  1. Hi guys! I want to share my own experience with this contractor. I was introduced by a friend who has worked with Mr K before. He is very patient and experienced, and willing to listen to what my hubby and I want our new home to be. We met initially and I passed him the floorplan and roughly discussed. Over the next 2 meetings, I sent him photos of my desired designs that I saw online etc eg. how my toilet should look like and the cabiniet designs and tiles. U know these days you can just browse the web and compile the things you like... Eventually we got the keys and we started the project! Overall I'm very satisfied as I feel I am able to design my own space without an ID, and Mr K is able to source for the materials to build my place. He offered advice and gave us more options to consider for the budget that we had. Seriously I had friends who hired IDs and they actually find a contractor to do the job while charging extra for all the consult fees... not very money-worthy imo! Mr K was able to complete the works before time as I requested to him if he could finish earlier as some unforeseen circumstances landed upon us. I was super impressed by the efficiency and quality of work that he delivered! My in-laws went to check on the progress of the renovation for us as we were quite busy working everyday, and even they commented that we made a good choice (; It's been more than a year now and my place still looks fantastic. I have been recommending Mr K to my friends and so far they all very satisfied! Pm me for contact!
  2. Greetings! I have been lurking and quietly reading many threads and posts here for many moons now. I've recently received the keys for my resale HDB flat and my renovations are about to start. So I'm sharing my experiences here in the hope that they can benefit others the way I have from the other T-blogs here on Renotalk! First some words about HDB's new Resale flat process... Since the start of 2018, HDB has implemented a HDB Resale Portal which makes it easier for buyers (and I assume sellers) to make transactions for their resale flats. So has it been easy? I must say that HDB has delivered on their promise. Comparing my experience to those of my friends (who bought their resale flats in previous years), mine took much less time and was so convenient! A valuation request (after submitting Option to Purchase online) was processed and responded to in just 3 working days. My resale application submission (again online) was processed and approved in just 10 working days. And 8 weeks later, I was signing papers and received my keys at HDB Hub! Yes you read that right - only one trip to HDB Hub is needed now. HDB staff (or at least the ones who worked on my application) are hardworking people. I was getting SMS notifications on Saturdays and even evenings to alert me to updates I needed to view or follow up on at the HDB Resale Portal. And my completion session at HDB Hub took barely any time at all. Kudos to HDB! What I'm looking for... As a soloist, I need a nice place which does not involve too much maintenance. Logically, I would have gone for a flexi (2-room) flat then, and for a while I was tempted - especially after viewing the beautiful renovation pictures of 2-room flats on Renotalk. Smaller flat means less maintenance, so it's perfect right? But as I looked around my current home, I realised that I would need some place more spacious. So 5-room and EAs are too big, but 2-room is too small. 3-room sounds just nice but 4-room offers more options and possibilities. So a 4-room it is! The floorplan... This is a 104sqm 4-room flat with a rather peculiar layout. The shapes and sizes of the bedrooms, bathrooms and yard are fine. I also love the sheer size of the dining and living areas. There are about 4 meters worth of windows in the living/dining area, so it gets a lot of natural light (especially since I have unblocked views all around this flat). Only a few characteristics of this place did cause me some hesitation at first though 1. The odd angle in the living area. Sure the sofa and TV could run parallel against one of the 2 walls, but then aligning the dining table the same way would result in a weird angle against the living room windows. 2. The location of the store room makes the path in from the main door somewhat narrow 3. Kitchen has an odd angle and not a perfect rectangle, which limits the placement of cabinets etc. I can also imagine it being very difficult to move around if I were to line the kitchen walls with cabinets! 4. The common bathroom has windows opening up into the yard. This means the kitchen can't be "expanded" into the yard (by breaking the walls) because...we can't have people peeking in right? Nonetheless, these are issues that can probably be addressed with some planning and $$$ (i.e. renovation). And so here's the floorplan!

