  4. Hi yishunflat, It is very hard for us to give you any advise. We do not know the condition of your flat. As your flat is very old, expansion and contraction due to heat and poor workmanship may have caused the tiles to crack. When one tile gives way, the rest of the tiles will also give way just like domino effect. It has happened to my old condo before.

  7. Hi hdb4ever, I find it odd to have 4 pipes in your service yard. Is there another pipe in the kitchen? There are a total 3 pipes in my 5 room flat. One in the balcony, one in the common bathroom and one in the kitchen. There is no pipe in my yard! Nowadays new BTO flats have 2 pipes in the air con ledge and one in the kitchen.
  8. Very impressive renovation that you have! Your dining room light is unique! In your common bathroom, is there any exhaust fan? Are you just relying on the ventilation grille? Do you plan to keep the common bathroom door opened all the time? One suggestion for you to consider is to install two dustbins under the kitchen sink. One for normal trash and the other one for recyclable trash like the ones in my kitchen.
  9. Hi Yokechye, I think it is better to install a glass door at the entrance of your WIW. Besides keeping out dust and saving aircon bill, it looks more elegant with a glass door. For the drying rack to be placed in your cozy corner, do you plan to have the ceiling mount type or just those floor clothes rack with 4 wheels?
  10. Really impressive home that you have! It is good that you concealed all the pipes in the bathrooms. The tree-like pipes look really horrible! I notice that you don't have a drying rack in the kitchen. Do you have a clothes dryer in the kitchen? Is there a door to close off your walk in wardrobe? Won't it be too exposed when you or your wife change clothes inside?
  11. Hi Gaddy, BP flats are very high rise and have nice view. Is your balcony's view nice? You can create a semi open kitchen with entrance at the middle of kitchen and make it into a U shape kitchen. You can place your fridge at one side of the kitchen as highlighted in red below. You can make your kitchen bigger by extending it outside of the kitchen.
  12. Very nice layout with good size rooms although your kitchen is a little bit small. Do you plan to have an open concept kitchen? Also I notice there are plenty of recess areas under the windows. Do you plan to use them as storage since there is no storeroom now in your flat?
  13. Hi pitterpat, Since your bathrooms are separated, that is why there are pipes in each bathroom. If the two bathrooms are adjacent to each other, usually there is only one set of pipe. Agreed that HDB should have created bathroom windows facing outside. Do note that if you install electric clothes drying rack in the service yard, you will be able to see hanging clothes from living room, dining room, and even study room. You cannot hide clothes hanging on drying rack by the beam. Now that there is no wall in your service yard, your clothes will be exposed. It can be quite unsightly in my opinion. You may want to buy a dryer instead.

  18. Hi Yokechye, it looks like the individual window pane cannot be pushed all the way to either side of the window frame. There are fixed distances between the windows. I think BestView windows allow you to do that. Are you planning to install any invisible grille at the window for security?
