  1. Let's assume after 2 doors got a gap of 70cm to the wall. If put 1 extra door, then got 20cm excess. I wanted at least 4 doors, so 2 is beside the door, 2 more is perpendicular to the original 2. For the corner, I asked for a 50cm door width, so given the excess 10cm (perpendicular depth is 60cm) I ask contractor to do some trigonometry and get the angles correct. Inside is odd shape shelving, which I use to store spare pillows and comforters. Most important is to maintain a 50cm door if not very hard to move things in and out.
  2. Noticed the door on the right is slanting at an angle compared to the wardrobe doors next to the room door?
  3. Aircon pipes to the room consist of 2 pipe, 1 is hot pipe, 1 is cold pipe. Is not logical to insulate the hot pipe together with the cold pipe. To increase lifespan of the insulation, is to wrap the insulation with those reflective alunimium duct tape, or use aluminium foil.
  4. 4.1m wall.. I shall assume got agar agar 13ft (after netting off wall thickness. Budget for: 5ft for queen bed to butt against the window. Bunk bed if need to fit 2 kids. Ensure got grilles! 4ft for L shaped wardrobe butt againt wall with room door. Balance 4 feet for study table/cum bedside table. This layout can last till kids finish JC. Queen size means can also bring bf/gf home. In front of study table/bedside table space got open space on floor to play toys. L shaped wardrobe agar agar is 5 ft (wall is 8 ft but 3 ft is used by door) 5ft is can do 2X 500mm door + 1 slanting door.

  6. wooden based built in wardrobe normally comes as a box, and the installer will simply put a board to cover the small gap between wall and box. The box is sitting on the floor and is not stuck to the wall. Only those aluminium pole system has no box and the interal structural system is seperate from the aluminium sliding doors. I find the aluminium system is not really practical, as things tend to drop off between the gaps unless using tons of boxes to store things inside. I moved hse about 4 yrs ago.. and brought along the built in wardrobes...so.. is good to invest in a good design and quality hardware. Just remember to use standard dimensions for the box.. like.. 50 cm widths. Post layout of room leh, include location of doors and window.. and how big the bed u want..
  7. Toys R Us got sell big bags of them. Take Note.. this type of product.. u get what u pay for. Cheaper usually means thinner balls, easily dented.
  8. If is own home, and not rental, shd go for built in as is more durable and significantly more storage space. Take note.. as a mommy, I am sure u wld like tons of deep drawers for kids clothes. I self designed my wardrobe.. end up.. very practical and functional.. but looks terrible. Ideally, me wanted full height mirror doors, but.. scared kids will bang into it. On the topic of "change design", not sure about the size of yr apt, cos most rooms these days.. are so small... not much option to move furniture ard, so might as well stick to a permanent layout and go for built in. At most let kids draw and paste sticker/ hang toys to change the theme. Most important is the lighting, shd have provision for night lighting as well as bright enough for general cleaning (think of Best Denki standard of lighting) I have seen my fren's place.. integrate a custom made bunk bed with wardrobe / study table.. upper deck like a kid's loft. Kids love such private corners. Can also consider add a slide.
  9. My kids have destroyed 2 of my homes so far. Put it this way.. if u wanna maintain the home as if it's a showflat look, then u will have a very stressful time making sure the kids behave like monks. For me, I believe a home shd be peaceful, so let the kids destroy them. It gives the home a live in homely feel, with stickers in odd corners, safety gates etc. Parquet is best for rooms cos is warm and nice to sit on the floor to play toys. Natural stones got to worry about acidic drink spills, and homo tiles got grouting to clean, so no one flooring material is perfect. Parquet at most is just a resanding and varnishing if want to restore to showflat look. I firmly believe that lighting makes all the difference in making a home look stylish. For example, spot lights aimed at a plan white wall, will create some conical designs on the wall. Ppl will think of art gallery! For me, I think a home with kids.. seems like storage space is always an issue. I suggest having those large sliding doors that hides a wall full of shelving. so when come to play time, just slide the door, and voila, wall full of toys to select!

