  1. true.. so now i have to rethink the space the ID and contractor plan for me and see how i can make the best out of it.. kitchen is my biggest headache now.. haha
  2. just received letter from HDB to "inspect" the house before handover.. can anyone share what are the things to look out for?
  3. lol.. this thread become insect discussion.. lol initially tot can fine tune and can move forward.. decided to look for contractors to seek some "2nd opinion". to think that one of them told me the "idea" which i quite like the layout from the ID was not practical.. so cramp n not much work space.. now i have to rethink and he will kind of help me "plan" and see if can be more practical.. so now i am back to square one.. so much to think and glad for all the comments here.. it's really helpful... thank u all for dropping by and helping out.. really appreciate it.
  4. ricepapergirl thank u so much! it's very very nice.. very very helpful.. after talking to a few ID n now contractors.. the price to do roof is so expensive.. and if we leave it open (hub dun like), he still prefers something to cover the windows and the open area on top.. we tried exploring roller shutters but it double the price! =( so now many can ask about your option.. worse case we just leave it...=( btw you are so lucky... i mean u have so much time on hand to slowly look ard and explore... i realised my reno is at peak.. xmas, new year and then CNY.. all come together..=(
  5. ahyong81, the false ceiling looks nice.. but i do have friends telling me about the lizard issues.. well maybe their house have plenty of lizards..hehe.. thanks i will go n research on the prices of blum.. maybe just cut down on other things..

  8. blum.. would love to have.. but when i saw the additional price.. so heart pain.. haiz.... my quotation out. trying to fine tune to fit into budget and maybe take out more carpentry to reduce the price.. layout not finalise yet coz many things to reduce.. btw anyone can advise on false ceiling and covelight? personally i find that the false ceiling is nice but can also trap lizards.. my point of view.. so if there is no false ceiling, what are the options and will the wiring look very ugly?thanks!

  10. may i ask is it uncommon not to box up the pipe in the bathrooms?is it worth paying additional just to box up?
  11. ahyong81, u really pro! hehe.. i am glad i came in here.. if not really gena "con" by them.. many of them are "cautious" afraid after they done.. things may happen etc.. got another ID said can be done but need to "charge" me for the labour to suspend the wc to wall hung then to lay tile box bracket all in all > $1k to move the whole thing. is it worth spending the extra? =(

  13. hc28, thanks for the feedback! u r right in a way... sometimes have to be a bit "sensitive". i tot of saving time..bring a few and go..lol.. now after u highlight, maybe i just bring one and another one another day...

  15. hi jess131181, thanks for popping by. so where is your EM? the quote depends on how much u wanna do.. so far >100k as my house is really REALLY old.. first owner... everything still in original state.. =( hey no worries.. we all learn together.. i am still learning too.. btw how many ID/contractor have u seen? how much work do u need? redo everything? ID mark up? yeah a few did but the ID usually help to solve and coordinate work so that u have less headache when problem arise.. that's what i heard.. but if you are able to coordinate and do yourself then find contractor. wow! so rush! u only have 4 weeks to complete! well if yours is not major like mine i think shld be ok. so what are the things need to be done?care to share?

  17. haha.. good one ahyong81! some told me WC cannot move at all, cannot change and when i showed them your pic, they said illegal.lol. then they said can be done, if anything i have to bear the responsibility. =( meeting ID and discussion is tiring.. not sure how many times and hours have to spend with them to fine tune n reduce the quotation.. =( I am still shopping and havent decided which one. but have already shortlisted at least 3 and see who can come back with the most "ideal' plan and best price that can fit my budget. that should be the way right? really noob in this area.. and some can tell and try to "cut carrot".. really crazy hi doubleEM, after asking a ard and reading on forum.. you are right in certain way.. the s trap n p trap indeed use "bigger and more expensive" WC. the position of the WC, yes it can be done.i have seen it and the one ahyong81 mentioned is the one that mount onto the wall and hence may make the toilet smaller if the original toilet is already very small.. in my case the level one toilet. so i may just consider upstairs but still have to see the "price". vinyl flooring: may I ask those of u who did the vinyl flooring, how is the maintenance and effect? now i am thinking of overlay the whole house to save cost. one ID mentioned that it's "toxic" so not really sure how true it is..
  18. thank you ahyong81. the price they quoted all busted my budget.. m still trying to fine tune my layout.. and how to keep within the budget... btw i showed them the shifting of the toilet bowl.. 1 came back and told me it can be done.. 3 said cannot shift and one said it's ilegal need to go thru PE... =( so may i ask if yours went thru PE? thank you
  19. hi ricepapergirl, thank u for dropping by! btw have u done up your house yet?care to share some of the pics of the idea that u mentioned?your idea is really really useful..i am still trying to figure out the balcony thing. the thing is we love the high balcony view and it will be a waste to build a roof on top.. if we dont build a roof on top, we cannot have it as indoor when we wants it indoor (especially during haze). ahyong81, thanks for the tips..many of them give an estimate on the price not exactly very detail coz they mentioned have to view the place.. out of 10 , 10 all said need to view the place but i am not able to bring them all up.. how can i solve this problem? thank u so much
  20. being inexperience and reading thru the quotations from different ID company is no joke.. is there any kind soul out there who can advise what are the main things to look out for in the quotations before we pen our signature down? I realised some ID company do not include tiles or materials in their quotations and some quote a lump sum like plastering or even windows and kitchen cabinets.. is it a norm? another question: will the exact quotation be higher after the site survey? anyone can advise? thank you so much for dropping by
