  6. Way too many. Initially we thought we will be flexible with location but after some viewings, had to limit to a neighborhood that we prefer. Took us about 4 months with multiple agents before we settled the unit we loved.
  7. Sometimes COV just comes down to how much u like the place. I initially thought of not paying anything more than 40k but after about 4 months of viewing, finally paid well over 60k for a unit that both me n my missus really love. It was a unit in pretty bad shape in our opinion n had to throw in another chunk for Reno. That was over half year ago. Now we moved in, really love it. Guess if its for own stay n not viewed as a form of investment, then you'll just pay what u think its worth, n if u really like it, then nothing is too much.
  8. Yes that's correct. I pretty much acted like a dog and brought my nose up close to the samples from the different suppliers. Could not detect any hint of rubber smell from Evorich samples, even the big planks.
  9. Hi all, Just to add. Recently just installed Evorich high end resilient tiles (vinyl tiles) in my resale flat. Yes the price is not cheap compared to say laminated wood flooring but I feel the quality is there (100% waterproof). Also the hollow sound is much less compared to laminate. If you we're to factor in using those sound insulation underlay for laminate, the price difference in not that big. Before I chose Evorich, had actually checked out a few other vendors with similar products. Most are thinner, and one thicker than Evorich vinyl tiles. But all has a rubber smell unlike Evorich. I was particular about the smell as I read that these are actually released chemicals which are bad for health. Not good since I got a baby at home. Not sure how true it is but prefer to err on the safe side. One thing to note though, your current floor must be relatively flat to do overlay. Mine has big gaps between tile ( previous owner went for resort style) which has to be filled up before overlaying ( this is not a problem if using laminated wood flooring) . Service wise from Evorich, I say it's top notch. Complete my 1700 sq ft place in one day and protect with cardboard after. They also helped with filling my floor gaps and the quote to do so was cheaper than what my Id would have charged me. Quality? I will only know more after i moved in and stay for some time. Just to note, I am in no way related to Evorich, but just adding my 2cts worth for folks who are considering vinyl tiles as alternative.

  11. Hi all, I have quite a number of ceiling lights that I wish to sell off. They are brand new. Ordered too much and now do not need them as interior design calls for something else. They are normal ceiling lights ranging from 28W to 40W. The pricing will be about 1/3 of what it will cost typically in shops. Anyone interested please PM me and I can send some images of the light plus some dimension description and the exact pricing that I'm letting them go at.   12. Maybe I got it wrong, but a lot of ppl relates fs to wealth. Think that if fengshui done right will huat. Sadly, dun think that is the case. First fate, then luck then fs. So if fated not meant to be, no matter how much you slog also won't be the next Facebook guy. If you are lucky, things just happen easier. Finally, fs hopefully just assist further or reduce the harm should it be in your fate (that's the theory anyway). With regards to poor health, maybe fate (period of life to be sick), maybe really bad fs, or maybe just bad living habits that's causing poor health. Whether one gets what he sows is debatable. For example if one does not have aptitude for Maths, he may be scoring As for exams due to drilling (hardwork) but will not be able to come up with something new and get a phd no matter how hard he tries. Anyway why link everything to wealth? The ultimate want is happiness and that is a state of mind. We tend to link wealth to happiness but it may not bring us that.
  13. Actually, if you really believe in FS and understand the essence of it, you really have to do it before purchase. The external of the flat is more important than the interior and not all problems can be fixed by FS. It's true it will be more expensive but I think most honest FSM will charge you only a small fee if the unit is not good and advise you against the unit. They only charge full fee if you get the unit and they do the full audit cum advise. A cheaper way would be to read up on some basic fundamental and avoid the units that are out right no no. Then once settled on the unit that has good external and internal fs (based on the basic stuff), engaged a fsm to do full audit. Personally I regretted not doing that first and engaged a fsm to do audit on a unit I liked a lot before purchase. In the end, while the unit is not ideal in fs terms, I still went ahead with purchase as I really love the unit. The advise given by fsm makes layout less ideal and that's when I start reading up on fs and realized that different schools may offer different ideas. So in the end decided no need follow fs. Just do things that make sense and you are happy with. Imagine following fs advise and spouse and ur self not really happy with it, then move in always not good mood, then how will that help? Oh and just a thought for you. If only facing matters, then all units in a block with that facing are suitable and and audit can be done based on floor plan alone, and all unit there same fs? Units at different level will see different external and thus different external fs influence no? Also need to be careful facing of flat is not necessary facing of main door. Well, all these are my understanding from what I've read. I am not a fsm nor well versed in fs. Just sharing my view.