The issue is whether u design the stairwell to be like a tunnel, where there is a wall between the 2 flights, or is the old fashion stairwell, where there is no obstruction between the railings. So can easily lift up bulky stuff over the railing between 2 flights. The tunnel look is popular these days, as ID can make the transition from 1 floor to another floor look very different, dun have to have same colour stairwell walls across all the floors. Also for floor to floor aircon partition purposes.

  12. These days still got use compass meh? Many ppl use watches which have electronic compass, others use GPS liao. Anyway.. cheap or expensive compass all work the same. If it works, it works. Expensive ones simply means more durable, it will work all the time. Cheap ones maybe knock a bit, stop spinning liao. Good ones got better magnetic insulation so that small metal objects nearby dun interfere with magnetic north. Beach Road market selling army things got many compass selection.
  13. Think is necessary to clarify whether u are standing at the door frame, facing towards the inside of the apt, or facing outside. Some famous person went to the wrong side of the world due to this misunderstanding.
  14. The spinning metal pointer will spin and point to the North. U shd then turn the green arrow to align with the pointer. Once the green arrow is aligned with the spinning pointer, than means where u look is correspond to the direction shown on the compass. U must always maintain arrow with the spinning pointer. In your pix, u have aligned your green arrow to North already. That means.. the longer yellow line.. is pointing to North East direction.

I believe.. 70% is really in the design, and 30% in the implementation, to get the perfect bathroom. Is it a HDB flat? Not too sure whether those jetted bnth / spa thing can fit into standard HDB toilet.
  16. Those using heated dryer.. the end product is warm.. so can go straight into the closet. But.. there are those combi washer-dryer which does not have heater. It dries by condensation. Anyone using those.. and does it feel warm after drying?

  18. False ceiling made of plywood last time got ppl do, but is no longer done for the following reasons. Is heavy, the structure holding up the ceiling cannot use the normal galvanised strip. Holes cannot patch by joint compound, due to different contraction rates. Joint compound and normal plasterboard material is almost same material, with same characteristics. Plywood is much harder to work with compared to plasterboard. Harder to cut out holes for lights for example. Plasterboard also can achieve a smoother finish compared to plywood. Plywood also costs a lot more these days. Those who do it these days.. normally is only a small area, so ask the carpentry ppl do, rather than call whole team of false ceiling ppl come and do small area.

Assume 90% loan of 675K = $607.5K 90% loan Int Rate say.. 4% = $2.025K a month Principal repayment = 30 yrs = $1.68K a month % of income = $3.71K/$8K = 46% While many ppl got undeclared assets and income, end of the day.. the loan officer still must demonstrate standard calculations on declared figures.
  20. Honestly. .. I have seen your blog. That is a lot of old school furniture u plan to bring in. Given that theme and the amount of existing furniture, there is not much an ID can value add. The items will fill out every inch of the living/dining walls, leaving only the bedrooms to do. toilets and kitchen also nothing to do. Retail IDs earn a cut from what they supply. It's not so much about thinking out of the box, but rather the realities of doing biz. If there is a line item.. consultancy/proj Mgt = $15K, unlikely ppl will accept. So.. most IDs will then consider only do bedroom ID.. that alone may not be worth their while.
  21. Put it this way.. Most retail IDs are in reality, mass market project co-ordinators using standard templates. Given their business model, they cannot afford to deviate much from menu based industry practices. (little customisation).   22. i think u are taking the reno too lightly, and even the best contractor/ID will deliver a disaster to u. U have an idea of costs, that is why u now feel the quotes are high. U dun have time to share your ideas, which means the ID need to second guess what u want. Chances are, there will be tons of miscommunication and rework. If u want someone to guide u, those ppl charge ard $15K for consultancy alone, and even then.. they won't bother about existing furniture. If u have an opinion, is best to spend time to put it down on paper, rather than expect others to think for u.
