Has only 14 days to exercise OTP. Meaning has 14 days to settle valuation + loan amount approval. 2. Start from OTP exercise date, within 14 days must pay stamp duty fee, cash first, can "redeem" from cpf later. 3. Remaining 20% (cash or cpf)(10% +20%+70%)to be paid "upon completion". Bear in mind, cpf usually takes 2 weeks to process. Pte banks to lawyer usually 3 days. Meaning that seller must be able to get 90% (70% from bank loan, 20% from cash/cpf) upon completion date. 4. There are some misc fees as well, ie maintenance fee, property tax,...etc, etc must be paid upon completion. Otherwise "completion" can not be completed.

  9. Comparatively, Singapore property is much cheaper than the similar nature in Taiwan, HK, Japan, some cities in China, some cities in India, Jarkatar, etc etc if you make a study. MBT keeps mentioning homes in Singapore are affordable. As long as price index for respective zones is kept within +10%yoy, (cpi 4.5% already making noise!) gov will "let the mkt does the job".   10. The developer will not entertain the 2nd & subsequent owner, even within so-called liability period. Under S&P, the warranty is established between 1st owner & developer. In other words, warranty voids automatically as long as there is a ownership transfer from 1st owner to another. Resale pte property buyer must be aware of this. Under MCST, MC is responsible for "common property" only. Yoongf is correct.

  13. 1. Pte property selling, mkt norm is 1%(of selling price)+gst to agent. Pls take note: buyer needs not to pay comm to agent for pte property. You can sign exclusive contract with agent, comm will be 2%+gst. Exclusive contract meaning "the one and the only one" you appoint him/her (one party) to sell, contract usually valids for 3 months and "auto-renew". Read all cluses before signing up. Wise to add another 10% of your intended selling price, and put this figure in the contract. 2. Hdb resale - 1%(of valuation + cov). Wise to do own searching and do "walk in" without agent first, then engage seller agent's recommended agent as your agent.

For brand new pte properties(EC applicable) that are under construction and bought directly from developer, it will be 5% booking fee (cash), 15% downpayment(5% cash+ 10% cpf/cash) (within 8 wk), then 10% upon completion of ground breaking. Remaining 70% can be by bank loan. 2. For brand new properties (Ec applicable) that have been completed and bought directly from developer, it will be 5% booking fee, 25% (5% cash + 20% cash/cpf) within 8 weeks. 70% bankloan. 3. For private resale(EC applicable)properties, it will be 1% option fee + 9% exercise fee(within 21 or 28 days after option fee, sorry can't recall properly). This is to be settled in cash. The remaining 20% can be cash/cpf. 70% bankloan. These 20% +70% has to be done a a wk or 2 before completion day, so seller can receive cheque from lawyer on completion. Hope pt 3 answer yr query. Stamp fee can be cpf (new or resale) however, must pay in cash first then reimburse back from cpf board. The worrying part for arranging bankloan is the time limited (21 days or 28 days) + banks' valuation on the property.

Monthly instalment -342 2. Monthly fuel - 320 3. Insurance - 789, /12 = 66 4. Rd Tax - 682,/12 = 57 5. Parking (hdb, erp, coupon)- 150 6. Maintenance (eng oil, brake, battery, tire..)- 70 Totol(monthly) =1,005 = $33.5/per day Mine + wife combin income slightly >10K, say take as 10K. 1. Housing - $370/10000 = 3.7% 2. Car = 1005/10000 = 10.1% 3. Saving ~ 2-3K (cash), excl personal insurance.... 4. All expenses So, 10% to 15% of income on car is "quite normal", unless is "performance car" which the insurance is abt 3K/yr, = 250/monthly. - Mah BT's 35%-40% on housing, to me is too much at present.

  23. You need evidences to prove the fault lies with HDB. - Those older flat like mine (32 yr) has nothing "protruding" out on top of windows. After downpour, observed that pool of water collected at horizontal edges of epoxy window frames. Sometimes the poll of water over flow and "come in". - What I did was to hammer the horizontal frame bend slight outward, so there is no chance of "collection" of rain water. Observe and find out what's wrong first before alarming TC.