  7. Hi everyone! I just want to share my own experience with this ID for design and renovated my new home at Whitehaven (Pasir Panjang). I know this ID- Mr. Chean from JCW Design Gallery via social media advertisement. He is a young man about late 30 ? Very patient and experienced, and willing to listen to what me & my wife want our new home to be. We met initially and I passed him the floor plan and roughly discussed. Over the next 2 meetings, I sent him photos of my inspiration designs that I saw online etc eg. how my toilet should look like and the cabinet designs and tiles. 8. Hi Everyone, I bought a 4-Room Resale flat near Serangoon Nex. The entire renovation journey has been very tiring as there are a lot of planning to be done, running around like a mad dog looking for ideas, stuffs to buy , etc. In addition, I am quite of a perfectionist which most IDs and Contractors will probably run away upon hearing my requests and complaints. =P Hence, that is the reason why I will like to recommend my contractor as not only had he been very patient but the chemistry to work together is there. To top it off, they provide quality workmanship and very good quotes. (I ran around and did some comparisons with other ID Firms which I decided to end up with a contractor instead.) Details as follows: Contractor In-Charge of My Project: Nicholas Company: HFH Design & Build (There are already alot of good review about this renovation company if you search around.) Lighting: If you want to look for unique lighting and designer fans, you can probably pay a visit down to L-Win Gallery located at Balestier. The boss name is Richard and he will provide you some good ideas on how to brighten up your house. As you can see from the pictures below, my LED light comes with 3 different kinds of shade which can be changed via flicking of normal switch. His shop has some good pieces and range to choose from. Details as follows: Picture of my flat after renovation. Hope you all like my post~!
  9. Post being removed for like the 3rd time Why renotalk why? can anyone let me know?????? @ChrisTanNK you have the same issue? i really wonder why i wanna help to bring in more business to a good contractor but the post keep get removed! Back to the topic, both @ChrisTanNK & I had the same contractor as i gotten the number from a friend that request for the contact from him. My parent's flat was renovated by this uncle called "chew". He is a down to earth & honest uncle such as that when i play joke on him, he get really nervous instead... uncle chew tag team with his daughter & actually gave honest opinion about some of my "hilarious" ideas. they are not those direct person that immediate oppose to your idea but they actually give u an other alternative way instead. they give me a "worryfree" renovation period & my parents is very pleased with him too! They will write their quote in details where we dont have worry if there is any hidden charge. They also provide us 3D drawings & different range of materials to choose. below will be some pics of my hse reno & some of other ppl's hse renovation which they send me. nowadays ID price are extraordinary high where i would really suggest to go for this contractor instead. in terms of PRICE, QUALITY & CHARACTERISTIC, i believe my contractor will win for sure:D:D:D:D

  12. My HDB estate is currently undergoing Home Improvement Programme (HIP). HDB units (especially those just renovated their houses) who do not opt for toilet/bathroom upgrading must undergo a compulsory water proofing test. According to HDB, the toilet floor will be flooded to 2.5cm of water for 4 hours. If there is leak to the ceiling of the flat below then the water proofing test has failed. We all know HDB flats are strictly residential. I can't think of anybody who bathe for a continuous long period of 4 hours and able to flood the toilet floor to even 1cm of water. The diameter of drainage outlet is so much bigger than diameter of shower tap. Water outflow is anytime faster than water inflow. Is the criteria for HDB water proofing test a little too far fetched and UNREALISTIC. Also, are water proofing membrane done by HDB authorised contractors designed to withstand 2.5cm of water for 4 hours; because I never hear it mentioned when I talked to renovation contractors and it was never even in the terms and conditions. I have people in other forums insisting this is standard test. Since this criteria was never mentioned or noted in renovation contract, can we assume it is standard HDB requirement and so is IMPLICIT in the agreement. And suppose water test failed, can we get contractor to compensate/foot cost of repair ? I hope HDB, MND, URA, building professionals, and knowledgeable people can kindly contribute, comment, and advise on this matter. Thank you. PS: I am not so IT literate and my friend help me post this article. If there is a proper forum to raise this issue, kindly help me port this over or do advise. Thank you.
  13. I suppose I should just cut the story short as my BB girl is grasping at legs and exclaming "Papa, papa, I, I... I want to work!" (To her, hacking away at the keyboard in front of PC is working) As title suggests I'm trying to make my cosy 3rm be different from standard cookie cutter design. With any project, setting the budget is most important. My current cash flow allows for 50k expense. Its broken down 4 categories. 1. Electronics 10k 2. Furnishing 10k 3. iD/Reno 25k 4. Unknowns 10k Will continue update later.

