  3. Gov seems have forgotten their promise -Public swimming pool & stadium, keep saying coming soon. Used to have a restaurant selling seafood, have ever brough foreigner colleagues there near seaside, next to carpark, too bad closed lao. Sat, Sun/p.holi, the parks quite full, even a team of japanese playing softball, frequently saw them. Still have many empty plots of land.......
  4. I saw my contractor using roller, applying a thin layer of watery transaprent "chemical" on both sides of granite tile (600x600mm) & let dry before laying. Anyone can enlighten me what is that "chemical"?

  6. Errrr, money really matter. I purely making a wild guess: most divorcee due to finanance matter. Wives will feel more secured when family have sufficient money?
  7. If for only gate & windows, I would go direct to supplier. If reno whole, best to get an ID for coordination & I believed the price will be more competitive than getting individually.
  8. Homo/ceramic tiles tend to have slight "slant" at edges, when put togethers and plaster over then grout lines become 3mm or so. Granite & marble is perfect L-shaped at edges, therefore grount lines can be as small as 1mm. Tiles are not metals and within home should not sudject to sunlight/rain, etc ie, temperature variation is not much. Expansion & contraction are not really cause an issue, however, is with poor cement mix - usually too less cement & dried, would cause tiles to pop out in time.
  9. To share my experience, how I counter act the beams,horizontal surfaces & doors: -My pl is a 1978-built 5rm pt blk. Bought last yr, moved in this Jan. During 1st viewing, I noticed 4 very obvious beams (balcony-1, hall-2, kitchen-1), these beam abt 18 inch down from ceiling, 8 inch thick. I felt very "uneasy" & "eay-sore" about the beams, windows/doors facing good, 23 fl, abt 800 meter away from mrt (from map). -Told ID abt my feeling & decided to do false ceiling (6 inch down) with PLC downlight, L-box, U-box & square-box, to make the beams less "visible". -Purposely fix the ceiling-hock for bamboo stick, near the beam in kitchen. - I made 8 wooden pilers (initially wanted round ones, but ID said hard to get/customise, unless use natural logs), from ceiling to floor. Because visually felt "too many" horizontal (all the boxes on celing)surfaces. Piles, sized at 5 x 4 inch, stand 3 at TV console, 2 at dinning, 3 at study. - Hack away MBR door, shifted abt 1 ft toward right(view from o/s) to align it door-to door with another room. -Hack wall, made a 44-inch width door, with 2-piece sliding glass dr between hall & kitchen. This door need to be "big" enoght to allow 2 persons passing through, feel more comfortable.
  10. Gas leakage is serious, coolant evaporates, aircon=hotcon. Sure copper pipes got problem. "sweating" at conduit is the result of condensation of air - copper pipe cold and expose to surrounding air (insulation poorly done). Pipe's temp & insulation outer(ambience) layer's temp difference best not exceed 10 degC. I insisted the installation team use whole roll of fresh copper pipe, no joint of pipe in between(will cause coolant leakage easily). I supervised myself the whole day long. Making sure they use the right size of insulation tube, observed how they bent the copper pipe. Instruct them the locations for the FCUs, how to route the drainage pipe (slowing slope down-gravititional force) to tiolet. I tested myself, removed all trunking covers, on compressor & all FCUs to 20 degC, full fan speed, all windows open, for 30 minutes. Observed insulation pipes any condensation, hear compressor any "funny" sound. Test passed, if condensation found, I would ask them to change the insulation to my satisfactory. Test done before capentry was up.
  11. Some info on HDB's web, however cost not listed. Suggest you to call or pay a visit to your branch office to find out the details. Some time in 1995 when my late father passed away, 2nd brother's name was put in as joint tenancy with my 3rd brother, paid about SGD500 only.
  12. If seller can't move out after 2nd appt - this is their fault/mistake. They MUST pay, not at expense of buyer. Looking at present's situation, seller cannot just sell (sign OTP) & take their time to buy another, time is not allowed( unless contra and no reno, or ther other seller can hand over the key before 2nd appt, for reno). If seller is smart, their should ask for maximum of 8wk after 1st appt.
  13. As what therat said is correct, we do not know WHEN to remodel the kitchen cabinet. If to remodel, pipes, electrical, all kena, then will hack everything already (sound like i'm **** rich?). L-shape base, except the one for refrigerator, no base. Sure the wall tiles got holes(hidden) here & there. Mine is a 32-yr resale flat, no choice. Must hack everything at one go.
  14. My son's tutor buys one, sole seller passed away after 1st appt, seller's relatives wanted to cancel transaction. Tutor insisted the sale, went to court. Tutor won.
  15. CaseA: Seller has right to extend to a Maximum of 8wk from 1st appt, see clause 12 of OTP. HDB reserves the right to extend 2nd appt beyond 8wk, so far, anybody here encounter this? I got exactly 8wk because one party lost the title deed and dared to appear in 1st appt. This party took tile to advertise in newspapers & made vow, after 1st appt. To sell a house, the seller must know what he is doing(want to buy another? rent, bought?....) and must ask agent(unless he represents himself)about the timing, or the agent should try to understand seller's situations & advise the seller the timing. My real encounter: In July 2009, I put the house on sale and look for another(already done my homework & zoomed down to a particular few blks only). My selling agent informed me of the "super long" 1st appt, I checked online, true. Pull a brake to sell, actively look for another, finally found one on 30/8/2010. Paid booking fee & exercise OTP the same day, knowing that the seller was looking for a 3 rm, but never informed me of contra case, only knowing this after several hurrying seller the status of seller's buying. I threathen to cancel the deal, and to send in letter to her company upon her misrepresentation, if seller could not find house within certain time. 15 days after I signed OTP, they found one (contra)and submitted resale application. After knowing the 1st appt date, I caculated 8wk + reno 1mon(major reno)+ 2 wk buffer, I safely knew the "last day" I should move out. Contacted ID, made drawing, quotation....Got "stuck" at 1st appt - the seller to the seller "lost" the title deed......See my 1st post in this forum. Selling house started again, told potential buyers that I could only move out this "last day" - no rental imposed, take it or leave it. Finally sold in Sept 2009, buyer could wait. Correct, selling/buying should be happy happy, knowing what's happening is one thing, planning is another, willing to "suffer" is the third. Seemed now, sellers take for granted that they can sell first then buy later at their owning timing without realising the "super long" duration wait for the 1st appt, and the worst is at the "expense" of the buyer. My appeal to sellers: buy first sell later, so both parties can be happy happy.

