This is the Floor plan. Its so difficult to find a house that both of us likes. The killer part was that the location must be near where our kids were studying. So the choice is limited. But thanks to the Almighty up there. We finally found one after umpteen numbers of flat searching.

Hi all, Initially thought of writing this blog only after I get my key on 22/5. But since free today, why not just start it. First off all, Thank you guys & gals. I've learned really a lot from Renotalk. You guys and gals are great. Thanks for all the sharing and guidance that I've learn over the times. To start off, Allow me to have a short intro. Both me and my wife to be were divorcees with kids. So most part of the renovation will be more on functionality rather than visual design. And of course, will be super small budget since we got others commitment to fulfill. And since my English is private limited, most of the post will be picture only. Hi, Just for sharing, I got 2 super single bed with mattress for my kids at S&C furniture shop. They have a lot of design to choose and so far they offer the best package for single bed. Or if you want more "branded" one. Just saw at the furniture expo. Lotus brand selling a single bed divan with mattress at $699. Regards Liang

Erm, Sorry to confuse u, i read thru ur post again. Are you selling a "new" hdb and applying for another "new" hdb on 2nd time hdb loan. If that is so, i don't think u need to pay cash proceeds, only need to pay resale levy. Its best to check with HDB. Just go to the HDB at TPY. Request to see the sales officer( dont bother to talk with the counter, i got different answer from them) Hope this post helps

Hi, I don't think hdb will consider the amount u going to pay for your new flat. For my case, hdb base on the cash proceed i get after selling my flat. Just apply for the HLE and you will know the exact amount, it will b stated on the the HLE. Regards Liang

Yesterday just go in to JB to buy lightings n ceiling fan n toilet accessories.The price is mostly half or more than half compare to Singapore. Recommend this 2 shops in JB; 1) lightings- tampoi lighting shop at no 2, Jalan Titiwangsa 3/1, taman Tampoi indah or starworld lighting further down the street. ( I bought light from both shop but i still prefer tampoi lighting as they hav more varieties in lights, kdk fan and even hav a shop selling only philip light) 2) toilet stuff- aldeco living at sutera mall (great service) Then for the tax to b paid at singapore custom.They had increased the amount per person can bring in; Less than 48hrs in Malaysia, a person is entitle to bring back 150 dollar of merchandise. Oh yah, as for selling flat. I sold my flat few years back, at that time market rate is 2 % and to sign exclusive. I told my agent that if he manage to sell within my expectation price, i will give him 1%, 5k beyond my expectation then will be 2%. Perhaps u can use this method.

For me, after a fair bit of negotiation, my agent charge me a round off figure which is less than 1% when buying my flat. I think agent fees, other than market rate, it also depends how much effort the agent puts in. Perhaps 1 viewing only and you got the flat you want. Alternative, i think Its feasible this way also; Try to lookout for classified on saturday straits times, find the house that you like, then arrange for viewing and negotiates the price yourself and then pay a agent a small amount for the paperwork thats needs to be done Happy hunting, its a tiring process. For info Today I Went for the 1st appointment. I'm required to pay the cov within 10 days of 1st appt.I just paid the cov and hunded plus admininstration fees. so guys n gals,1st appt u must be prepared to pay certain amount of cash.I don't know is it different with Contra Ouote from hdb website Determine the amount of cash that you need to pay within 10 days from the date of the first appointment, if any Cash payment is required when the purchase price is above the market valuation or when the loan granted (with credit assessment) and the CPF usable for the purchase are insufficient to cover the purchase price. If the cash payment required is more than 10% of the purchase price, you are only required to pay 10% within 10 days from the First Appointment date. The balance must be paid on the resale completion. If the cash payment required is less than 10%, this amount must be paid within the 10 days period. The balance cash payment to be paid on resale completion must be in cash or cashier's order.
