  7. better check with HDB. I think is case by case base. may be can get a smaller flat.. sth that within ur mean. For this kind of case, don't depend too much on forum information. Get the information direct from the source. If my understand is wrong or I remember anything wrongly, the person suffer is you. Drop HDB a visit.
  8. those rebate that announce during budget time. eg. PUB rebate, TC fee rebate and simi etc Then also ur personal rebate, as so far the personal rebate is tie to the household. Bigger house, less $$ eg http://app.singaporebudget.gov.sg/budget_2010/hbc/index.asp Household Benefits Calculator for 2010 Yes, subjected to income tax. Whether can declare under ur wife.. I'm not to sure abt it. Present property tax is 4%. Increase to 10% U agar agar hor.. existing property tax u pay X 2.5
  9. Yes you can. But what for? U can rent out your HDB but need to get HDB approval. Then you lost all the rebate. Then need to pay the rental fee as income. Then property tax will be 10% since you had rent out the HDB. Condo rental also not very cheap.
  10. if you sell back to HDB, will not in market rate. HDB will buy back base on their valuation which is different from those valuation report that you will expect to get. base on what I read. Possible, buy back your husband share. If your dau is follow u. Don't return to HDB, if possible One of my friend divorce and return the HDB unit back to HDB. Penalty, cannot buy HDB for next 10 yrs. I find this in HDB http://askhdb.hdb.gov.sg/Home/hybrid/Theme...ategory%3D60665 Q: What will happen to my flat when I am going through a divorce? A: Under the HDB's prevailing policy for divorce (not due to non-consummation of marriage or annulment or break-up of Fiance / Fiancee relationship), a divorced party who has the custody of the child (including care and control) is allowed to retain the flat subject to the eligibility conditions. For further details, please click on the Retain Flat Ownership. Retain Flat Ownership. http://www.hdb.gov.sg/fi10/fi10326p.nsf/w/...ce?OpenDocument Divorce Under the HDB's prevailing policy for divorce (not due to non-consummation of marriage or annulment or break-up of Fiancé / Fiancée relationship), a divorced party who has the custody of the child (including care and control) is allowed to retain the flat subject to the eligibility conditions. If there are no children from the marriage, the divorced party (flat owner) may retain the flat under the Single Singapore Citizen (SSC) Scheme, provided: * he / she is a Singapore citizen * he / she is at least 35 years old * the matrimonial flat must be a resale flat purchased from the open market without the CPF Housing Grant for Family. If the matrimonial flat is bought directly from HDB (including resale flats bought with the CPF Housing Grant for Family), the 5-year minimum occupation period (MOP) must be satisfied before the divorced party is allowed to take over the flat under the SSC Scheme. Alternatively, the divorced party may include another person to retain the flat, subject to the prevailing eligibility criteria and eligibility scheme regardless of the occupation period. If the divorced owners wish to resell their flat in the open market, they must have completed the MOP for the flat, as at the date of divorce completion. If the divorce is within the MOP and none of the owners is eligible to retain the flat, the owners may have to return the flat to HDB, subject to HDB's approval. The compensation for the return of flat will be determined by HDB. View guidelines for the Minimum Occupation Period (MOP) for HDB flats.

  15. pay $5 + GST to HDB. you will receive the floor plan of that unit.
  16. wah pian. call him uncle. then you need to call me aunt liao faint ----------- base on what I heard on bank loan is .. bank auction your HDB. selling price - (the $$ you own the bank + any fees or interests) balance return to CPF that has been use for this HDB overflow will return to you in cash I believe HDB loan also work in this way. The different between HDB and Bank loan is HDB, you miss few installment , willn't DEAD. Can neg with HDB for extend installment or special installment. Or HDB can work out plan for you , like downgrading. So the mthly installment will be manageable to you. Bank, once you miss installment, interest roll in. few rolls, lawyer letter come in. then sticks came and stick your TV, etc
  17. this evening, went there to have our dinner. "angry" dinner. And it is cause by Lerk Thai Restaurant #02-12/14 nearly 70% are food, look like Clementi that 金满地 We order 1 veg, 1 pancake, 1 soup, 1 egg, 1 olive fried rice, 1 pineapple rice and 1 steam rice. The way they serve the dinner. Make us so angry and in the end, we cancel the egg which never serve after asking 3X. 1st they serve the soup then after we finish the soup, waited for few mins. Long enough for me and my kid to play 2 games. Then they serve the pancake. When I ask the waiter , when is the steam rice and other items. He just say sorry.. coming coming. wait until pancake cold. Olive rice arrive but still no sign of the steam rice. Wah liao.. steam rice also need to take that long one mah? Every item is serve few min after each other and we need to stop eating just to wait for the veg, etc to be serve. They don't even remember the steam rice after we ask the 2nd time. There are 2 table beside us , order later than us. Already finish eating The share is small and expensive. No worth. They charge everything 1 ice water $1 1 cracker which they default place on the table and never told you that it cost $1. Just a small bowl. 5-6 pcs cracker.. $1.. wah pian.. 1st and my last meal in this restaurant.
  18. agree with neubie. That's what we did when the seller want to increase another 4k when we had agree the price early. He receive the valuation report and the price is much more lower than what he expected.
  19. Regulation effective from 15/11/2010 Your OTP sign on October. No. This new rule is not apply to u. The agent can represent both party. BTW, change of names for PUB is just out of good will from the agent. Some agent provide this extra services, some don't.
  20. higher selling price also mean higher commission. Not truth mah? So.. why ask for extra red pocket.
  21. I think the buyer didn't ask TS to vacate the house before 2nd appt. The buyer don't want to keep on their agreement for letting TS to stay another 1 mth after 2nd appointment.
  22. Use his commission to pay for your stay. Complain to his company and CEA. This kind of agent must WHACK him hard hard.
