The LEDs do last longer than say energy saving bulbs but the drivers are a different story. The analogy I like is that of a seiko kinetic watch. While you don't have to change the battery, the capacitor will break down as often as battery needs to be replaced. And of course capacitors are harder to find and more expensive to replace. I should've said the drivers will start to break down after two years. Out of the 80 odd no-brand LED down lights we've, 5-6 have gone down at around the two year mark. You may think that's not so bad until you realized you don't know where to buy the drivers and you can't change the drivers yourself. Our contractor had to visit quite a few lighting shops before one would agree to source for recon drivers (whatever that means) for us. We also had some Philips LEDs that broke down and Philips don't keep the drivers in stock. So we ended up buying the entire led light which is not cheap. As for the throw, perhaps it's not apparent in your case because of the orientation they're positioned. For my down lights the beams are like spot lights. In our dining area we've a 18w energy saving which appears brighter then the 4 x 7w LEDs around it. That's because with LEDs you've dim areas in between the beams.- 686 replies

The problem of LEDs is with the drivers. And drivers are not readily available nor are they easily replaced like bulbs. My experience is that drivers will die right around the 2 year mark. Moreover LED lights throw out in beams. So while they may be bright you don't feel they are so because the lights don't fill up the space. If I've to do it over again id go with more energy saving and T5.- 686 replies

I was in a similar situation (land 1880) and I love the location and got the property cheap. So I thought doing it up with a complete rebuilt would have been a good idea. I wanted to max built in with four floors and roof terrace... and there were problems with marine clay so deep piling was needed ($150k)... So by the time i included interiors and loose furnishing I would have spent at least $1m. Not to mention the time and headache of managing the build. So I sold and bought another bigger property and did a relatively straightforward Reno instead. Of course the investor who bought my property did it up and sold it for 3x the price he paid for. He did spend more than two years building and holding it for the buyer to pay the price he wanted. In the end everybody got what they wanted and was happy. That was 2-3 years back.

Enclose The Backyard

I've done an ALU-polycarbonate roof at the back. I've enough setback but I've also seen many enclosed areas that don't. You shouldn't have a problem unless your neighbor complains. What usually happens in sg is a unit does something and the neighbor starts to copy and soon the whole stretch has the same. I doubt the BCA would come down hard for no reason. -

Lap Pool Anyone?

Have to scale down our ambition from 20m to 14m because of a manhole. Why did pub put the manhole inspection access in private land?? They would do well to remember the p in pub. Anyway I googled and checked out a few companies. Most expensive quote was $130k which includes plan submission and approval to move the drainage pipes. -
Extension In Backyard

I've polycarbonate roof with aluminum frame. I think a full aluminum roof will make the space real dark. They are ok no leaks although I had to install sun film because the wet kitchen could get uncomfortably hot. I think my contractor said glass is too heavy and expensive when I asked why polycarbonate. -
Ok we've decided to do a laptop by the side of our property. Dimension will be around 3m x 20m. We have absolutely no idea what to consider other than we'd like to have a salt water pool system. What's your experience?

Morgan, this is Andrew. Our hardwood floor was damaged (gaps) when our contractor flooded the house for hours. Now that the reno is over, we are thinking of replacing it with vinyl. We much rather have real wood but we have kids and can't imagine going through another round of hacking out the old floors and putting in new ones. Can our floors be repaired? What do you think?

Wow I heart this. I was extremely skeptical of the tiled countertop in the kitchen but it turned out brilliant. Design is edgy chic that doesn't follow the design cliche of our time (*cough scandi cough*) Best yet in renotalk.

Well you get a small dent. I know because a friend parked in front of our property w the gates opened. But the sensor was not blocked so it closed on her car. Really it was the best $500 I spent. My auto gate receiver was in the garden so it's hard to remotely activate the gate to close from the car outside the house.
