  1. Mit is really quite popular - maybe because of the ads?? I also using Mit. But stay far far away from LG, esp that artcool model. Nice to look at, not nice to use. Got so many complaints from this forum and also my own friends. As for whether single/multi, I think it depends on the 'horsepower'.   3. I will straightaway tell him, if same price why should I let you do?? The other contractor came first leh... The point is, if you go comparing prices alone you will end up with a big headache. Everyone will try to throw you off with packages (eg $13k for a whole list of items and no breakdown), different unit rates (eg $/metre or $/ft), different freebies and so on. The reno industry is very competitive and everyone is now almost quoting the same prices - you should instead compare their workmanship, reputation and services.
  4. PE endorsement for what? My PE endorsement comes up to $2150 leh...but hehe, that's a different story altogether. If you are asking about hacking of walls, then $450 is thereabouts, not too ex lah. I hacked my straight kitchen wall and my MBR's door area, total about $350. Perhaps your flat got more than two areas?

Any artists worth their salt will not lower themselves to do this; they only endorse their one and only original artpiece, not replicas. IMO you probably won't catah any famous artists under this artprintasia.com. I am sorry if sound like pouring cold water on your idea, but I really think you shouldn't waste any money on such artists in artprintasia. They are still replicas, but with 'cheap approval' from the artists themselves. This is like you go JB to buy DVD and pay Jackie Chan to sign on it - do you think he will do it? Think even if you give him $10 million he also won't sign! But if you ask a small, not-so-famous celebrity, if they are desperate and if the sum is right, they may do it. As celebrities, or artists, they should support originals and not go endorsing replicas just for the sake of money. That's what I meant by...(sorry for the word), xia-jian. In fact, I will even take note of these artists in artprintasia and swear that I will never even buy their originals. Sure no value one!!
  6. Agree with wtg54. If can afford to, its always better to change new. This is unlike electrical wires that can last for a long time, aircon pipings and insulation has limited lifespan.

  8. I think you are right - not to discriminate, but its surely unsafe to have all these foreign workers running around our estate. Its almost impossible for me to recognise them, all looks the same to me!
  9. Comparing apples to apples would not quite mean Shanghai as well; even though they are more prosperous than us now, their economy did not pick up until the recent years. However, for Singapore, we had been prosperous for a long time already, but our service standards are still at low level. A fair comparison would like Hong Kong, although a China's SAR now but still very much on its own. And you cannot take examples like Malaysia, Thailand or Indonesia too - they may be asian countries but still a developing nation. To compare ourselves with, developing countries and say that we are better is just being self-deceiving. When you compare you want to put yourself up against the better ones, isn't it?
  10. Yeah, neither am I. The point is that the service of our MIB had been deteriorating from bad to worse. They had "delegated" alot of matters like 'minor' traffic accidents, parking offences, loss of belongings and handphones, etc - no longer do you need to lodge a police report for such cases and they will not take action also. Even if you kana punched by a stranger on the streets has now been classified as a civil case where you need to go sue the fella yourself. Since our govt always like to quote other countries, let me go along that line. I had been to some neighbouring countries and they do not practise such. Take a 1st world country for eg, Hong Kong. When I was there recently, the police are not just visible, but they are on foot patrol at every corner of the streets. Just walk along Lan Kwai Fong, there are four groups of three policemen; two groups at each entrance of the road, and two at each corner on top of the slope. CISCO or private companies issuing summons? Never heard of - policemen are still doing the job, even clamping the illegal parking vehicles and the towing truck is also not outsourced; it bears the police logos. Our MIB always try to justify their outsourcing to improve their 'efficiency' because they no longer have to do such 'medicore' jobs. But trying calling for police even in daytime, they will take no less than 15 mins to arrive. In comparison, has the Hongkong police became less efficient?? No way! Their tactical unit had been ranked as the best in Asia recently in terms of equipment and response.

