  4. Most, if not all contractor, takes in more than 1 project at the same time. This means the overall "income" per year will exceed $1 million. Therefore GST will be required under regulation.

  7. This sort of saying out what I mean when you "read-between-the-lines" of my post above.
  8. Purpose of my 1st post in this thread is to save money. Meaning you can do your own checks before engaging a pest control company. Otherwise, if money is no object, go on & engage any pest control (read through your current warranty terms & condition first!!!). Normally, if your property does not have expose soil (ie: turfing, garden, etc), which also means your property's entire ground is covered with concrete floor slab, in my opinion, I wouldn't waste the money & do my own checks periodically. Do note that I say this because generally warranty does not cover much liability on damages by termite. Hence I stress that you look through your current warranty to understand what is covered & weigh the cost against what is covered for damages (ie: it will better if warranty cover for replacement of damages, in monetary or the likes in full when termite do occur)

The pest control personnel will be able to explain in detail. This method, if I'm not mistaken, is the most costly out of all available option. Hope these infor helps you understand.
  11. Normally for residential landed house construction will provide 10 years warranty for termite. Your builder would have forward to you a copy of the warranty as issued by the builder's termite treatment sub contractor. You should contact the sub contractor engage by your builder to advice as warranty terms / liabilities / conditions differ between companies.

  18. As a building contractor myself, the root of the problem is the material used during building your property. Hence my professional advice is that this problem will go away by itself in time (Best case scenario 5~6 years, while worse case scenario 10~20 years). As time pass, the mineral / salt will be "push out" until it is depleted. Every time you clean off the white powder, it will "appear" repeatedly until the mineral / salt is depleted. It will not help if you hack off & redo the floor tiles because this problem had spread during the first time the floor was laid. Obviously your contractor did not use the correct material for the type of works. In your case the material in question is sand. There are basically 2 types. First is concreting sand which is clean processed sand (ie: "washed" in layman terms). Second is Plastering sand used for brick laying, plastering over brick wall, etc. You contractor should be using concreting sand to do the floor screed in preparation to receive adhesive for the floor tiles. Floor screed is needed to create the "fall" or "gradient" so that when you shower, water will flow towards the floor trap which direct the water to ground drainage.
  19. This is due to salt (not the salt used for cooking, food consumption, etc) / mineral impurity content in the sand (used either in the floor screed or the concrete floor.   20. Xyberace, The following are some possible scenario: Assume your frontage to be 10 metres & your property is a semi D. Probable estimated built in 2997.567 sq ft (2 storey with an attic - 2.5 storey) However some location allow building up to 3 storey with an attic, then this will be estimated 3986.528 sq ft The above 2 scenario's area can possibly be increase by adding basement (Maximum additional area of 2099.812 sq ft). But due to added requirements by authorities, Cost for basement can be pretty steep (needs separate geo-technical professional engineer, shoring works, temporary works, etc) If location can be provide I can help to advice on possible owner's budget.
  21. Depending of work. In some cases you may need to redo the foundation to support the column which in turn support the car porch roof. General anything on structural works which involved steel work (I Beams, Hollow Sections, etc), concrete, reinforced round steel bars, excavation will required PE (Structural Submission) & Architect (Set-Back, etc endorsement & submission) Without knowing any specific from Alan, in the worse scenario, you'll likely be looking at +- $350K including professional / authorities' fees.
  22. anything that involve touching the structure will need at least a PE. Also roofing for driveway will need at least an architect endorsement to authority on the set-back. However, if work done are more of "cosmetic" nature (ie: repainting,) without changing the structure, this will no involve PE or Architect.

Every construction project, whether A&A, Reconstruction, etc, the contractor, on behalf of the owner, will be required to do the following: 1) Obtain a Contractor's All Risk Insurance policy to cover the construction project. 2) Engage an independent Loss Adjuster to carry out photographic survey of the Project Premise & the surrounding such as neighbor's property, rainwater drainage, public road outside the construction, kerb, etc. Master copy of the photo survey will be retain by the Owner, Contractor & Consultant of the Construction Project. A separate copy of the same on each neighbor's showing the neighbor's property will be distributed to the neighbor as record of each neighbor's condition prior to construction commencement. 3) Engage a sewerage CCTV contractor to scan the sewer lines within boundary of the property under construction. According to the Insurance policy, there will normally be an "excess" clause stating the limit. Assuming the excess is stated as $1 Million, this means any damages to neighbor's property (per incident, per property or otherwise depending on the policy's stipulation), the contractor carrying out the construction will bear the initial $1 million worth of the reinstatement to the damage & the insurance will bear anything beyond $1 million. To illustrate this further, assume the damage is confirm by comparison of the loss adjuster's photo survey against the damage, & the reinstatement to damage is is estimated at cost $1,000,001.00. The contractor will pay or provide for the reinstatement up to $1 million to the affected neighbor. The insurance will pay & $1 to the affected neighbor. Hence most of the time, the contract will carry out the repair instead of claiming the insurance. Every claim on the insurance will mean: 1) Personal liability by all director's of the contractor as the director's are required to sign a indemnity to the insurance company. 2) Higher premium for Contractor's All Risk on future projects.
