  7. I know the procedure for valuation...I'm an Agent The trouble I mentioned has nothing to do with the process of getting another valuation, the trouble may start after you get the new valuation. Like what the others have mentioned, if the valuation is lower would you pay more COV? If the valuation is higher, there is a good chance Seller will ask for the new valuation + the same COV from you In every home purchase on the date of completion there will always be one party happier than the other, why? because it takes time for the transaction to complete (especially HDB transactions), after 2-3months prices would have changed, either the Seller benefit or the Buyer benefit....price go up Buyer happy, price go down Seller happy...this is inevitable... If let's say the Seller allow you to do another valuation, after that valuation...maybe you find out you can get yet another valuation at higher price, are you going to do another valuation?
  8. Yes, valuation maybe more...but I feel you should just go through with your original agreement...doing a revaluation can lead to a whole lot of trouble.

  10. Welcome Valuation does increase, but it is more gradual.... I have seen many units nicely renovated but the valuation obtained is just slightly more than units that are not renovated in the same area, so I don't see any point in renovating in the hope of increasing valuation.... I have a client facing problem with the new rule, she sold her flat 5-years ago due to divorce, been renting rooms since the sale...recently decided to buy a 3-room flat with her daughter but HDB requested them to use quite a substantial amount of the previous sales proceeds in the purchase to get her 2nd loan. They are not rich folks, I have written an appeal letter to HDB, still waiting for their reply (been 1 week) Hope HDB can really go through case-by-case and give them some alternative, whether reduction in loan amount or even pay in installments...I feel this new rule hits divorcees really hard...

This is why Agents always try to sign an exclusive, no exclusive can equal working for free...as I have experience many times, sometimes seller has valid reasons I accept and move-on, other times sellers just don't want to pay... If Agent do something wrong Client can complain to various bodies... but if Client refuse to honor a verbal agreement, there is nothing an Agent can do...
  15. Hi, If you have already decided to sell, like all the others have replied you can get a proper valuation done through HDB. If you are unsure whether to sell or not & want to save the $180 for valuation, you can just find out the valuation of the surrounding flats around yours...the valuation is usually quite similar, renovation only plays a small part in valuations...

Clauses in the TA can be amended as long as both Landlord and Tenant are agreeable, currently different real estate agencies have their own TAs..clauses may vary across agencies, I believe TAs may be standardized in future by regulation. To play it safe, do not proceed with any purchase/renovation/installation before the TA is signed.... I have had Tenants change their minds the very morning that we are supposed to sign the TA. Hope you can find a good Tenant
