Need Some Advice Abt Purchasing Resale
bepgof replied to aidygirl's topic in HDB New/Resale Flats, Executive Condominiums
Aidygirl, look like u've paid $5k and now awaiting for 1st apt for the resale unit. HDB is correct, you are allowed to make "U-turn" now. After 1st apt, no "U-turn" is allowed even if seller passes away. Now "wish" to make U-turn and "wish" can get the $40K grant if income ceiling rule change. Purchasing a big ticket item like property is no play play you know. Unlike driving car, can anyhow make legal & illegal u-turns as long as not get caught. After viewing 30+ house, the mind still "like that".... Think this way: if grant approved and one day you sell the house, u need to return this grant. If now you void the otp, can you est the costs?, it depends very much on the seller's appetise. You are at losing end for sure. -
Your question reminded me of my old camera dry box which used electric bulb. Now I have one with electic heater with sensor, digital display and control knobs. Short story expands "long". In the beginning, man stayed near water source and slept on tree top to avoid harmful beings' attack, but still subjected to rain, wind sun... As time go by, they chose "caves" to avoid rain, wind, sun and animals attacks, but still faced humidity, air ventilation, darkness problems.... So they built walls and roof, with windows and doors, dig well/reservoir for water, started plantation kept birds/animals for steady sources of food supply, candle was invented.... Now, we have almost everything, aircon to adjust air temperature, reservoir/newater/desalination plant to settle water issue, electric light to light up the space, "fire" to cook food, windows to cater for airflow. Heat/cold water, refrigerator to keep food......Almost everything at figures' tips. However, the "wants" of mankinds can never be contented, ppls now wants - Nice views - Privacy - "Good" location with ample amenities All these "wants" need $$$, so Clever "inventors" created theories of "wang", "study", "health", "sick", "heng/sway" etc etc locations, within residential premises.......Inventors say "tiolets" are "sway" cos generate what "negative energy" which i failed to comprehen. However, i do understand that we do "washing" in the tiolet, so the humidity tends to be higher than other parts of the house. The similar apply to the kitchen that tends to be warmer/hotter (not so in nowadays' kitchen/stove structure).... All these (environmental settings), actually in scientific term is called "microclimate" - a branch of science which studies wind flows, heat exchanges, humidity fluctuation within a fixed, confined space( eg, home, office, warehouse, cinema, etc) Actually the answer to your question already provided in para 1. Your fsm, I guess, is the "old fashion" type - or he has not catch up with technology advance that nowadays' lamps generate very little heat, unless those with filament, like flood lights (those you see in stadium, on board the big ship). The purpose is to evaporate the damp air, so to reduce the humidity. For long term, high humidity no good to human's lung, bone, esp the joints, too low the humidity makes the skin dry. Anyway airflow is important to reduce the humidity, not the heat alone. Actually, to reduce humidity need calculation with data like how much water, space's volume, light source's power, air exchange rate, sensor detection on/off...., not just "any light" 24/7, 7pm-7am on = indifference to toy.

Ah Hia, you are qualified to be a PI liao. Another PI would-be is joining you here. http://sg.search.yahoo.com/search;_ylt=Asfi1OHqJnBsEMPr0WKaZsOCG7J_;_ylc=X1MDMjE0MjM3ODg4MgRfcgMyBGZyA3lmcC10LTcxMgRuX2dwcwMwBG9yaWdpbgNzZy55YWhvby5jb20EcXVlcnkDR2xhZHlzIENodW5nBHNhbwMw?vc=&p=Gladys+Chung&toggle=1&cop=mss&ei=UTF-8&fr=yfp-t-712 This Gen Y seems to be a young journalist or some sort, got 63,000 search results. Nowadays, Gen Y dares to dream, write & speak without realising the cruelty of reality, always like to enjoy life first, want everything sweet sweet at others' expenses. Don't know what is called commitment, responsibility......sorry, i'm getting long winded. Singapore very BIG meh? Need to spend a lot on transportation? "Less tiong" during friday nightm sat & sun will sure save them a lot of tpt $. Want to stay near to parents? Or stay away from parents? Gen Y see parents as "eye sores", long-winded. Reality shows that they prefer to have pets than having parents, tio bo? Matured estate = full of amenities = convienient. Want cheap yet convienient, got, Q & wait long long lor. Want to migrate bec of "housing problem", so serious meh?, or just say say? Come to difficult time, she is the first one to run away, for sure. Scrap MOP? So she can sell & buy, sublet. Ever think she can do that everybody also can do that then what the mkt will become, no brain yet write so much, wasting readers' precise time! If she is really the journalist for magazines or whatever papers, she is planting the "poisons" into the youngs' minds. Only 2 words for her: "Get out"

Good advise. To be frank, I would have walked away immediately without seeing interior if seeing main entrance's surrounding is like that. A cramp, "crook", confined space to main entrance is a big NO NO. Not to mention the "smell" and "sightseeing" of passerbys EVERYDAY. + Alway have some "left over" on corridor, whether fluid or solid, big or small. Those who live in the unit would be "anger to death" in no time.

