  4. depends on how much you wanna throw. 1 toilet aprrox $3k could be close to $1600-$1800 now - everything went up. ex owner must be particular about fengshui. removing/hacking cornice wont be exp. can he always leave his work(job/biz) and go back to check the house ANYTIME between 9am-6pm? if yes, why not? coordination in reno doesnt just means planning/engaging pple - it means COORDINATION+supervising on the spot when the workers are doing it!

  6. soon or later you will notice another thing - many pple engaging simi wahsay ID firms spending 40-60k on their reno ONLY to find out that EVERYBODY's house design look the same.
  7. if you bought your flat from HDB(with 1yr) = everything HDB bao kar liao. if resale - 1) horizontal sewage pipe = town council(not hdb) will settle it. 2) curved sewage pipe = you pay. Get hdb to arrange a contractor. BTW - ask your contractor to DOUBLE CHECK that the culprit is the sewer pipes and not your waterproofing of the toilet upstairs. Or else you will be paying DOUBLE - once for the sewer pipes then leaks again, hack the toilet again.
  8. check streetdirectory go to Jalan berseh/kelantan road area - i counted at least 4 or more shops there. those solid bars are more expensive. yes, but thats finished product, not raw.
  9. a old bird engineer once told me - any electrical appliance that is UNSTABLE, flickering, inconsistent - not having a constant smooth flow of electricity EQUALs to "eat electricity". in this case - magnetic ballast. in the past when electricity is cheap - of cos it means nothing for just some 0.00x cents per day but now when you add up the savings PER YEAR...no joking matter.
  10. it's the stuffs that you wanted that cost so much. 1) so many feature walls here/there with glass/mirrors of cos it will cost so much. carpentry is a lot of money already + the glass and mirrors, if they are huge cost lagi more. 2) toilets with temper glass here/there...etc already 3X at master toilet alone. thats already $2k i think this quotation is not chopping carrots at all. btw redo 1 simple toilet is 3K. your mbr toilet GLASS alone already 2k

  17. this thing just POP into my mind - those LOFT "EM" in punggol. ceiling height will be 2x 2m = at least 4metres in living room. 1) how to change light bulb? hahaha? 2) cost of painting ? - scaffolding is definitely needed. 3) what if some idiotic owner decides to do simi L-box.... I know there is such a thing as a 3-4m ladder( fireman ladder) but - where and how you gonna to keep this ladder?

  19. go to thomson nurseries - or any of those huge florists. i cant remember the exact price for a piece of 1x1 feet wood flooring(tile) - maybe $6-$9 ________________________________ or you can consider - to extend your living room out to the balcony. building a roof costs around $2k onwards.
  20. nope, it doesnt work this way when a ballast says 13 watts - what it means is - it is able to supply UP TO 13 watts not fixed 13 watts. there is no such thing as overpowered. Underpowered exist when you use a lower wattage ballast to power a higher wattage bulb. _____________________________________________________ it's much more convenient to just get a downlight without ballast - so you can just screw in/out those energy saving bulbs. design/plan your house to look like house, unless you are some billionaire who has a 24x7 techician to change ballast/bulbs for you. _____________________________________________________ For magnetic ballasts - my take is - dont bother about brands. most would last at least 10 yrs or more except for those cheapo dunno made in where ballasts. For electronic ballasts - you better stick to osram or philips. I have yet to try ATCO.
