From history angle, young ones are more bold, like to challenge the limits and wanting to break the record, while doing so, steping into underground mines and start sending SOS signals. Can understand, have been "young" before. Respect needs to be earned and it takes time. Likewise while claiming one's rights, make sure one's responsibilities and obligation to be fulfilled first. In a queing society, responsibility is to join the queue at the back and wait for one's turn, cutting q and claiming to be "creative" and shouting for rights is like Dr CSC......... -

Swee ! Simply put it: Wiki does not understand the rules of game. HDB web already puts it SUPER CLEARLY that revaluation needs seller's permission....., & revaluation to be done before resale application submission, & revaluation report takes 2 weeks "to cook". Young ppl nowaday like to talk abt rights and forget their duties, why like that? -
Got 2 plazas le, 66 storey not tall enough. Have been to roof top once. Should stand on roof, ask someone, take a 12mega pixel shot, far far away. Send picture for plotting at A2 size, dry & laminate it. Bedok reservoir rd, blk 740, ground floor, got one "old" stationary shop, got this plotter and service.

You have reminded me of a poster I saw in army camp, when i was doing NS in 1987, it reads: "a woman of 6 inch tongue can kill a man of 6 feet tall". -
Banks' mortgage loan is always customised "behind the scene" with taker's basic requirement(amount, tenure, fix or variables), financial ability, liabilities, age, creditibility, property resale liquidity, etc being taken into consideration and become "transparent" to taker. That is to say, very negotiable, especially true when amount is big, longstanding relationship with good payment record..... The "core problem" of banks are due to business natures, they must be kiasu & kiasi, ie more willing to lent u umbrella in sunny days, & will take back the umbrella in rainny days. They have quite lots of "standard procedures" to follow yet do not want to loss big, creditable clients. You must show your "proven track records" to convince them to lent more and at cheaper rate. I always convince wife to "stick back" with UOB, regardless how much I love/hate them, just to maintain the "proven track records" there for them to see in case of needs (That was why loyalty & creditibility are important in banking industry). Now you might not be able to comprehen what I say, when you need it, you'll know. So, my advise is as far as you could, keep your records with a bank or 2, take time to earn the loyalty & creditibility. Same principle applies, in life, for many other issue: friendship, Interiorl Designer, business partnership, husand-wife...... Do not just see and pick a candy in front, though very tempting, and dilute the efforts you have accumulated, loyalty & accreditibility take time and worth you to ignor the candy in front. Younger generation like to pick candy. This is likes the monkeys, 7bananas and a farmer story. I think I really old already & grumble all these, pardon me, pls.

Wah lau, how come u same as my wife, just look and write cheque. I study, make calls, site survey + "site interview", went sites few rounds at different time to feel the difference....key in spreadsheet, create formular, use compass, see directions, feel the wind flow, so many le. Really not just "look" or "study", must "feel" and trust the judgement. -

Each loan is for a specify target/purpose. Say one has 2 loans (reno loan + mortgage loan, under same bank), now "combine" together ? Unless the bank is yr father's. I like & hate UOB so much that I alway remember them but they keep forgetting me, then later say sorry (anyway sorry is foc, can say a thousand times also never mind).

The Hutton agency's director kept talking to me abt flipping, even showed me otp doc for those units he flip clients. "encouraged" me to get mickeymouse unit to flip. Asked him to fly kite, don't keep talking abt flipping. I just wanted to know among 82, how many has been sold! Info not transparent!. Bopiah, I just fall in love with that plot of land. Lorong Chuan(Scala) will be another hot cake, similar to Optima. -

Ya lor, my present "standard" with ~ $200K, can make ~$36,000 within a year in stk mkt. Against my principles to rent out "new" unit. 850sqf not that easy to flip, mickeymouse much more easy. Use this ratio as base, duty+5%+20% =$225,290. After 1 year, must get at least $36k++ as profit may be + a few more$k for my own consultation fee ("fisherman" fee). -

Typo error, is ~June 2014. Possibilities 1. Flip, need to pay selling stamp duty & brokerage. Haig162 oversubscribed, balloting, within 2 hrs all sold. All mickeymouse units, many "flipping" here & there. Siao liao. 2. >1y sell away before completion of fundation work, 20% "stuck" there for >1 yr, quite "costly", make sure include interest incurred when sell. 3. Rental-Siao ah, might as well get existing resale, get rental yields immediately. 4. Own stay a while then sell, or rent out existing hdb 5rm, must appeal property tax swop, quite sian. -