Look like you don't get what I'm try to say. I put it(them) plain, easy to understand: 1. I'm aware of these different schools of taughts, whether xuan kong, purple-white stars, bazhai, etc etc, take ones' DOB as "input". XuanKong take builings' dob as "input" + 20yrs cycles + stars and work with 9-grid chart. Based on these "inputs", "things" work out & expands... Quite similar to Bazi, DOB as "input", "mix" and "expand" with wuxing, 10 heavenly stems & 12 earthly branches and so many possible combinations and almost no end. 2. The fundamental pitfall of these systems are that they are designed for "individual", not for "family" as a whole. Meaning it is meant for "one person one house". In reality it is not like that so geomancers have to say, it is for "bread-winner only", no kids, no parents, no maid...., like that correct, logical meh? 3. Time is not so crucial? 天时,地利,人和。An event to happen, always involve these 3 elements, now you say time is not so crucial. Diection is only part of 地利. 4. Back to the map in the link in previous post, about timing. Take China for example, geographically it covers GMT+5 to GMT+9, legally speaking, from E to W, supposed to be 4 hours difference, BUT in political reality, CHINA is made a ONE TIME ZONE! Whoever born, whether at E or W having the same time! Australi is a 3 hour-time zone, swee, it follows the rule. Now you understand why I say the bazi's "time pillar" already "bochun" in certain countries due to political reasons?

1. To me, fs recognises no one's date of birth or year of birth(八宅), not to mention buildings' date of birth. It treats all human beings the same as like "time" is given to everyone 24 hours day, as long as the human beings are living on earth. It simply follows the principles of "水来土淹,兵来将挡". 2. One must recognise the fact that a residential unit accomodate a few human beings(majority), and not just one. Perhaps this applies well to the dead's house. These few ppls born in different years, months and dates. So, if according to 八宅's fundamental, I think a house best built with 8 doors, each facing different directions so to accomodate these ppls! Like 老巴刹 and CK Tang building? 3. To follow GMT, UTO, UT1, UT1R, UT2R, UTC, Internatin atomic time?. Imagine the Earth is sliced into 12 equal arcs, each arc from north pole to south pole and each arc consists of 30 degree longitude (2 hours). Theoretically is like that, geograpically and practically countries don't practise this! Why? Read slowly, look at the map (blue & red lines)carefully: Sinagpore is at 1deg22min N, 103deg45min E. http://en.wikipedia.org/wiki/Universal_Time The blind leads a blind will eventually fall into.....hope this is the my last post on this.

If tiolets are so bad as to fs, what abt the uncles & anuties sitting next to public tiolets' entrances to collect money? If 9-grids can be drawn and stars assigned to here & there for a residential house, then, logically any space (a room, a public garden, a warehouse, a shopping mall etc, etc) can do the same. Questions come: - Who are the owners of these space? - Date of birth of building???Some building take 10, 50 years to complete, how to determine the DOB? - Build half way stop for 10 yr, continue till completion, how?. - Go "wang" area to these places?. I like to let my imgination run "wild". Personally found 八宅 & 玄空 's fundaments got problems. Same for the "month pillar (esp leap month) & time pillar (2-hr longitude, 30 degree) over the countries for "Bazi" & "紫微斗数“.

About yin & yang. According to book of change (I-ching): thing change every split seconds, 阳极阴生,一件事物到了极点,就要走下坡路了. Look at the 3 爻 of the bagua, or 6 爻 of the 64 卦, are all about yin and yang changes and combination. Yang gets weak and yin grows, when yin grows to an extend and change to 少阳 then 老阳, 老阳 - 少阴- 老阴. It is always in a loop. NW receives cold winds from nov~feb, SE receives warm winds from may~aug, etc etc. Close the door will have no winds liao, got it? It's all depend on human!.

Based on wu xing: east=wood south= fire west=metal north=water center=earth The fsm stresses NW = 金水= owner's bazi requires metal & water elements. Can't see pitfall of tiolet being at "center" = 土. All come from 土 and heaven, go into mouth, processed, and back to 土 and heaven (evaporation), very logicall leh, nothing wrong.

