  1. Just off my mind, as long as the hanging light goes well with your overall concept, I think I should be OK. Just wonder if you have window at your balcony. 1 suggestion is to replace the balcony light to ceiling or wall mount if you do not have any window. This is because the wind might swing the hanging lights which might not be safe and will cast shadow if the wind blow at it. As for your living room light, you are right that it will collect dead insect and dust in it when it is covered below. Perhap, you can either choose similar design but without covering below to solve the problem. Besides, Fabric material will sure collect dust easily due to static electricity.   3. Truly that it is mostly the case. But we also have to look at things objectively. When you have confirmed with your id/contractors all the details, material and pricing, and opt to alter and amend during the work process, this will incur more work and material to do so, that's why usually cannot or pay more lor. All the more, you should finalise everything before you sign the contract to prevent any alteration to the work. I believe id/contractor with positive attitude will always try to help if the cost of alteration cost during the reno period is not to high. Ensure that before you sign the contract every details is noted down so both parties have no argument to it.
  4. Not much different except the look. The chimney do not have much function. For everyday cooking, you should go for high suction power and prefer those with auto clean function. Much easiler to maintain Front load are those opening in front where top load are those loading from top lor. For Washing machine you should see the function than the look.
  5. Laminate floor is made of high density MDF board with laminate press finishes. The property for MDF board is if you soak the board in water for short while, you will be "compensated with double the size." Indeed even if you have rectify the problem now, you need to take extreme care before water soak into the flooring. Since the flooring is done, you can't do much but to neg with both supplier and ID. I think the problem is more on ID side which I believe they have been using plenty of water to do cleaning which is not suppose to for laminate flooring.

  8. funny how you advocate the use of a HDB contractor. but the one which you shortlisted seem to be off the HDB's list. Those who keen in the service will know check the Licence. Again, I stress again that I've check and confirmed. I said earlier that he had 2 companies and director of both. I don't have to prove to you further cos you don't need it. People whom want to engage the service can always check the companies in person. For your info, the other company is Palmco Services which my work permit clearly shown. Why not you check and post the full details of both companies here since you are so "hardworking" I've checked the licence personally and licence was shown in his name. For all you know, he own's 2 company which 1 is sole proprietor. You can always call up to find out more if you are keen in his service. The company seems to be on a silent side for their marketing but business seems good. Last that I knew the company was the boss himself manages all projects by himself including Design and planning, everyday site visit etc. All my friend said that he is very helpful and on the ball and keep his promises, very prompt to delivery. I was brought to view few of his work done and in progress from HDB to landed property. He even told me bring me to view tiles and toilet accessories and told me no obligation; seems very sincere. Quite pro with his work as he can pin point exactly how to work things, and all the technical aspect with pros and cons. Amongst all quotes I've seen, I think I'm quite comfortable with him especially all my friends claims the company is very good not only in workmanship, delivery but also price are reasonable and all the work is done in-house; ie the company has his own tile laying man, carpenter, electrician, plumber, air con, painter etc, practically they don't sub out any work to others - would you believe it? I see it with my own eyes when visiting the sites. Anyone know any company who has the same capability that is comparable to this? Please PM me for more info before I make my decision. What about all these below post by vinlee clearly, directly and openly posted the name, company and even request forumers to PM he/she for info....when he/she do not allow me to talk about my contractor. In particularly following through my posting and only pin point to few that he/she claim I'm contractor. Nothing mentioned about other posting. Vinlee registered in sep 05 having only 164 and of which more than 20 posting talking about my posting. I really don't understand the intention. Vinlee did pretty detail search and concern on all my posting....wonder if he/she really "fall in love" to that. For 2 years as passive members and suddenly so active about my posting......? Be it I'm or I'm not a contractor, this is a place for forumer to share opinion, experience and information but not personal attack to my posting ever since my first posting, isn't this shady and suspicious? Why didn't he/she make comment about my posting to technical information? Or perhap didn't want me to crack his/her lobang too much as he/she is a id/contractor....   10. I guess around $1,600 to $1,800. You can try to ask your ID to do only very visible area and whereby is not cover up by carpentry work or other things. It should save you some cost.

