  1. Don't know whether is Ariston or Joven storage heater better? Any feedback from the forumers here? Is the 15 litre one enough in terms of water pressure and heat to supply to basin and shower? My current water pressure in my current unit (mid floor) is much weaker as compared to my previous unit (top floor). Would there be a significant improvement in terms of the water pressure if I switch to a storage heater?

  5. It's Joven. For the Rinnai type, only those new flats that have PUB piped gas can install. Older HDB flats can't be installed.
  6. Hi, I would like to install a storage heater in my MBR toilet to replace my current instant heater. May I know what are the recommended brands and the estimated installation charges for the heater and hot/cold piping? What is the ideal strage capacity if it is only for one basin and one shower head? Will there be an increase in my current water pressure? For my previous flat, I was using a Rheem 6 Gallon storage heater. It would be good if someone from this forum can give their views and recommendation. Thanks!

  11. To all forumers here, DO NOT buy any air-cons from ALLBEST at IMM. Their workmanship is atrocious and their after sales service is horrible. I bought my Mitsubishi Heavy Industries system 3 aircon from them and condensation was already forming on the casing after 1 week. When I called them to check, the workers simply insert newspapers into the plastic casing. **** unprofesional. In the end, I complained to CASE and they decided to re-do the whole piping. Gave me so much headaches. Now my new unit is using Mitsubishi Starmex system 4 from GainCity. Workmanship is good and air-con has no noise at all.

  13. Well I have been using this Hitachi model for about 6 weeks liao. So far no problems. Very easy to use and sure can wash a lot of clothes. Still trying to figure out if I use spin of 600 rpm vs 1000rpm, what is the main difference? Does the clothes get drier but more creasy?

  15. Piwi, Since you have already bought the unit. LL liao, got to bear with it. But if I were you, I would definitely go for the soft approach first. Bring some CNY goodies and ask them nicely about the plants issue. Tell them that you are VERY concerned about the neatness of the corridor (outside your unit). Seek their understanding. If they choose not to respect it, then got to think of other ways to deal with. This type of family is very common, act like Yaya Papaya, they are not afraid of ppl complaining to the authorities abt them (e.g. Town Council, NEA, HDB, Police) becos they know it's public corridor. You shd be quite thankful your neighbour is not a karang guni family, piling their "precious stuff" in front of your unit and create a fire hazard as a result. That would be even worst.
  16. U can try to order from Thian Lee Hardware. I bought mine from them in 2002. Shifted them to my new home in Dec 09. Still in good condition.
  17. Wanted to reduce the hassle of shifting 2 times originally. Nevertheless, I have shifted into my new hse for a month already. During the interim period where I had no home, I shifted all my furniture and stuff and left it there for a month's storage at Exxxx Movers and the whole family bunked in with my in-laws' place.   18. The rules on giving of commission to the buyer's or seller's have relaxed. It's up to you to negotiate with the respective agents. For e.g. let's says you can reduce the selling portion to 1.5% and the buying portion to 0.5%. I believed the agents would take the bite if the unit does not take too much effort to sell (e.g. expenditure on advertistments, fuel, time and effort spent). Just my take on this issue. Cheers!
  19. It should take about 5 to 7 working days for the CPF sales proceeds unless there are hiccups by HDB or CPF Boards. For cash proceeds, HDB would issue a cash cheque in either your name or your co-seller's name. Hope this helps.
  20. Pls don't be naive. Unless you are an agent yourself or knows the procedures very well, it's quite troublesome to do the paperwork. In the first place, the agent might not even promote your offer price to the house owner if you are not willing to pay him direct commision of 1%. But based on the relaxed rules on sales commisssion right now, it's best that you state your intent to the seller's agent early and clearly. Commission plays an important part in getting your desired unit if the advertised unit is very attractive and have a lot of viewings and offers.
  21. In my opnion, VTO would greatly depend on whether the unit being sold: 1) Has the valuation report been done? 2) Is the valuation report going to expire soon? In the first case, the owner might be just testing the market,hoping for a astronomical figure and may not be sincere in selling his flat in the first place. For the second scenario, it depends if the owner is desperate to sell the unit before the expiry of the valuation report. If so, he may lower his expectation and accept a lower bid. If not, he might just re-do the valuation and get a slightly higher valuation basing on the current HDB resale trend and prices. Ultimately, you still must know the valuation and transacted prices of recent units sold in the area. Do your homework, do not simply just listen to the agents. Sometimes they take the easy way out and just want the transaction to close asap and move on. Increase of $10k is not going to increase his commission significantly.
  22. Used Elite Movers for my recent shifting. All workers used are S'poreans and they are very responsible and takes good care with your stuff. Basically it's a ease of my mind.
  23. Adding new fixtures like built-in furniture, new coat of pain etc might have a slight increase in the valuation. But it wouldn't be a significant increase of more than $10k as compared to units in your neighbourhood. The key factors in determining the valuation is the location, level of unit, amenities in your area, age of flat etc. Even if you have spent $100k on your reno, you would be lucky if the valuator add on $20k to the average valuation price in your area. That's my view. Cheers!
  24. For the creation of the dining room portion, perhaps you can do something similar like my house whereby you hacked amd shift back back the kitchen wall. Then do a tempered glass screen so that your kitchen wouldn't look too small and still allow the light to pass through. Hope this helps
