  9. hi tea, that's my understanding too... Unless sellers remove their aircon & leave the buyers with one big lobang in the middle of the living rm, else its buy as it is.
  10. i checked with hdb before we got our resale flat, hdb's reply is the same as stated in their otp.. buy in 'as-in' condition. A case of willing buyers willing sellers, so hdb's advice is to accept the condition as it is BEFORE placing any deposit. u have no recourse to request sellers to do repairs for u as even hdb also wun side u.
  11. hi gbn2377, oh ya, lawyer charges abt $2k (can pay by cpf) & bank subsidised us 0.4% of loan amount for legal fees. u found a flat already? actually all these qns can be clarifed thru ur housing agent.. they should know the procedures/payments etc very well.
  12. hi then for sure u need to take bank loan & MUST pay this 5% cash.. i know this for sure coz we also took bank loan for our hdb, we need to pay 5% cash 10days before 2nd appt. u can call any banker & confirm wif them.
  13. hi it is bought as a 'as-in' condition. it's stated very clearly in the HDB's option to purchase form too. u cant really request owner to fix up all the defects for you as its an old hse (hence resale) not new hse so u must be willing to accept its present condition before placing your deposit in the 1st place. from what i know the final inspection is merely a formality... and since final inspection is done before 2nd appt, all your monies would have been paid up..
  14. Hi, take hdb loan can use 10% cpf, no need cash. but if not eligible for hdb loan, means take bank loan then need to fork out the 5% cash. Stamp duty abt 2.8k ( can use cpf) COV must use cash.