Tiolet bowl can be shifted one meh? Like that the waste stack must be shifted too liao. Can change from squat to sit type and vice versa.

HDB applies 2 types of interest rates: - Concessionary rate, 2.6% - Market rate, 3.82% These rates are revised every quartly. http://www.hdb.gov.sg/fi10/fi10328p.nsf/w/UpgradeHDBInterestRates?OpenDocument Read carefully. See calculation at end of the page there. Monthly loan instalment amount is the sum of 2 components: "interest" + "mnthly payment towards principal"

Wow, fast hand fast leg. How come the Private Enclosed Space on the top disappeared? Penthouse with 2 storeys(Say P3), each storey with different layout and floor area, which layout should be used to draw the 9 grids?

http://en.wikipedia.org/wiki/June_2011_lunar_eclipse A perfect lunar eclipse can be viewed from Singapore on June 16 2011 (Thursday morning) for 3.39 hours. The spectacle will begin at 1:22am, reach full stage at 2:22am and end at about 4am. This appearance is unique with the moon in red, together with the Milky Way visible throughout the period and beyond. One lunar month = 29.5 days (rotates earth one round, orbit tiles 5 degree with respect to earth's plane), so one lunar year = 354 days. This explains why lunar month in chinese's calender has to be increase by 1 month for every 2 to 3 year. This "extra" month is called "leap month". http://www.chinesefortunecalendar.com/clc/LeapMonth.htm Question: what happen to the Bazi of those who born on this month?

http://sg.news.yahoo.com/blogs/singaporescene/torrential-downpour-triggers-flash-floods-across-pore-040951911.html Did a multi-million dollar project to raise low-lying roads in the Orchard area last year contribute to Sunday's flash floods? Or did it prevent even further damage? This after two Orchard Road buildings -- Tanglin Mall and St Regis Residences -- were hardest hit by Sunday's floods -- the worst this year. The Orchard Road Business Association (ORBA), for one, has questioned if the Public Utilities Board project has actually made the problem worse. ORBA executive director Steven Goh said "It's kind of like an anniversary for us. It happened last year on June 16... and the PUB road raising works has almost been completed." "It seems like... the problem (had) been transferred from the downstream of Orchard Road to the upstream of Orchard Road," he added. But the PUB has rebutted Mr Goh's claim and said the flooding would have been worse without the project, it told MediaCorp. PUB announced last year a $26 million project to raise a 1.4km stretch from Orange Grove Road to Cairnhill Road by an average of 300mm. The project, which started last November, is due to be completed by the end of the month. Currently, the junction of Cuscaden Road and Tomlinson Road is being raised. At the time, PUB had said that when works are completed, it would "prevent rainwater from overflowing onto the roads but instead contain it inside the canal to be conveyed towards Marina Reservoir. It will also help prevent future flash floods." However, the PUB did admit that a software glitch led to Tanglin Mall and St Regis Residences not being alerted of Sunday's impending flash floods. It said all other buildings in the area, such as Delfi, Lucky Plaza and Tong Building received the flood alerts. PUB said it would rectify the problem immediately. Tanglin Mall was among the hardest hit mall on Sunday with several shops having to close temporarily after flood water from Level One, which was at road level, started pouring in. Within minutes, water fell like a mini-waterfall onto Basement One. Several businesses -- a supermarket, food court and various shops -- were submerged in ankle-deep water and had to close. There was also widespread chaos after the basement carparks were also affected. In June 2010, similar floods along Orchard Road cost businesses hundreds of thousands of dollars. But this time, employees said the floods were worse. The Little Gym instructor PJ Lucero said on CNA, "The last time it happened, it was actually more mild. We were still able to open the facility for the day. Today (Sunday), of course, everything got submerged, that's why we had to close down. "In fact, after the first time it happened, we had sandbags ready. We did use those sandbags today (but) it didn't work. The water just went through it". Chen Jiahui, store manager of Spinelli Coffee Company along Forum Shopping Mall, added, "This is the second time (it flooded). It's really bad, so I hope that the management are doing something about it". National water agency PUB said the severity of the flood at Tanglin Mall was something it had not seen in the last 25 years. It said rainfall was more intense than that of June last year, when various parts of Orchard Road were flooded. About 65mm of rainfall was recorded within 30 mins on Sunday morning, compared to 100mm within two hours on June 16, 2010. Later in the day, at a press conference which was also attended by Minister for the Environment and Water Resources, Vivian Balakrishnan, PUB explained that the flash floods on Sunday morning were caused by two bouts of heavy rainfall. It said the first bout of rainfall started slightly past 6am, and second downpour, which was more intense, occurred at about 10.30am. Speaking after inspecting the flood areas at Tanglin Mall, Dr Balakrishnan said, "Personally, I think our weather has changed. I'm actually psychologically prepared for it to get worse." "You're dealing with nature, and you're dealing with the weather; you have to be prepared that there is a limit to human engineering and what we can deliver, " he added. "But having said that, let us make sure we have done the best we can and within those limits, then cope with whatever else that nature throws at us." In a Sunday post on his blog entitled "Focus of floods: 5 Key questions", the Minister also wrote "We are dealing with Nature, and Man needs to be humble when addressing the challenges that Nature poses". He also admitted that "sometimes despite our best efforts, we cannot win" when dealing with flood issues but he promised that "we will be open and transparent. We will share as much data in real time as possible so that solutions and precautions can be devised for the immediate and long term." PUB chief executive Khoo Teng Chye, meanwhile, said he is studying some possible solutions to prevent future occurrences. "These include, possibly, building a big retention pond near where we can then trap some of the peak flows," Mr Khoo said. "The other alternative is to really create a diversion canal from where this pond is to the Singapore River. But given Singapore's built-up situation, these are very, very expensive schemes." What is the use of receiving alert then minutes later see water at door front?

