is only one of the many ways and means towards making success which most often than not ppls measure it in a tangible way. Learn-is the only way (modernism school of thought)to increase one's power/capacity of earning. No new learning, individual remains at same spot. Commit- is a human internal struggle stuff that he sets his targets and "lock-in". Achieve liao, set new higher targets or remain at same, all up to his free will subjects to the environmental conditions he is in..... Do- apply what one's learned, model it, perfect it. And repeat. Hamper present, sharpen the saw....., are all under "learn". Still need "commit" and "do" to make things happen. Never "do" it will never get thing done or make things happened. Eg, if one wants to learn swimming by merely super hardworking by reading the "swimming instruction text book", reach to a stage whereby he can read/spell every words "inside out" and "outside in", BUT and AND never step into a swimming pool, I'm 100% sure to tell u he can't swim. There are DEFINITELY many "unfair" things happen ard us, simply we cannot CONTROL them, or put it in a much easier way of understanding: "These things fall outside our influence circles". Those things that happened fall outside our influence, we termed it as "fate", "destiny", "luck". In real world, I've seen/encountered many ppls, even things/situations are within their control/influence, they "simply" ignore, or perhaps they don't even possess the knowledge of realising it and do not exercise their control/influence properly, and let some "unfair" things happen. Bro, we exist in a world full of uncertainties and helplessness, as if our body drifting in ocean to nowhere. The moment we see and realise a float or tree trunk come near, should quickly grab it thus increasing chance for survival(or wealth in another way). "Learn" enhances one's ability to "see and realise". See not and realise not confirmed at end of the day, ended with "unfair", "unlucky", or "unfortunate". Read my words carefully, yes to this doesn't mean no to that. Before I close this "supper lorsoh" writing, i pose a question, all are welcome to give opinions: If a tree falls in a forest and no one is there to hear it, does it make a sound?

Almost 3 yrs ago, i bought a "rollable" solar film, R-28, from jet hobby, cost me $579. It produce 28 watt, can be rolled out, measured abt 2 meter by 0.4 meter. I use that to charge up those lithium polymer batteries that I used for flying RC plans. After the "enthusiastic" period, now the panel is "cool storaged" in my storeroom. ONLY after a few days of usage, i accidentally dropped the charger onto floor, its glass solar panel said bye bye to me. I wrote in a fierce and strong recommendation to DINODIRECT to change all its range of glass solar panel to plastic or equivalent which can stand the drop test. Now I understand why steve Job insisted "no plastic part" outside the 4S. -

On grid or off grid that you want? 1. On grid meaning sunny days you sell power to power grid with all the sophicated metering and sofeware that do the work. At night, you buy electricity from power grid. No dc storage battery involved. Powerone is the leader in this field in Singapore NOW, they are "experimenting" with HDB at punggol new town. Basically u need: - "flexible" photo-voltaic panels, which can collect maximum sun-power during sun rse till sun set. If yr total installed panels could collect ONLY "half" and less of the maximum possible, forget the idea. Meaning, efficiency of panels usage = 50%. Once this source is 50%, the "downstream" "workers" will be working at 50% and less usage rate. - individual inverters of various sizes like 5kva, 10kva...can be connected in parallel to increase capacity. Sell MORE to power grid. - Tokong metering and software to do the power-selling calculation job. Bear this in mind, power grid must agree to the formular and, in case, you sway sway, your inverters cause a short circuit or glitchs to the commercial power lines. Power grid reserves rights to sue u for damage/compensation. Find out the $ rate of WH, calculate HOW MUCH you can sell per day of 12 hr maximum production (area, panel count)then do a breakdown analysis with risj-free of damaging power grid property, you will find out....BETTER SCRAP THE IDEA OF INSTALLING SUCH AT HOME. 2. Off grid needs DC solar battery - this configuration means for equipment which need to work 24hr/day to maximise its yield. Sunny days, pannels produce the "up & down" voltages to "voltage regulators" which charge up the storage battory. During cloudy days or days without sunlight, battery keep discharging... This config is BEST to be installed in unmanned locations whereby the equipment run 24hr/day. You need - solar panel - voltage regulator, - DC storage battery bank, not cheap, depending on design life, daily DOD. This is a consumable item in this config, need to be replace at some time-interval. - inverters Indonesia Telkomsel, Malaysia BP, use a lots of such config in many remote areas. Remember, "unmanned" also mean "harsh" environmental conditions. -

Allow me to put it plain by example. You see ppl sawing logs to@forth very hardworking, say 2 logs in an hour. But u also see ppl saw 10 logs within an hours, not the strength that matter most, it I'd the saw. Sharpen your saw! At all time! How? Learn, commit, do. Learn, commit and do and repeat! Sound simple? But i can tell u it is not easy. It is the same as: common doesn't mean normal. Tell me how much u understand this.

Those that I said are unexpressed yet practicale rules which keeps the agents surviving. These rules definitely can not be pen down in CEA manual, common sense right? Manuals always write "customers pay your salary", and NEVER pen down HOW. Why huh? A sucessful agent MUST practice and perfect the KICKING skill(of course in a win/win way- the one being kicked doesn't feel being kicked)to get rid of ants and KEEP only the cows and bees WHO CAN produce milk and honey. - These are the group of customers who could pay your salary!, understand now?

I second u. Youngsters these days don't believe in loyalty and friendship, but only "partnership". They believe in "diversification techniques" which they learnt in sch, to maximise personal interests and gains meanwhile exploiting those around, as if they are king, the only winner. They prefer win/lose situations, to show off their "strength" and face, they never give a win/win a consideration, what/where went wrong? The school did not teach them that lot of kneeling will keep oneself in good standing.

I've explained many time, I make it a pt that this is the last. FS simply follows laws of nature. Science is a study of laws of nature. Genuine fsms who know the working principles of such laws, simply "make use" of such laws, to "improve" lives. "Improve" this may become an "obstruction" to another, or what we call :at the expense of..... Putting stones here & there in "wealth" spot within a house, the most creating the "decoration effect", HOW to generate revenue/wealth? Actually it increases risk... Bro, I urge you to adopt a broader perspective looking at things on this planet, by gaining more knowledge, put such into use, become skill and provide useful service thereafter. -

If fs, as discussed most here, is what a matter of paying fsm to do "something"-once and for all, I can garanteed you, everybody HUAT laio. Pointer#1 Price behaviour in pty mkt, unlike the same in stock mkt. Pty price regulate much slower than....it takes time (years) to really have the right sentiment to know the turning points. Jumping into "rental" while monitoring stage is not wise (simply u don't know how long it would stay up, flat, or down) Wise to be a "FARMER" at this stage. Cash outlay by renting weaken your purchasing power in the future, common sense right?. Pointer#2 How/what/where to monitor for "buy" decision to be made? HDB, URA, SLA, developers.... $psf? district? L99, FH? COV? Resale? New? So many..., you need to narrow down your "target" for effectiveness and efficiency. Pointer#3 A real "hunter" usually backed with vast resources (I call it hidden agenda).They have been "farmers" before. They can afford to have "modern" life-style choices. Pointer#4 My personal "sentiment" in pty mkt, as at present, are: - Would see a general surplus in supply of completed residential units, starting 1Q 2013. Buying sentiment "soften" then. - Ppls(upgraders + investors)NOW stay sideline monitoring. - More developers would come with more "sweeteners" to woo the "bees". - Most young "professionals" turn to ECs. - More >35yo single come into HDB resale. - Europe credit crisis could be worsen anytime. - More "angmors" will be seen in Singapore/HDB. - The "invisible hand" would anytime, come to "stir" the pty mkt.