  18. Hello everyone! So I've been following lots and lots of t-blogs here. Thank you SO much for being so helpful with all your information. If you click on my profile you'll see I've enquired in so many blogs about contractors and IDs. If everything goes well, my husband and I will be collecting our keys around Nov-Dec after the completion. This is a 5i resale flat in Yew Tee, an area very dear to us. We love this area because it's still not as crowded as neighbouring towns, and its connectivity to Jurong East (and JB ) is good. Anyway, the title of my blog is 'A hodgepodge of ideas'. Simply because we aren't really 100% sure which direction we wanna take. The flat was renovated by the current owners and very well maintained. So we aren't planning to do an overhaul. Just the toilets mainly, and we are thinking about doing up parts of the kitchen. We are also toying with the idea of changing the common toilet's door orientation because unfortunately it's facing inside the kitchen right now. And the rest of the work will be general touching up work - checking electrical wirings, plumbing, painting, polishing of parquet floors for bedroom, washing the rest of the house, fixing skirting... as I type, it feels like the list just keeps going on and on. After reading through numerous t-blogs (and I am still reading!), we decided to do 2 things: 1) request for a quote through RenoTalk, 2) enquire about some contractors/IDs whose work we liked based on t-blogs. The problem with number 1 was that so many people started calling me. I felt like a celebrity! Anyway, a couple of them seemed promising so we continued the conversation. Number 2 was more helpful because we got to see the actual work posted by the clients so we get a good idea. Once we've met with the ids/contractors, I'll update as to who we've decided to go for. This will probably take a few weeks!! Ok, now going to try to figure out how to upload photos so I can upload our floor plan and some ideas for bathrooms (this is as far as I've got ). I hope to keep this blog going as our renovation work progresses. Stay with me!
  19. I have gathered much tips and information from this forum prior to my renovation, it is perhaps now time for me to contribute. Unit: 5I Resale @ 1184 sqft Theme: Vaguely minimalist Duration: 12 weeks (until 1st handover) Budget: 100,000 (spending thus far: 93,378) We chose this unit after only 6 viewings; we love the layout and window placements, the windows are either north or south facing, and the house is windy and brightly lit all day / all year round. Furthermore, with our kitchen window facing north, we can make a little herbs garden! Floor Plan:
  20. The search for a home for my fiancé (S) and I began around 10 months ago. Knowing that we would be planning to get married sometime in 2017 and that we would want to move into our home right after our wedding, we wanted to get an early start on the house-hunt. Fast forward to July 2017, and as of two days ago, we are now officially (both on paper and in practice too – we just received our keys!) home-owners of an HDB executive maisonette in the west side of Singapore (: We’ll be doing some pretty extensive renovations (pretty much a complete makeover) – hacking, shifting layouts of the existing rooms, flooring, electrical works, a whole great deal of carpentry etc. The original floorplan: The 2 biggest changes to the layout will be: 1) Kitchen: As an avid baker, I know I'll be spending a great deal of my time here. So one of the prerequisites in our house hunt was to find a place that could accommodate a big kitchen. Thank God that HDB has approved our proposal to knock down the existing wall between the study and kitchen, so that we can convert the entire area into 1 giant kitchen (: 2) MBR: One of the first things we noticed when viewing the flat was that the existing corridor space outside Bedroom 2 is pretty much a dead space. So we decided to wall in the entire area, "reclaim" the dead space for a walk-in wardrobe, build a door from WC2 to Bedroom 2 and use that as our MBR instead. One more layout change is to make WC3 into a slightly more squarish layout, as this would improve the layout for the kitchen, and what will become the "corridor" to the yard area doesn't have to be quite so wide anyway. This is still pending HDB's approval though, but we're keeping our hopes up and praying hard!

  22. Its been more than 5 years since my first t-blog (you can find it here) and it was time to move to a bigger place. Settled on Bukit Panjang as fiance's family was staying nearby and got this unit after just viewing it once! It was going at a great price considering the size and proximity to the MRT (about 10 minutes walk). It's almost double the size of my previous flat (65sqm) with double the number of rooms and a balcony! Love the floor plan. Previous owners hacked away the storeroom though which was okay as the position was rather odd - just beside the kitchen. Currently waiting for the appointment date (scheduled in late July or early Aug) . I would have to move out from my current place by end Sept so its quite rushed! Hoping to document the journey here and hopefully help others in their renovation journey as well! We are looking at a minimalist scandi theme as we want to keep the house open, bright and airy and with less clutter as possible. We both like white with woods to accent the house and some black here and there. The plan is to integrate the balcony with the living room. Getting keys in 2 days! Pretty excited and we are looking forward to getting more accurate quotes from our contractors and IDs.