Well said. Try understand logically "directions"(N,E,S,W)effects caused by sun's radiated heat, wind flow, microclimate issue, etc. Pay attention to macro rather than micro issues. Tiolet is "peanut" to me. Pay attention to "pressure difference" = "flow" of window openings, doors, passage way while viewing house. They are all inter-linked. Try to understand singapore's yearly wind flow pattern. Not so much as to a partiular direction of main door. View house always in "open all windows", "open all doors", off all fans & aircon, day & night, sun & rain situations. If owner closes all wndows and turn on aircon and or fans, can forget abt the unit. Since pay fsm money, don't feel paiseh to ask him ANY question. Ask him to explain in plain language, if he keep "hits aroud the bush", can drop him liao.

Foyer of a residential unit is only part of "microclimate" subject as a whole. It seems, nowaday's fs little is mentioned about the heat & wind effects of residential (esp HDB flats)area, building, unit. Instead, those "crappy" ideas of stars (1-9), "directions" based on DOB, "energies", tiolet, stove.....all are very "imaginary". The "microclimate" constitutes to part of "qi" where fs is concerned. Singapore is located at latitude 1 degree N, quite close to Equator. Can't tell much difference between the length of days and nights throughout 1 whole year, however, the variation of radiated heat from sun is obviously observed throughout a year. South-facing slopes(say houses built on slope) in the Northern Hemisphere is exposed to more direct sunlight than opposite slopes and are therefore warmer for longer(earth tilts 23.5 degree and self-rotate ccw, revolve around the sun). This explains why ancient china (located 23 deg N and above) prefer to built houses on south-facing slope (The Vermillion Bird of the South) to gain more radiated heat from the sun because the areas are cold. Ok, back to Singapore. Since so hot all year long, best to install fans and aircon at home. "Tap water" is just "a hand" away, so no need to find a place with U-shaped-river. However, with so densed population and residential units just build side by side or opposite, windows/balcony can been looked through, door open, everything can be seen, "privacy" is at stake. So build partitions?

- Water level rises fast due to "blockage" somewhere along the drainage channel. "incoming rate" is higher than "outgoing rate". - Lower in water level difference(between 2 water sources) also "lower down" the rate of flow of water from upper stream. - The lowest stream is the Marina Barrage where 3 rivers mouths are channelled into. The damming is effective in controlling sea water from entering into CBD area (raffles place, hk street, circular st....)during high tide. One of the cons is, during downpowur, the "reservoir"'s water level affects the flow rates of water from the 3 rivers. Not to mention those channels along each river.

3rd party policy - 100% cannot 1st party policy - also 100% cannot, it is "act of God". 1st party covers against thief (mkt value), injuried party's claim, damage due to "human error", "design error"...

Bro, sorry for the late reply, agreed. I worked hard to build the spreadsheet for the cpf rate/ceiling changes, see below, correct? http://imageshack.us/photo/my-images/30/cpfcalculation132011to3.jpg/ http://imageshack.us/photo/my-images/192/cpfcalculationfrom19201.jpg/
