My OTP lapsed for 2 days, as my wife is overseas ( agree by seller ) to meet 2 days later So, new draft of OTP was prepared, option date as that day and OTP date 14 days later. with the excercise date was as that day. Agent claim this is the right way to do. But my point is how can the letter of Offer date be earlier than option date ? Agent says, HDB only check letter of offer date must be earlier than excercise date. They don't care the option date. Confused ..... how can bank offer before option date. Bank will not loan with OTP document. Agent says, don't worry, they are experts in this line. Agent also claim they have many submission to do each day. Must give them time. By the way, for application online, is there a reference code. I wanna monitor this shrewd agent. Later, I found out actually, agent side seller as they want to delay the transaction.

  6. Before excercising the OTP, seller agent ask me if mine is normal sales, I say yes. Both seller, buyer same agent because not allow co broke. 1st appointment can be early August, but agent opt for mid Aug, cause seller don't want too early.   9. Buying resale HDB with bank loan. Current pte house still service by cpf wth some balance bank loan. I had question. Will CPF wipe out all our OA for downpayment for "BANK LOAN" ? If so, when should I park aside the excess OA fund ? Timing is important because, don't wanna to park too early. Wanna keep some to service current house loan. How much to keep ? All these 4 below ? 50% of the minimum sum ( 57k ) - OA/SA inclusive 15% valuation price Stamp Fees Legal Fees Did I miss out anything.
  10. Undeclared COV - Seller have negative sales, meaning they cannot get back cash from CPF if sold. But they wanna pay agent comm. Declared COV for gain sales, because either way, they will still get back this cash.
  11. Currently, requesting for letter of offer. Trying for 80% loan OCBC = 80% ok Stand Chart = 70% ( for 2nd house ) May Bank = 70% ( for hdb house ) But OCBC rates are on the higher side
  12. I thought stamp fees is calulated as below 1st 180k = 1% 2nd 180k = 2% 3rd 180k = 3% So for 400k, it should be 6,600 ????
  13. Stamp Fees = 6,600 Legal Fees = 2,500 ~ 3,000 ( sometimes bank subsidy 0.4% ~ 0.5% loan amount ) If I am not wrong, both can use CPF after setting aside the minimum sum of 57,000 ( OA & SA )