  14. Hmm... I feel perhaps there are some misunderstanding to my question (or I misread the replies). What is said is true if I've yet to confirm on purchase. I mentioned that I went ahead with the otp signing as both of us loved the unit. Now is just should I follow the fs remedies which put restrictions on our plans for the unit, or should I seek 2nd opinion to see if the prescribed remedies matches. Of course there is the question that if both differs, which do I take or do I go for the 3rd opinion. This is the part that I'm troubled with n seeking advice/inputs.
  15. Hi, totally agree with the point about more "knows" leading to more worries. To put things straight, I was not looking to hear house good or very good although that would have been a bonus. I was never a believer of FS to begin with (but my mum is quite superstitious) but after reading through threads here while still hunting for home, I thought no harm to try if it can help (and it does seem like it has helped quite a bit of forumers here). I lead a pretty good life. Decent paying job, good and harmonious family (even with my wife and mum staying together ). I was not looking to get a FS to make me better than the next person as I always believe that there will always be ppl better off than you but lots who are worse off too so no point comparing. Perhaps its true I "itchy backside", paid money to get trouble. Did not know what I'll be getting into. Initially was just thinking perhaps FS audit to find out placement of objects, layout of house etc.. just to avoid certain mistakes and to make things around life even smoother if possible. But know, after the audit, turns out that I can't use the master bedroom, cannot use one of the toilets (we have 4 in the new place which is the reason for getting it to prevent morning crunch for toilets). Reasons are more of health concerns rather than wealth. So now I'm stuck. Having this "knowledge", if I were not to follow and **** happens, my mum will blame me. Following means constrains. I also do not know what to expect when I post this thread. Perhaps just trying to seek inputs from ppl who have been in similar situations. Its kinda like when a doc reviews your charts and tell you that you have to undergo some operation, do you believe him and do that operation or do you seek second opinion. 2 equally well trained engineers looking at the same set of data might come up with totally different conclusions. But if both opinions are the same, then chances are that recommendation is the right one. Thing with FS is that there are different schools so focus might be different too (or perhaps correct me if I'm wrong in this). Again any inputs/advise greatly appreciated.
  16. Hi, just wondering if you guys ever get 2nd opinion after fs audit. I had mine done recently before Reno (in fact before otp). Fsm say house not a "Wang" flat but we love it so much that we sign anyway. Then the recommendations given meant a lot of constrains and basically not what we had in mind interns of space planning. Have any bros and sis out there experience this before? Do you get a different fsm to check out just to get a 2nd opinion much like if we were told something bad during medical review? Problem is fs audit is not cheap. Any opinion appreciated.

  18. Might be a bit late in the reply but I think this should benefit all users out there who have yet to install aircon. Please just leave the trunking visible. I know this is unsightly and definitely score lowly on WAF but it is the most practical thing to do. I did the opposite in my flat, going even to the extend of constructing plaster boards to conceal all trunking. Things were fine for the first couple of years. Then realize aircon lose its coolness too frequently. Servicing requires top up of gas once every year which suggests that there is a leak. However, difficult to do leak check due to the conceal pipes unless I'm willing to destroy the boards and then seal up again thereafter. So my advise is to leave them out. Yes they will look ugly, but after a while, you'll learn to ignore them and will appreciate that they out out there should you ever need to check or service the piping.
  19. Hi I have both Delphin and Karcher (SV1902). I find both are terrific vacuum cleaners but really depends on what you looking for. I had a electrolux before, the ultra quite one but for ease of use, Delphin definitely beats that (just noisy). Delphin also has an attachment for beds and fabric sofas which is great for me. But I have to say I still think it is over priced. For cleanliness, so far nothing beats Karcher. I especially like the fact that it sucks and "mops" at the same time, and with clean water every time, unlike you typical mopping routine. I have textured tiles which traps dirt but the high pressure steam (highest in all its range including the steam cleaners)gets them off and get my tiles clean. Even the grouting appears cleaner. But not as mobile as the Delphin. So now I use Delpin for vacuum and Karcher for vacuum and mop. Hope the info helps. By the way, do bargain when if you decide to get the Karcher and don't buy at the listed price. Not sure if this is well known, but you can bargain even big "branded" stores.
  20. Soft close hinge are actually very cheap now. You can get BLUM soft close hinge for about $3+ each. Just need to remove your old hinge and fit it yourself. The size should be quite standard but its good to check before getting the bulk to replace all your cabinet hinges. I replaced all my kitchen hinges myself. But you might need a bit of trial and error in the beginning to sort out the alignment after the installation. After a few doors, you should have no problem after.
  21. From personal experience, best to go for gloss. Easy maintenance. Matt is good in a sense that the surface is hardly slippery when wet, but it does trap dirt easy and the dirt is difficult to remove. Some points for you to consider