  13. You mean that NPP at the newly-refurbished wet market? Since my days in Tanglin Halt, I had seen it evolved from clear glass panels, to shades to full-length curtain to its opaque tint that you cannot even seen anything now. Heard from the grapevine that NPPs are for policemen to take their meal breaks, because they cannot eat in public. The only policing I saw them ever done before is to chase away the illegal parking vehicles along the small road outside the NPP. Somemore now NPP "opening hours" is from 12pm to 10pm only (and Sunday closed I think??). So you think leh, got use meh, to have a NPP nearby??
  14. My case was that the electrician lost his whole coil of wires; about $400+. Also remember someone in this forum also lost all their lightings, $1k+. For the studio or 3-rm flats, they lost worse, like jewelleries, electrical appliances and even food. You know those old people always keep their valuables at home so makes an easy target for the burglars.

Make you take at least one pic there!! For the ending shoot, consider the sunset scene over at the Tiber river, Rome, Italy: Your bridal album will leave everyone speechless, I tell you...   17. What do you mean you "share the thot"? Actually I am not in favour of pte ppty buyer not paying comm, on the simple basis that HDB buyer usually needs to pay comm. Its not that I got too much money want to pay the agents lah; but thinking further, I always believe in value for money lor. If not paying any comm, the agent will only listen to the seller. At least I pay for an agent, I will have someone to fight for my rights...okok, I know you all will say I am naive or being fooled by agents, but just bein optimistic lah...
  18. You are talking about market practice. Going by IEA's guidelines (remember, its guidelines, not regulations), its supposed to be 2% for seller and 1% for buyer, for BOTH private properties and HDB flats. The rest is up to negotiation between the agent and seller/buyer. But you are right, now the market practice is usually buyer does not pay comm for private properties.
  19. Got a friend who owns a dishwasher and his reasoning is very basic: It gives him back the 'freedom' when he was staying with parents, ie to simply chuck the dishes aside after eating! It also acts as a storage because he does not take out the utensils after washing. Whether clean or not, well it boils down to individual lah; even if you handwash, you also rinse it before using again, right?
  20. You are quite right, but to buy welded hinges would be expensive mah; so this is the cheaper alternative, now bo lui liao, make do first...hehe... In comparison, to chisel off the welding is definitely more difficult than the chisel the original nuts. So I will bear with it first then next time maybe will get the welded hinges lor...   21. I will go further than that: Propose that you will pay a higher comm if she can close at $X amount; eg at $1.1m, you pay x%. If she can close at, say $1.2m or higher, you will pay 2x%. Since you can get $100k more, no issue to pay double the original comm, right? Let her work for her comm lah!
  22. For my case, my wife's jiemeis didn't mind coming on two days - its not as though two whole days mah, it was half day each only. They don't even need to take leave if they knock off on time. Same for the make-up artist and photo/videographers. Wedding dress, the studio wanted to charge me extra, but I rebutted that if I just take out the dress for one day on Sunday, you also not going to rent out on Monday immediately mah. So no extra charge also. For the car I used my wife's boss' merc, so its ok. But if you are using the car from the studio, maybe you don't need the car on wedding banquet then just take for one day on tea ceremony lor.
  23. I only select an auspicious date for the tea ceremony; no need auspicious for the banquet lah. As for the invites, hmmz, didn't even think of that! My invites was the date of the wedding banquet, I think for relatives attending the tea ceremony, my parents and PILs just told them verbally lor. I dun think you also get your friends and colleagues to come for tea ceremony, right?
  24. The basic reasoning always apply: A person should only get paid if s/he had done work for you. Hence, if the agent is someone with ready buyers, you conveniently come along with a house to sell and conveniently a buyer made an offer, then the agent had not done any work for you and does not deserved to be paid. However, if the agent had marketed your house in the media, seek out buyers and even co-broke with other agents to bring buyers to your house, then bargained for the best deal amongst all the prospectives, then s/he deserves some incentives. Anyway, you can even bargain on the comm to 0.5%, depends on the amount of work done.
