  3. the penthhouse is within a condo/apartment development? if so, need to get msct ok too. then will need to get PE to do submission. Not sure for condo if the additional space will have a impact on your property tax. for landed, any increase in your GFA, u pay more to iras. But the increase is usually quite marginal
  4. i do also have the same feeling. have that weird feeling that the whole spiral staircase can just topple over. also those spiral stairs that i've seen are also quite steep. defo not child and elderly friendly. that's just my own opinion.

  8. hi, glad to help. let me pull up my quotation and let u knw. actually, my reno is just about to start. was tenanted for the last few months and just got all those permits from ura and bca done. all the paper work is a real hassle. even though all handled by the PE and contractor, still, the waiting game is no fun. pls bear with me for a while, kid exam now, and daddy here more stress than her.

  10. Agree. Valuation is just a reference point with Buyer and seller on either side of this number. To me, it seems valuations is like 95% based on recent transactions in that area for the same housing type and the balance 5% based on condition of house, location. But because banks use it as a maximum level to work on the loan amount, it's an important number. for bro wind, i suggest use another 1 or 2 contractors to compare prices. but remember to compare apples to apples and factor in a good buffer....u will definitely add more things along the way. for me, i look at renovation to make the place livable to my standards and expectations. not for the purpose of how much i can sell next time. one man's meat is another man's poison. espcially if u intend to stay at the place long term. by the time u want to sell, new design will have appeared to make your reno look outdated. reno is a tiring but exciting thing. have fun.
  11. tks bro. good thing about laminates though, there's warranty for them. but it just feels different steping on them. i think timber flooring refers to long, wider, thicker wood panels laid on floors....(i most likely to be wrong here)
  12. i am no expert, but i guess the closest will be those laminates. to me, i can live with the negative aspects of parquet. (so excited...already gotten approval from ura for my plans)
  13. correct. just as i advise my corporate customers when they are trying to hedge their price exposures, i tell them to know what are their objectives. never try to read the market. go with what u really need and can afford at that point in time. if you are buying one for investment, take it as a medium term investment and ensure you can pay the mortgages even if you are getting negative (or worst still, zero) rental yield. which is why i am not sure if we are going to see another mkt correction anytime soon....even next year. oil prices are at an acceptable range, banks are not collaspsing, factories are slowly getting busy again...i.e....the world is on a recovery phase....albeit slowly. current property boom is fueled by low interest rates and bad returns in other assest. recent government intervention will slow the growth but not crash it. there are signs of slowing but u are not seeing any mass panick selling yet. some say there will be a lot of fire sale come next year when there will be lots of TOPs, we shall see. I am not talking my own position I only have one property for my own stay. I am also hoping for some correction to get into scene but for now, i need to sort out my renovations.
  14. nothing much u can do to existing gaps other than change the whole floor. my contractor told me can never have no gaps but he can only try to minimise. to minimise, he says make sure the timber strips are really dry (his subcon bakes them again) and also during installation, he mention "tying" the strips tighter (not sure what he meant). let's see.
  15. one thing about parquet is that the strips will contract a bit over time, so the gap between them will show especially if the layer does a bad job. the wood they use these days are also younger and softer, hence more prone to indentation if u put something heavy like your bed over it. in your picture, the short timber strips should have been laid in a L shape pattern. It's such a waste to hack them away as they look to be in pretty good condition still. But i understand your feelings. your contractor should be best to advise you on shifting your toilets. if it affects the main sewage pipe that run under your property, then you will to apply for permit. my A&A will hopefully start soon. Drawings are now with URA for approval going into the second week. It sure seems really slow.

  17. could be. But i think there are exceptions. I handed over my EC to my buyer in 2 months and i still have outstanding loans for the house. We mutually agreed on that.
  18. I feel for you Spaceboy and I admire your open-ness in sharing your unfortunate situation with other forummers. Did you post your story in other forums that's frequented by young couples looking for their first home? I assume this is your first home and you and your wife are getting married all eager to start your first nest. And this is where I am very frustrated by our system. Where is the kind of protection by our gahment when needed? Yes, there was a bit of impluse on your part, but that is understandable as you were probably very keen on that unit and worry that you may not get it. And this being possibly the first propery transaction, you may be unsure of the procedure. Or even if you really want to sign on the spot, your agent should at least advise you otherwise. If i were in your shoes, I would be at a complete loss. Can small claims tribunal help? I am just voicing out some other possibilities. p.s. i will be moving into that neighbourhood in a few months time.
  19. Yes, I agree the agent should bear some responsibility. When buying a resale flat, is there also a cooling period between placing the deposit and signing the OTP? If there is, suggest go back to the agent hard on this. To Spaceboy: What did the police say? Can they do anything? Is it useful to approach the MP for the area? I think the MP is Inderjit Singh.   20. i feel any agents worth their salt should have the basic knowledge of a standard sales and purchase of a property. i guess most of us here are not into buying and selling properties every other week (or months or years for that matter....at least for me ), so we will normally have to rely on agent's advise on the procedure which is what they are paid to do in the first place. I guess i was lucky in having acceptable agents (NOTE: only acceptable, and not exceeding expectations) that made my sale of my EC and purchase of our new nest a smooth process. Did your agent ask u to sign the OTP on the spot? The time between u handing over the 1% and signing the OTP is like a cooling off period. You paid the premium (i.e. the 1%) for this option to back off the deal if you so wish to for whatever reason. It also gives your lawyer time to do some basic background check on the property (tenure, land size etc) and also to finalise your loan. Once you sign the OTP, and decide to back off, not only you stand to loose the entire 5%, you may get into some legal bind. The "industry norm" of completion is 12 weeks. Though this can be negotiated and mutually agreed by both buyer and seller. wonder what's taking the authorities so long to license all property agents.
  21. u might want to supply more details what you intend to do on your inter-terrace. are u tearing down and rebuilding OR are u doing major A&A are u adding a 3rd floor or attic are u changing the roof will u be relocating the power supply to the front and changing to 3 phase to me, these are the major considerations.
  22. digging up a old thread .... visited SFC yesterday. we are quite set on getting a recliner 3 and 2 seater. of all the shops there, we felt most well served at univonna. the sales guy was frank and was very patient with my questions. the price was alright too.....but will squeeze him somemore when i am ready to place order.
  23. this is important. i suggest not to commit to a sofa (or any furniture for that matter) until u have physical seen your place. i relied on the floorplan 6 years ago and implusively bought a 3+2 sofa set. regretted when immediately when they delivered the set. lived with it for 2 years until buay tahan, passed it to my parents and bought a L-shape plus recliner. now, i learn from that lesson, will wait for my tenant to vacate my house first then i go in to measure to see if the sofa i am eyeing will fit
  24. what's done is done. now should see if can rectify the problem. if it's really marble, there are products out there that can remove fine scratches. i think bigger handy shops will have this. only thing is you will need a lot of arm strength and patience. Dining table tops are difficult to maintain. Even with glass top, after a while, scratches appear.
