  2. Your comments are not nasty, just some of them are incorrect only. Maybe because u are just a house owner so some of the things or how its work you had not come across to. If providing the correct information, its will help the rest, but if to provide misleading information, this may cause the initial trust that the house owner and the ID/contractor built up to become suspicious and many unwanted doubts. Don't be offended on my comment on yours. Just to check if the following quote is ok for my 5rm Resale (121sqm). I think what the contractor mean is designed wooden door which is veneer door. I think u also referring for a Nyatoh door. Some based on floor plan and didn't take actual dimension or some take measurement but all these are not totally necessary if not it will be like at the house for 4hrs just to take the whole house measurement which a lot of the house owners do not have the keys of the unit or they just arrange with the seller for the convenient. And some asked 2 or more ID/contractor to take the measurement on that day itself so a lot of things need to do it fast fast. Also like to ask, how to show demonstration of 'Tempered' glass?I'm really curious about it. Re-vanished existing wooden main door ($180) What they use to re-vanish? Gold flakes? How about your other drawers in shoe cabinet, wardrobe etc? Errr....which country u buy the Blum anti slam device from...$6? 1 cabinet door need 2 Blum hinges + 1 Blumotion( which is the soft close device, so total cost ard $10 include GST. If u can get it at $6 for the set, can u get them for the forumers if they ask, cos it really cheap. As for the door frame, piping, etc...some do charge, some do included. If asking Nippon to paint, they charge individual items. Subtotal : $1,460 Miscellaneous Chemical wash for whole house ($280) Make sure you are present to witness the wash. If I was u, I rather not to be, cos the smell really can't take it. General haulage and disposal of debris for the premise ($650) Crazy, HDB haulage only $200.It was mention somewhwere in the forum on this item. Make sure they throw everything. HDB don't do haulage Supply labour and materials to install solid surface top for kitchen cabinet (S1,550) Break down the cost psf. Solid top or granite? My granite kitchen top costs $90 psf with install Maybe u can list also your country of granite, thickness, any front profile and backsplash, etc... Supply labour and material to install wrought iron gate ($380) Make sure you can choose design and colour...I got mine for free from my contractor. $380 for a wrought iron gate, most likely is not galvanize. Maybe can ask for a galvanize gate, it cost more but it won't rust as fast as a normal wrought iron gate. Rewiring works and lighting installation for whole house ($2,850) Make sure it's listed down the number of powerpoints, light switch, power box, aircon transformer that is provided in the package. Make sure they change the wiring and the housing as well. You have a say in where and how the re-wiring will be allocated. Every house owner have a say in where and how the rewiring will be allocated. Seal up store room rolver with plaster board ($80) Subtotal : $5,790 Grand Total : $53,770 ohmy.gif Comment are welcome..... My comments are that the price are reasonable and if you click with the ID/contractor and he/she is trustworthy, maybe u can consider using him/her. Paying a bit more doesn't mean that the contractor/ID is out to 'carrot' u, cos, services provided, workmanship, quality of work, design, etc...all this cant really be able to compare. There always a saying "Cheap doesn't mean good and good don't come cheap" but of course some may came across the opposite of that saying and that's why we have this forum here to help one another.   3. C&S, feel really sorry that u have to go thru this type of air-con services. Gain City air-con installers they have some good and inexperience one. Really depend on luck to get those good ones. So far for those gain city installers that I've met they had no give me any problem yet. wishing all the best to your reno.
  4. The price is reasonable. Even if you can get a lot better price outside also doesn't mean that the services, workmanship and material are the same. If you click with the ID/contractor and he/she is trustworthy, why not give it a try?

  7. Just got the new catalog from EDL if your ID/contractor still showing u the black magic catalog, then u are losing out. Depend on the type of laminate u chose, if u want to know better, use your hse key to scratch it and see does it able to withstands scratches not? Glossy laminate tend to scratch easily. Turn yellowish or not......eg. will a white t-shirt turn yellowish over times?

