For both the doors and shower screens, there are specialists doing this. Two that I can think of are Besglass and Aust Screen. Alternatively, google for 'glass-maker' and you can find more. Depending on the layout of your bathroom, may not need to construct a kerb lor. The silicon at the bottom of the glass holder should be good enough to keep the water out, I think, cuz I saw some of my friends' flats also just mount the glass holder on the tiles.

While I must agree that its a responsibility of the spouse to inform the other half his/her whereabouts so as to assure the other party, the other party should always give the benefit of doubt that s/he is so busy that s/he had forgotten to inform. Always remember, you both are married couple leh, not employer/employee or colleagues. There should always be mutual trust and endurance, NOT EXPECTATIONS. Instead of concentrating on why the other party did not do what you expects, change an angle and see what YOU can do to get what you want. Eg if you want to know where your spouse is, instead of expecting him/her to call, why not YOU call to ask? Or check with him/her in the morning when you wake up, what are his/her activities for the day? Give a reason like you want to know because you want to ask him/her go for dinner/lunch/etc. Without expectations, marriage life can really be a bliss, because everything s/he does for you is a bonus.

Can't remember much but nothing seemed to stand out very much, except this: "5 To install new tempered glass frameless shower screen $ 580.00" Is your shower area exceptionally big?? If not, this is too high. Standard shower screen is about $320 to $380.

Here's another man's view: Men wants to CARE for their women, but they do not like to WORRY for them. This may sound abit MCP, but perhaps your problems seemed small to him. He probably does not understand why you are getting all worked up over it and get abit overwhelmed that he needs to WORRY for you. Thus why not try to do things in this way: Show him that you can take care of your own problems and give him the confidence that he does not need to worry for you. Later tell him straight that even though you can do it yourself, it would be nice if he can help you with it.

Huh you are scaring me leh... My cabinets also L-shaped, with the shorter side being a bar and standalone. Suspended cabinets all the way on the longer side even some parts of the bar area. Like that got enough support or not?? But can't undo already, the cabinets are already up...

That's what I thought also, dangerous. But my ID assured me and shown me the hollow block that he made, actually should be quite secured. As for the wall not straight and all that, its a carpentry problem lor, they must cater the dimensions of the back of the cabinets...

For new flat, there is an "authorised" contractor that provides such services. Town council actually engage one contractor for clearing of debris because they cannot allow everyone to put a bin downstairs. However, the irritating thing is that the same contractor also provides sand, and most people usually buy sand from them. Why? Because its convenient, because its more direct, etc. But more importantly, because they are the same guys who clear your debris and have access to your flat! Got a guy who, like you, refused to take the sand from the "authorised" contractor; in the end the debris in his flat was not cleared for two weeks and there is a stench. And don't forget, because they need to clear debris, they also have access to your number lock during the reno, where you might store your valuables or equipment. Surely you do not want to "offend" them and have your flat "black-mark", would you? Same like you I also wanted to look for another contractor (because the "authorised contractor" charges me $1200 for living/dining), but when I realise this fact, bo pianz, its the reality here. No point to suffer just for a few hundred dollars; nothing much you can do about it, really.

Hehe, I am not too sure about "estimated date of completion" and "effective date of resale" - I guess the former refers to completion of all the paperwork while latter means the legally-effective date? COV amount is to be brought and handed over to the seller in front of the HDB officer during the 2nd appt. There is nothing much you can do to speed up the process; bank loan normally takes longer than HDB loan. Maybe just make sure the bank has given you the proper documentation so as not to screw up your 2nd appt lor. Usually the bank's lawyers would have liaised with HDB prior to your 2nd appt.

Yes. The date of 1st appt can be selected by the agent if he submit online (thru HDB-ResaleNet), but no if he submit manually. He is from propnex, which is an accredited agency, so they sure got the system for the agents to use. Thus, you can ask HDB when your agent had submitted the online resale application and whether he had accepted the system auto-assigned date of 1st appt, or did he manually select a later date. The agent actually have a choice of all the available dates, earliest possible usually about 2 to 4 weeks, depends on availability. Appt dates are subjected to availability, thus for the date of the 2nd appt, you can actually decide on the spot with the HDB officer and seller during the 1st appt. Usually the 2nd appt can be, at earliest, be fixed between 6 to 8 weeks from the 1st appt. Check out the "Estimated Date of Completion for Resale of Flat".

The submission date should be determined at the signing of OTP. Do check it out. Once the submission date is passed, the contract is considered null and void. You will have to sign another contract to carry on with the deal. Its possible to discharge the agent if s/he had not performed the full duties. After all, s/he did not find the flat for you and the first appt had not been carried out. Write in to the company and HDB to request for the agent to be discharged. Keep the black & white reply in case the agent sue you next time.

Sellers Back Out On Sale Of Resale Flat

Well, this time is really 'just your luck' lor - *sigh* BTW, just thought of something: If the seller is a bankrupt, the agent actually have the duty to qualify them accordingly (by helping them to seek approval to sell) and inform you of the status PRIOR to sale. If you can prove that the agents did not do their job and accepted your deposit without performing the necessary, you can sue them too. But I am not too sure of the procedures and if it works for this particular case; best is to call up your lawyers to check on the liabilities of the agents when they had misrepresented the information that is due to you. At least if you cannot get back any money from the bankrupt seller, you can get some from the agents. Meanwhile, leave this to the lawyers to handle and move on to look for your new flat lor; don't dwell on the unhappy things in life, look forward to happy things!! GOOD LUCK!! -
I did tried locals before - somemore they sent me TWO old aunties to work on the small 4-rm flat. My mum said they are even older than her, how to tell them to do this do that?? In the end, THREE hours already still cannot finish everything. Never finish still ok, but the floor and windows all not clean!! !! How much?? $80/session. Wah lau, sorry lor, no more next time for me... !!

This is the exact reason why I bought a SERS flat 4 years ago and patiently waited until now... Quite on contrary, in fact. Four years ago when my mum heard from the market's "san-ku-liu-por" that a cluster of my estate had been announced for SERS, the whole estate was suddenly flocked with buyers and agents. This is in directly relation to the fact that the replacement flats would be built just besides the MRT (1-min sheltered walk), thus sure alot of people will ballot for it. So if you buy this SERS flat, you are confirmed going to get one unit, somemore the replacement flats are priced very cheaply for SERS owners and there is another $30k discount, all depends on eligibility. And because of all these confirmed benefits, the demand shot up and the sellers also mark up their prices. At that time 3-rm flat resale market price was only $110k to $130k, but they are asking for up to $200k!! -

Hehehe...somethings are better not to learn leh... Anyway, I also have the opinion that the REAL tooth was never there in the first place - those people who testified against it (eg scientists, oral experts, etc) have no benefits to disclaim such issues. And precisely because its such a sensitive issue, for these people to come out and testify this way also takes courage. -

Yup, true for my flat. They have concealed water pipings, both hot/cold, to both showers (common/MBR) and three sinks (kitchen/common/MBR). All come with mixer showers and mixer taps respectively. The only exposed pipes are in the kitchen, where you need to connect to the heater lor... -