Thank for the explaination. Booked one today, 6/512 share. 850sqf=1.03mil F/H, 82 units, 2 blocks 5 storey, each 41 units, ground level carpark, lap pool, gsy,bbq pits.TOP ~june 2014 560sqf=722k 1247sqf ph =1.42mil 1389sqf ph=1.51mil I like the plot of land cos at corner, not "in between", no "cramp" feeling . Behind plot are those 2~3 storey landed. There is a 6 storey malaca hotel in front. I choose corner unit, pool view near still rd, morning sun. Door-Balcony N-S facing. -

Not to pour "cold water", experience tells always to standby "worst scenerior", able one to "stand firm & absorbe the shock" in case it really crashes head-on. The more "promises" a ppl makes, the more one should be wary of, likely all will become "empty promises", anyway, it is free of charge. Get him prepare you reno schedule chart, put 10% late delivery liquidated damage/per day clause some where, need not a single promise,just sign. When "no problem", all agents are super nice, can talk "all day-long" in coffee shop from shop opens till closes. When situations come, will propose you "this & that" till you get angry and agreed. It is good to seek "2nd opinion", but you should be the one to make final discretion. All these years, have been practising/perfecting the fishing skills. Try catching whatever fish as I like as & when, instead of asking ppl for fish. Hungry, then need to ask for fish again. There is nothing to be happy or sad about, in fact, cos under the sun there is no new things. Today paid 5% for a $1mil "goose" in Tivoli Grande, 2 forumers asked me why so "fast hand fast leg", I did not reply then. Here is the answer; I bought the 1st pte "golden goose" in July 2005, now July 2010 - just easy to remember. Xia xia ne, I initially thought it is France...now Italy + German + gamma ray. Actual site still not vacant, still got ppls stay there. I "interviewed" 2 residents there, confirmed they are asked to vacant by Oct 2010. Also confirmed Koon Seng rd traffic quite conjected (to still rd) cos of the girls school. No monet to buy those in D9, D10, D11, so bopian, compromised a bit and take D15. On lah, will receive lawyer letter soon. Now VVIP price hor, when public launch expect 5%-7% increase. -

When paying respect to my late parents in CCK during Ching Ming, always see many ppl "asked their late parents/grand parents" for 4Ds or toto. I told my brothers & sisters, the spirits cannot rest in peace and have to "fight" underground for position #1,2, 3. Elsewhere within Singapore, at the sametime, also got the "underground fighting", like worldcup, 1st, 2nd round, semi final, then Champion. The champion with all blood over the body, sigh. Bro, since you posted twice without response, let me kick start to explain my understanding, don't fall from chair: Perverse refers to of a person who knows wrong doing but continue to do it UNRESONABLY. Incentive = somekind/form of encouragement to make one to do it to a greater height. 2 words combined: Consciously knew it is "wrong" but still doing it, and do it in a "more shiong" manner due to presence of "reward" encouragement. Such actions/behaviour why defined as "wrong"? It is ok to link the 2nd HDB loan amount to the proceeds gained from previous flat. Question is the policy makes should effect the "now", and "future", not "past". His "past" is itchy, needs someone to scratch to release the itch or till bleed? -

"palm tree" is a general term , there are many species under this "palm trees". Coconut tree is one of them. Palm trees need strong sunlight to make leaves green. The one in picture, skinny, yellowish leaves, leaves will turn brown, dry and mati soon. Leafy plants consume also "lot of water", 2 days, indoor, without water, leaves tips pointing downward. If possible, get giant cacti with one or 2 tall stems, surrounded by others cacti in cluster form. Super long life, if you know how to take care, can go for holiday without worrying watering. Low CG, put pebbles. One of the palm tree - call "Iron tree" in chinese, or "west tiger" nickname, not bad too. Stem quite big..., see whether you can wait till it gives flower. Then President Wee KW had one at home. Go to T3, or Botani garden one round, will give you some ideas. -

Precisely. Protecting flooring is not a real concern here. Repotting, weight of plant (2nd floor's max withstanding load pressure, 20N/sqm ?), drainage, lighting, cleaning...etc, all these "must in mind" before going ahead, "how to do" is another technical question - I taught both my children to "hand on" many things, so to gain "experience", thus gain confidence. Experience & confidence are always linked together. One with strong confidence & face setbacks will not give up so easily, but carry on till the end. Many-leaf plants have "big" roots, avoid these. -

Web put $7xxpsf....actually $1000psf up. -1+1S, 560sf at $722,000 -2+1S, 850sf at$1,00,3000 -2+1PH, 1249sf at $1,423,000 -3+1PH, 1389sf at $1,514,000 VVIP already 2wk. All small units already bye bye.
