  4. My parents are currently staying in old teban flat kena sers. awaiting new flat also in teban. both high floor. very very windy. During heavy rain thunder u have to close all the windows. Trust me u will coz of the strong window vibrations. Becareful of which facing u choose.(west sun) very nice place and good location. Only problem infested with bangalas from nearby dormitory. If u have a good que number why not choose the 2nd highest floor ? safer
  5. Hi my old system 3 ac in resale unit have kaput. Now the prob all the trunking behind built in wardrobes. If I wan re-run new trunking will be ugly. Anyone face this before? Advice needed thanks!!

  8. Luckily i bought mine but i think is unhealthy if it is keep going up like rocket I rather it maintain or even down abit. So everyone can afford a roof. quite a number are realy being priced out.
  9. each time media inform hdb price index up..cov prices in famous property website increases also...how to expect cov to go down..some are commanding ridiculuos cov for bigger unit even up to 150k.

  13. i guess its really tough to escape buyer agent fee. I sold my own house that time without paying agent fee, but when i tried to buy one without agent it was really tough n not sensible also. here is the reasons why 1. when call for viewing agents always say unit already cobroked. 2. when call direct seller agents always quoted very high cov when mentioned i am diy buyer. I finally bought a unit at a lower cov thru direct seller agent even when there was much higher cov offered from others, The savings was much higher than the comm even if i had diy myself. Seller agent mostly hv control over the unit.
  14. hi reiki I guess they never approach u coz u never gated the recess. My previous owner like the rest who bought and gated have been told to boxed. Everything will be foc. juz that the recess area will shrink coz of the concrete boxing and another door infront of the main door. If we choose not to accept this proposal now later when scdf fire safety inspect we have to do it at our own cost! This requirement is due to the fact that lift lobby is soon coming up near our unit. So now i am thinking of removing the gate and do another flooring. Thus can escape the concrete box up

  16. guess will be cpf withdrawal problem or bank loan issues if yr future buyer is taking a bank loan. bank tenure will be shorter and higher monthly instalments. Given a chance rather look around m sure slightly younger flats available
  17. if u really like the unit juz pay the comm. scenario is like direct buyer asking price 10k cov. cobroke buyer 25k cov. direct buyer not willing to pay any comm 30k cov, this is if the unit very sellable. if u get a unit juz like that by not paying any comm u have to worry why it comes so easy,,,regards

  19. hi evryone my unit recess area was bought and gated by previos owner. now new lift is coming and hdb want ask to remove the gate. They going to box up with wall and install a fire rated door in front of my existing main door FOC. however i m not keen coz as it will darken my house. but no choice as it is fire safety requirement. now i m going to have 2 doors in less than 1 meter apart . going to be awkward
  20. prices t0o high for new flats. some owners have already engaged agents who advertises 3room- 460k 4 room 680k for those sers unit. if can sell and pocket the huge $$ and move j east. 4room500k clementi (85-92)sqm. 5room (118-135)sqm 500k jurong east juz one stop away. older but with recent annoucment for j east the price appreciation most likely better in coming years. Again this option is only for those having the luxury to move from clementi or no strings attahced to clemnti regards
  21. 450?thats below market price. the lowest i got is 500. The reason i get 750 coz my common toilet fully used by this tenant couple only. Also no restriction on cooking like most landlords.the husband also working very nearby and their urgency.factors
  22. I have rented my common room in jurong east for 750d to a couple. full furnished without a/c. actually it really boils down to the demand in particular area.I also heard someone renting masterroom at 1k in same area.