  14. Replacement of damaged tiles and water proofing cost due to water leakage, this Martin won't be paying a single cent on it. If HDB is involved, the contractor had to solve the issues not the house owner and all damage will be borne by the contractor him/herself. Regard on the counter top, not sure how they cut the hole but top or undermount sink placement, the dimension won't be different by so much. As I do not know the actual situation, I can't really advise on what it can be do without additional cost incurred. From my experience, the person who come to do the measurement will actually use a lot of small piece of plywood to create a mould of the kitchen top including the opening of the hod and kitchen sink hole. So be it top or undermount sink, the hole is still the same. Maybe because what Martin brought a top mounted sink, that why the cesarstone assume that and when they do the cutting of the hole, it not straight and the edges are not polished. But that my point of views, only knowing the situation itself then able to comment better. This make us outsiders better to stand aside before pointing here and there. If the scratches are not too oblivious or too eye sores maybe can ask Martin to close a eye or deduct some amount rather than getting too work up on that. Sometime reno will have delay and this should factor in too as unforeseen events do happen. The family can still move in not necessary to be only handover than can move in. Look at me, feature wall not done yet, kitchen not 100% ready, wardrobe not done yet, my family also moved in. Ask Martin to listen to Tommy Page "Shoulder to cry on" it will feel much better. But a lot of us have actually forgotten about the rules and regulations set here and due to angry or whatever, they're using words that are not suppose to. How Martin got banned by mod..is maybe mainly because of (b) Badmouthing, Slandering and Personal Attacks While we allow members to share their experiences, we will not tolerate companies, agencies (or anyone with personal agenda) badmouthing/defaming other companies.   17. If using 1 Blum soft closing not able to, then try using 2 Blumotion. They are also another way to rectify this issues as the Blumotion also come with individual piece with don't need to click onto the Blum hinges.
  18. Lamchuan, Jennings, EDL, price and quality they are the same, only design. The four top laminate catalog that I've for house owners to choose are Formica, EDL, Jennings and LamChuan. LamiTak the sale persons too 'yaya' so I don't really like their services even my carpenter also don't like them too. If only house owner request if not I will not bother to take out their laminate at all.

  20. For the kitchen cabinet carcass, I'm using plywood, as for the doors, I'm using block boards sandwiched by plywood. All material have their pros and cons, just using something that will last longer. Plywood is stronger compare to MDF or chipboard, but is heavier so if was to use it for the doors, over the times, the doors will start to "kiss" each other. This my 3rd renovation. The first was using block board for the door and after 6yrs, still ok. The 2nd was using plywood for the doors and less than 3 mths, some of the doors started to 'kiss' each other. So my 3rd reno, I'm using block boards. If u really want to know the advantages and disadvantages of each material, u can go to the website at under my signature where I've wrote it at another forum. Not sure how to compare the material used in Europe and here (cos never been there before). If really wanted me to answer on that, the followings are just my point of views. 1) Weather. We don't have 4 seasons but they do. 2) Woods. Different type of wood grown. 3) Processing. They may have high tech machine to process the wood but we lack of space and $ (or even technology and skills). 4) Laminate. We use laminate to glue to the plywood but if was to do that there, due to expansion and contraction (4 seasons), will the laminate not give way first? 5) Cost. If wanted a quality cabinet, use marine plywood wasn't it be better but the cost....... Actually a lot factors are affecting our choices, everyone want good quality materials but the cost of it we can afford but not willing to pay the price for that. For Europe, the people brought a house and can stay there for a very very long time. We may sell the flat when the MOP is up and the price is good

  22. Chances to dismantle it and service the piping is maybe 7yrs onwards or the moment u start using it. Why was it so was because in the first place, if was not installed properly for the water discharge piping, it will leak from the joint when u start using your air-con. If not, it will leak from your unit first if the piping is chocked. So good maintenance will last longer. Gas leakage is possible also but maybe 6 years onwards or the same, the moment u start using it. But the chances for those 2 to happen is quite slim.
