Let say; val 250k cov 50k total 300k Sell com at 2% = 6k Seller still got to gain at 294k If sell to u at 250k plus 10k cov, total 260k. Seller lost 34k. You know how to do your math, seller ain't stupid either. Good luck man. -

Yo bro, u could work within your budget. Take out the wants and keep the needs to reduce the total sum. Frankly, can't comment much on the quote, but i do felt that the masonry is reasonable but the rest is a little on the steep side compare to my time. Cost might have risen over the years, you should know better when comparing quotes. 60k is not a small sum, to many people it is considered quite a big amount. U r the customer here, I definitely cannot stand the tone of you contractor. 60k not $$? I will ask him go fly kite, and look else where for a more sincere and willing contractor that will listen to your problem. -

Yes, your r right. It is just human that we will want to sell higher than before. Seller wants to sell high, buyer wants to buy low. It all boils down to how deep our pocket is. -

It the norm. But of course can always change, tell them u will not pay till the carpentry is installed. Put don't B&W if u don't really trust them. For my case, only verbal, i paid up to 90% once work is almost 100% done, holding back the last 10% for minor touch up job. -

I think he is trying to pull a quick one on you. Tell him got proof please sue me. Very hard to proof that the crack tiles are due to your wall hacking. Besides is his willing to get professional to validate his claim? My neighbour 3 units away from my also do major reno with wall hacking.....so far nothing wrong with my unit or no complaints from the neighbour. -

In the end, still a HDB flat but need to follow pte rule just because it is built by pte developer. I think comparing DBSS and EC, i will go for EC. Smelly smelly must have 100k ~ 200k at least cash on hand if all your funds are locked at your property. Contra facility is for people taking HDB loan. -

An Electrican will be able to answer your questions. Common sense, if your over and aircon is meant for house hold usage then it should not be a problem. -

Welcome welcome another potential EM owner. Are u buying for investment or a place call home. If it is the latter, then just enjoy your hunting for a EM home and of course one that u can finance comfortably. The rest need not think too much. Rewiring depends on what u want, can range from 2k plus to 4k plus. Awning usually about 3k to 4k and need to apply for approval. For a overhual EM usually about 50k but if u want something for posh 80k to 100k -

HDB rules changed alot. Few years back when i'm looking around for EC, the sales person told me must pay levy. Probably he did not do his home work and lost a potential sales. Thanks for the info. -

Aiyo, totally different interpretation from what HDB website says. Most will think that max cap at 25k. Those doing selling/buying got to be careful. -

Don't think your understanding is correct. 50% of cash proceeding OR 25k which ever is lower. The key words are OR and lower. -

50% or 25k which ever is lower, meaning max is 25k only, no? That's mean: 1) Profit 60k, 50% = 30k. So u need only pay 25k. 2) Profit 40k, 50% = 20k. So u need to pay 20k. Correct? -

Can u explain what's the 50% cash proceed? Taking HLE only requires you to pay COV by cash and the rest can be deducted thru CPU, u need to set aside cash for stamp fees as well but can be reimbursed thru CPF later. If u take bank loan, there is a 5% of val in cash, so u need to set aside 23.5k.