  18. I did a major reno. Old slab/base hacked away. I prefer whole pieces of wall covered with tiles, then up the kitchen cabinet. That's to say those non-exposed part has tiles at the back. Well, if one does not like & wish to "save some money"- by all mean let the ID/contractor know before reno starts, to avoid some disputes.
  19. Great to see posts that most Singaporean husband/wife open their accounts to each other. I'm wondering how the situation would be if they keep their acct closed from each other & can stay together. We attended pre-marriage course together, has been married for 17 years, 2 children, aged 15 & 13. 2 years ago, just attended post-marriage course together....She did most the pre-schooling teaching & built the solid foundation for the 2 children, I come in once a while when they asked me. I'm always there, just "watching", come in as I deem fit. Originally planned she to quit her job when 1st children attended P6, but now she is still working all the way, earned abt half my salary. She does all the household's finance in/out., including filing my income tax. She open letter box. She know all the accounts' balance. But, I don't know her actual salary amount. She write cheque, I sign. She got her own cheque bk as well. She does want to have credit card but supplementary card. I decide on major issue, she on minor, but she decide what is major/minor. I do broad budgeting and make major decisions: - What insurance to buy, how much, payment...she does the follow-up - Sell/buy house, I get agent, how much, when.....she decide the location and follow-up - Buy/sell shares, when, how many, how much.....she file the papers - Car mark, model, cc.... she choose color - Children's education, all together. This kind of wife, where to find! We do quarrel, different options, cold-war..... we maintain one house-rule: do not carry your anger after sunset.

  21. If I remember correctly, in 2005, ROC announced a rule applicable to all GST registered companies to state their GST registration number in their official letterhead or footnote. That is to say it is "illegal" if company with GST registration, yet did not show GST registration number in official correspondence. Company with yearly revenue turnover > $1mil then can apply for GST Reg. Already lost touch, old already, not sure if this amount has been decreased or increased?
  22. May consider the following alternatives: 1. Maintain as it is, repaint the enamel paint. 2. Hack away the tiles, apply plastering, make flush the whole wall, then apply enamel paint Note: Enamel paint is sensitive to heat, may consider pastering tiles/stainless steel plate near the stove, for easy cleaning after cooking for long term.
  23. If the tiles you mentioned are those ceramics type, & if yr contractor just "plaster" over it, the plaster layer won't last. Unless he does some minor hacking to make surface uneven, then the adhesion force is strong enough. Anyway, hole him responsible for any cracking/peeling off. Usually, if work no good, effect will surface within 3 months.
  24. Not doing tiling, can always applying enamal paint onto existing wall, stains easlier to be cleaned, by damp clother. Cement screed needs skills, patience & time consuming, some more on verticle wall! When I was young, I was helping my elder brother until I wanted to cry. Cement powder attacked nake palm/hand/eye/noise too, glove makes palm less "feeling", "throwing/ spreading" the power toward wall become not even!........many tips Plastering is slightly different from cement screed. Plastering appeared to be "softer" after drying & will peel off, pieces by pieces if the base treament (adhesive force not enought) not proper done onto wall. Proper plastering is : hack many small holes on wall, spread water-clean away powder as well let wall moist, wait dry a bit, apply plaster and make flat, let dry (best >12 hr), sand, clean with damp cloth, wait dry, apply primer, wait dry, apply enamal paint. Make sure plaster applies only one layer. Or if to apply second layer, make sure making tiny holes on wall again....otherwise 2nd layer will peel off, pieces & pieces, easily, after some time. Those 1-rm HDB old rental flats were done in this ways(tile half high, half enamel paint)

Old technique. - Gently hack wall till many small holes. - Apply a layer of layer of cement mixed with fine sand. - Before the layer dry, spread powder-form cement onto layer. - The power will "eat" into the layer slowly. Quickly make flat the power layer. Not too sure about the color, best to ask cement seller or those old ppl.