  13. Agreed. I earn nothing to give my opinion here but all out of interest that's all. Only thing good is I also learnt from people here. Sales people do not do long-shot sales pitch,adding to your point, sales people do not want to crack their "Trade-Secret" esp in this public area.If I'm the so call "Contractor" why should I crack my own "lobang" unless I'm so confident with my trade; if so I deserve the good returns, right?
  14. BCA standard is below 3mm. It is achieveable within 2mm. 2mm is acceptable. We have to understand that every pcs of granite tiles are difference by few micron. It is the skill of the tiler to align the tiles as straight as possible but visually if look neat, it is acceptable. Whereas, chip line is more on handing of granite during transportation and laying. Minimum chip is acceptable but your tiler can also help to place the chip tiles to the corner. Unless the tiles delivered have alot of chip corners then they can't do much. The Other point to take note is the colour of granite. As this is a natural material, you can't expect to be consistance. But can request your tiler to organise the close colour to place together and gradually run of the tone.
  15. That's great at least he is did not delay the work and at least get the work going. Earlier, I did not get the full picture. Truly, any delay for a direct contractor will cause additional labour cost and certainly he will eat "wind".
  16. Pointers refer to tile joints. A tiles at the center have 4 corners. If 3 corners of the tiles is levelled to its adjacent tile, It is qualify. To check visually, you can just feel the joint part of 2 tiles. You can check with your contractor about this. Most contractor will know about this and the statement is qualify by BCA in Conquas 2000 which is the standard set for all construction firm.

  18. I don't think this will work. For few thousand more, I don't think its attractive when it is on condition to restore the wall at the seller cost. Might as well sell to next in line which do not cause any inconvenience to seller. Isn't paying higher price to seller to restore the wall hard cash too? unless you are buying below valuation, in this seller market, pray extremely hard
  19. That's the ruling. All property is sell with"as it is" condition. I don't think any seller will want to restore the work for you. Question is who will want to pay for it when it is sell on condition that what you see is what you get. You have the option of not to buy it. If you really like it you have to pay for it. Besides, since the seller will be staying in till the sales is completed, do you think they will want to accept the inconvenience to restore it? They might as well sell to others when there bounce to have buyer who like it in similar way. Afterall, you still need to renovate the place after the transfer of ownership. Unless, you are willing to compensate the buyer handsomely for the inconvenience that cause.
  20. Just to update you the technical part about granite. Generally, no contractor will want to recommend you polishing granite as the cost is too high; can be higher than hack out and relaying the whole area. But, granite can be polished, else you wouldn't have the polish finish granite tiles. Don't think your id smoke you on 1 part but to blame that he does not know his work well. Since you are laying granite on floor, just expect to have slight unevenness here and there; practically, all kind of tiles wrap, as such, you may feel some area to be uneven. Thickness of granite tiles also play a part. Even within the same piece of tiles, the measurement may differ between the corners and cos the uneven. However, as long as 3 or more corners of the pointers are flush, this qualify the laying.
  21. Hi Happy, U r welcome. You should work with more professional and service oriented people. Contractors showing their receipt is to tell you they are capable to close deals as customer trust them. But frankly, this do not truly show their profile as utimately, delivery is more important than closing deal. Personally, I do not trust this sort of tactic; indeed I'll ask myself since they have so many deals, how can they manage my work properly. Besides, if they have so many deals, why should they lower themselves to tout around; "Touting" is as good as begging.
  22. There is no ruling to who to restore the unit back to its original. Question should be who to pay for the restoration Yes, unless it is part of the sales contract and must be clearly written down. Whereas getting the renovation permit on their behalf, there is a indeminity required.
