I'm now busy: - buying lights - finalising the components for the Ikea kitchen (there are so many parts and details) - choosing laminates - choosing door/window grilles - getting quotations for invisible grilles - getting quotations for curtains - going through carpentry drawings Nothing to post now coz everything is still works-in-progress. Should be able to update this blog in 1 or 2 weeks' time.

  4. Hi, can you share the "headboard" link from Taobao, as well as the recommended (3M?) tapes to stick them? This could be a suitable headboard for my 2-year old daughter. Her mattress is placed on the floor, as she rolls off sometimes. And she does bump her head on the wall sometimes. Thanks!

  9. Our aircon vendor We did not get Mr Yeak to install the aircon for us, coz we wanted to be sure that our aircon is installed by a good aircon vendor. After much research in renotalk, we shortlisted Aircon Designs, Coolserve and Coolforce. These vendors had received positive comments from renotalkers. All 3 vendors were asked to quote for 2 Starmex inverter system 3. Eventually, we chose Aircon Designs because they seem professional and experienced. Their price was also the lowest. Normally, EM owners will mount 1 compressor in the service yard and 1 on the flat exterior, or both compressors in the yard. As we wanted to mount both aircon compressors on the flat exterior, we need HDB's approval. Aircon Designs was the only vendor who agreed to submit the form on our behalf. They had to go down to the HDB Branch office in person, as there is no electronic submission form for this. Both Coolserve and Coolforce were unwilling to submit the form for us, although they readily agreed to do up the required technical drawings for the submission. As both compressors are mounted outside my master bedroom, I wanted to be sure that they are not loud. Only CoolForce was able to answer me on the decibels of the compressor - 48dB (with 3 units operating). The other 2 vendors did not know.

  11. We have opted to aircon the entire house. We will have two Mitsubishi Starmex system 3 - one for downstairs and one for upstairs. Over the past week, aircon trunkings/pipes were done. Location of aircon compressors We have asked HDB for approval to mount both aircon compressors on the flat exterior. My block has a combination of Exec Apartments and Exec Maisonettes. The EA owners are allowed to mount both aircon compressors on the flat exterior. We read in the forum that for such blocks, the same approval could also be extended to EM owners. We therefore tried, and approval was granted. I don't know exactly why approval was granted though. Both compressors will be mounted on the exterior of my master bedroom. Here is where one compressor will be mounted. The other compressor will be mounted on the wall perpendicular to this compressor.   12. Revised TV console design Earlier, I wrote about my intention to hold various electronic devices in the TV console and received good advice from some forum-ers regarding the heat built-up. I have asked Jay to design louvred doors for these areas instead. Thereafter, the TV wall will be built around it. Another way to do this is to build the carpentry first and provide a conduit with drawstring. The Opennet people will then use the drawstring to pull the opennet cable into the desired TP location. This method is riskier, coz they might encounter difficulties pulling the cable, especially around bends. Note that the space behind the TV is accessible. I believe that this will be useful. I wonder whether the accessible space can be bigger.

  14. Hi Vincent, I'm getting an Ikea kitchen too. I wrote about my site meeting with the Ikea kitchen contractor in post 46, page 2 of my T-blog. I should be buying the Ikea kitchen in Feb 2014. Hope my experience will be useful for you. I didn't get quotes from any contractor on kitchen cabinets, coz I was certain that I want an Ikea kitchen. We would like to change the kitchen, maybe once every 10 years. My kitchen in my existing 5-room flat was built by the previous owner about 12 years ago. It is very outdated now. We really wanted to re-model the kitchen, but it was too daunting. If we have an IKEA kitchen, it should be easier to update/renew it. Welcome to RT.

  16. Hi kstoh, I'm looking for a wall light for my yard. My yard has a double-volume ceiling. I see that you have fixed ceiling light on the walls (akin to a wall light) in your tall living room. Are these lights sufficient to light up the loft? Thanks.
  17. Hi nwz, Yes, the design comes first. Jay did up the drawings and technical details. These documents include: - the proposed floor plan (ie. space planning, which wall to hack/erect, etc), - electrical plan (ie. light points, switches, data, TV) - floor finishes plan (homogeneous, parquet, etc) - ceiling plan (false ceiling, cove light, etc) - carpentry designs The contractors are given the above-mentioned documents done by Jay, and asked to quote a price. As part of my agreement with Jay, he sourced for 3 quotations. Being kiasu, I sourced for another 6 quotations on my own. These 9 contractors include Jay's regular contractor (William), 7 contacts found in Renotalk and one recommended by a friend. From these 9 quotations, I eventually decided to engage Mr Yeak as my contractor. Jay does the design and also ensure that the design is executed well. As part of my agreement with Jay, he will: - visit the site once a week - Advise/accompany client on sanitary ware, tiles, lighting fixtures and cabinetry works - advise on furniture and lifestyle accessories Jay also advises Mr Yeak on the technical details. Mr Yeak is the main contractor. He does all the coordination works for everything - tiling, aircon, electrical works, windows, window grills, etc. Well, everything. Once a week, or once in 2 weeks, all 3 of us will meet on site to discuss details. I will PM you Jay's design fee, coz I sense you will be asking,
  18. Hi mellenur, I did noticed that other people's reno works are faster. However, I do not know details so I did not compare. Mr Yeak had told me before that before installing tiles, he will soak it in water till it is saturated with water. The tiles will then stick well to the wall. However, some other contractors may soak the tiles in chemical which is much faster. I personally prefer less chemical. I also feel that better workmanship does take more time. The targeted reno completion date that Mr Yeak and I agreed on is actually in end Feb 14, so it will not be finished before CNY. Before I signed up with Mr Yeak, he had already told me that my reno works will need more time coz there are many major works involved. For me, things are progressing at a slow but steady pace. What was the targeted timeframe which Mr Yeak gave you? Anyway, all the best for your reno works. I hope you can move into your new place in time.
