Cost Of New Flat In Sengkang N Ponggol?

I bought my 5rm Design Plus flat (110 sqm) in Anchorvale for $253k in 2002. Just recently sold it for $428k. Cheers! -
Ya, I did think of shifting the fridge to be beside the dining area but I would have to do a fridge base which will spoil the original dining area flooring. Would shifting the current top cabinets to be on the opposite wall help and at the same time make another row of top cabinets? Thks for ur suggestion. That was part of my intention as well. Seems that we think alike. Well, I did go to IKEA to source out some storage cabinets options too. Most likely, I wouldn't alter too much of the current fixtures in the kitchen. Add-ons would be a better option. I did see induction cookers at Mayer before (very expensive!) but my family prefer the common option of food cooked using flame. Tastes better and it takes a shorter time too. If i ever get induction cooker, would have to cut a hole in the current kitchen top to create the space.

Yah I agree with you. The kitchen is shortage of storage cabinets, cooker hob and hood. Now I am thinking very hard how to think of a solution to get round this problem. I can't dismantle the original cabinets as they are made of expensive laminates. The space above the cabinets are not fully utilised. Does anyone have any solution? I don't really understand why does Shalom need to charge for the usage of boxes. Other transportation companies provide free boxes.

Jessie, it's really nice of you to offer your empty boxes. But I don't drive so it would be quite difficult for me to collect from you at Hougang and back to Sengkang. Thanks for your offer though.

We didn't really wish to change the air-con in the first place since we don't foresee using it that often in the 1st place. However, after getting an air-con servicing guy to take a look; he strongly recommend us to change instead of just cleaning it coz the fan coil units (internally) are all rusted and he told us that there's leakage of refrigerant. So, we have to squeeze some funds out to go for a new system. Anyway, have him removed the exsiting units for us, so that we can have the spot plaster as well. As such, no really have time to go around sourcing for the best deal, etc. ************ Strongly recommend you to buy your air-con from Gain City only becos of their workmanship and after-sles service.

Congrats on ur new home. If I am correct, ur new place should be one of the blks in Lengkok Bahru or Hoy Fatt Rd? Ur house layout is exactly the mirror image of my parents' home. Btw, they are staying in blk 51 for 22 yrs liao....This type of layout is a typical condo layout. U can try putting in a longbath in the MBR toilet as it can definitely fit. As for the long kitchen, you can perhaps shorten it and create another additional space for the dining area. If u do not want the balcony, u will have a very big hall liao. Kust my comments.....Cheers!

invigorated, Congrats on ur new home. The design sure looks nice! Perhaps you might want to add a shoe storage cabinet cum seats near the main door and some more storage cabinets at the living room (on the side of the wall of your LCD TV). You might be surprised you will run out of storage space over the next few years very soon. As for the strings concept - it might look nice but it may not be practical as it stretches till the walkway. Imagine having to pull it aside whenever you walk thru, quite troublesome. Perhaps you can just terminate it till the edge of the sofa. Just my 5 cents worth of comments!

Living Room bigkev, Congrats on new home. It really looks nice and spacious. Definitely love youe MBR theme with open bathroom concept. One query to ask you - For the made to measure storage cabinets next to the living room windows, what material is being used? Can a human sit on the cabinets without damaging it? Is the opening from the top or the side? Most imptly, how much does it cost to make this as I intend to do one for my future home too?

Buy Or Sell First ?

If u sell first, u need to ensure that the sales proceeds is credited 1st. If not, u may need a bridging loan from the bank for the downpayment of the 2nd flat. A lot of payment for the 2nd flat needs to be paid upfront in cash if you have not sold ur old unit first. My advice is to sell first before buying. During selling, ask for free stay of 1 to 2 mths as part of the selling conditions to ur hse buyer. So u can drag and cater a mth to search and another mth for reno works. As for me, I sold off my unit first and found my ideal unit within 3 weeks. Not to worry, it's more impt to sell the unit at a good price as the market is currently flooded with a lot of sellers as compared to buyers. Look at ur budget, u can buy a poor condition unit at low COV and redo the whole hse reno or get one with high COV and do minimum reno. Ur choice? -
Definitely not worth paying $35k for COV for a 3A unit irregardless of location. Might as well get a 4NG unit in a mature estate. Imagine you still have to spend another $20 to 30k for reno which involves hacking. U have to do the comparison yourself.

Just called Aljunied town council. Apparently, the lift upgrading programme for my section of Blk 636, Hougang would only be completed in 6 to 8 mths time. Sigh...during the moving of house, the workers got to go the 9th level, then carry my bulky items 2 levels down. Think the moving charges going to be very expensive. Any forumers here got any good recommendation for movers? I have heard abt Shalom, but it seems that their charges are very expensive. Furthermore they charge $2.50 per box (20" by 16" by 16").

Unit's Original Floorplan (105 sqm) The owner previously have hacked and shifted back the kitchen wall to accomodate a dining area as you can seen from my earlier pics. Typical condo layout with ease of placing furniture and privacy for a corner unit.

That was also the reason why I bought this unit. I have seen countless units at AMK and Hougang. Their units' condition are atrocious and with minimum carpentry work, yet they are still asking COV of $20K and more! It's quite difficult to get a unit in a good location, high floor, good reno at the same time. Thus I felt I had to secure this unit on Wed night without allowing the owner to think twice about advertising again over the weekend. There are sure bound to be viewers and offers coming in. And I did not want to start a bidding war as I felt that my offer would more or less secure this unit ultimately. Who would nowadays pay $45K COV in this current market. Even 5 yrs old Sengkang and Punggol units with fantastic reno are only asking for $15K to $25K COV. I felt that if I bought a lousy unit, even if I spent another $30K to re-do the whole house, I may not have the current feeling when I stepped into this unit. Even the agent was very surprised when he was asked to sell on the owner's behalf. He thought that he went to the wrong unit. With the amount of freebies he gave me, at least it comforted us. Now, I only hope that I can do a early completion as the interval bet my selling hse and buying hses' 1st appt is 3 weeks apart.

The owners are upgrading to a semi-D. They are rich ppl but have no airs, DH drives a Merc. This place has sentimental value to them and is just oppo their parents' place but they liked the semi-D even more. In fact, when i paid $45K COV, I was not expecting anything from them. I just wanted them to close the deal within the same night as I needed a house with minimum reno urgently. The unit is in very good condition except that it is short of storage space. Thus I may have to do up some reno. Compared to lucky Jessie who paid $355K at valuation for a EM at Blk 615 Hougang, I felt like I had overpaid for my unit though.
