Bird Droppings/ Faeces!
bepgof replied to edenstrauss's topic in Moving House: Packing, Storing, Moving To Your New House
Just kidding about the S h i t and water, don't be serious. Due to work, have opportunities to go up to rooftop of many flats over the island. Found that those watertanks with shield structures, always have many bird s h i t . Meaning they take these places as "resting points" because of the shade. No shade no s h i t. -
What Is A Reasonable Cov?
bepgof replied to schiz0id's topic in HDB New/Resale Flats, Executive Condominiums
Don't quite understand why those 1st timers( refer to small family) like to get big resale flat.... Why don't get a smaller one first, at same time apply for BTO? Always need some planning ahead. Resale price, to me, now is "unreasonably" high. Seem like only the real economic downturn can "press" the resale price down. -
Built To Order flats are only tendered to be built when "sufficient number" of applications are received. 95% is reserved for 1st timer. I supposed u are referring to u can't get yr "dream flat", instead of "no availibility of flats". Not sure if currently hdb publishes data for "applicants last minute give up selection for BTO". Would be interesting to see such data. BTOs' prices are presently & generally acceptable for 1st timers. Those "resale" prices, esp in famous estates like tpy, mp, qt...are real high. Can imagine every year 5% price increase yoy? Last yr 16k, this yr 22k. If one flat accomodate 3.5 heads, these flats will take 133k populations. Total residents aleady hit 3771k as at end 2010. Assume 1st timers' age fall in between 21-44. Age group structure(2010): 15-24=13.5%, 25-34=15.1%, 35-44=16.7%, so 1st timer = 45.3% of 3771K = 1708k, further reduce 20%(82% population stay in hdb) = 1366k So, the 2010 & 2011 BTO amount 133k/1366k = about 10%. Have to look at DBSS, EC & URA's pte residential data.....judge if supply meets demand or the other way round. Should be the one who earns > 2 mil per annual to do such analysis and correction job leh, not me. Then another one who earn the same amount as this one should coordinate with this as to number of head to be "in" or "out" each yr.

General chinese believed that " s h i t" is wealth. Water also wealth leh. -
See if this helps. Pay attention to $ pay toward interest, the less the better. http://img9.imageshack.us/img9/3105/uobloanspreadsheet1.jpg http://img854.imageshack.us/img854/9331/uobloanspreadsheet2.jpg

Bro, save the time/trouble to visit bank. I just calculted up to 6 yrs. At end of 6th yr, u still have principal outstanding: 1. 1st package: $22,340.45, interest pay within 6 yrs will be: $8511.75 2. 2nd package: $22,254.00, interest pay within 6 yrs will be: $7915.24 Interest save = $596.51 I have an outstanding loan of abt 82k for existing resale hdb, remaining tenure ~27yr. Much cpf used up for 2nd property (top 2014). Much cash get stuck in stk mkt. Intend to clear this 82K once some stocks breakeven, at one go. Very much depend on usa's performance, QEs seem not work to expectation. Euro's 5 or 6 pigs also very weak. Middle East can anytime go unrest. Aust flooded, NZ earthquake, Japan 3-in-1. So, within 1-2 yr interest likely to be remained low. Whether with or without $500, make no difference, to me.

Which Area Should I Buy ?
bepgof replied to v1hypersg's topic in HDB New/Resale Flats, Executive Condominiums
TPY got many foreign workers meh? Commonwealth/redhill got meh? I understood used to have quite some gansters there but they should be old already. I knew that Commonwealth MRT was one of the "under utilised" stn besides Novena and Newton. Cantoment is LKY's area, he is now got more free time to walkabout, don't play play. Klang road is in Malaysia. Singapore got only Klang lane along serangoon rd, close to "little india", sure got foreigne workers. Lavender side/boonkeng, near the mosq recent got burnt down also have some, but not as "bad" as in Kakit Bukit. The kallang river no longer that salty due to marina b closed up with dams, so need not to worry those metellic stuff get rusty. May find the dormitory locations for foreigners here: http://www.streetdirectory.com/asia_travel/travel_sites/whats_nearby/1010/dormitory/districts/ -
Which Area Should I Buy ?
bepgof replied to v1hypersg's topic in HDB New/Resale Flats, Executive Condominiums
Singapore is small. Everywhere, anywhere to me almost the same, except woodland, tuas, jurong. Cantonment, redhill, commonwealth are "old men" districts in my immpression. TPY not bad, but crowded & jammed. Jellicoe seem the best among all(don't know yr criteria), close to downtown & geylang. "4 sides" are accessible. -

Prs Not Allowed To Buy Public Housing?

Easy lah, "high/low" tide theory applies. High tide - all vessels get lifted up. Low tide - all go down During such, some vessels may get capsized and owners of these need to apply "water treading" skill to stay alive lor. -
Income Tax
bepgof replied to riovista44's topic in Landed & Condo Private Properties Renovation Discussion
Got money going into pocket still yee yee ahh ahh?. Watch out for the 10% property tax. Unless send the TA for stamping, otherwise IRAS won't know the property is tenanted. If stamped, yoongf is correct. -
"Energies" come in many forms. Energies transmission from one medium to another take 3 forms: Conduction, Convection and Radiation. Radiation penetrate all objects without blockage and make changes in time without ones' obvious naked eye observation. Have to ask fsms personally on HOW the salt "can help ones by its interaction with the environment". Seriously I don't how.

FS deals with mother natural, nothing more & nothing less. Mankind used to live in open space subject to rain, sun, wind + harmful beings' attacks. They found no good. Clever ones built residence on tree top to avoid harmfl beings' attack but still subjected to rain, sun, wind. Later, they moved to caves to prevent the above, but one thing shortage - air flow! So, they built house with windows & doors. Now everything have, including the stomach-issue. Creative theories & ideas started to develop. The "qi" concept is thus developed. However, what is "qi".人气,生气,怒气,闷气....etc are also "qi" Where does "qi" comes, retain and goes? Some say come from door, some say come from windows, some suggest it come from lefts! How to "retain" it? By Z physical blockage loh, as what all these fsms suggest. To retain this "qi" for what? Health? Harmony? I personally and certainly doubt so. However, personally, I would prefer to have a "foyer" at door as a "cushion" effect to outside world to maintain some privacy, same apply for the windows. Anyway, I am certain that when one's stomach is full, he will feel bore and try to find something to do.

If Open- going to be messy and need "replacement" at certain intervals. If close- one for all & all for one. Nice & unite. Worry-free.

Income Tax
bepgof replied to riovista44's topic in Landed & Condo Private Properties Renovation Discussion
If income tax done on seperate, then wise to "give" this income to the one who earn less. Presently I need to pay personal income of $238/per month. June 2011 till apri 2012 will be reduced to $144.88. Gov "listen" & acts very fast leh. If this were were before the GE2011, believed ruling party would have secured more votes. Sorry, getting old, like to complain. -
Prs Not Allowed To Buy Public Housing?
bepgof replied to bepgof's topic in Housing Rules, Policies and Procedures
I am born in poor family with no inheritance too. Bear footed running here & there during childhood time. Squating beside dirty drain having my "chee cheong fun". I experienced the chinese-malay riot. I treasured the present, I deeply understood what LKY has said HK can afford to fail but not singapore. No natural resources but only ppls. Basically we have great and capable leaders with far visions, only that the 3rd generation leaders suffering from sort of "retardation" in terms of understanding the ground, coordination between the ministries and taking the corrective actions fast enough. Of course, these issues are complex in nature. I started this thread not intended to discriminate the PRs, but wish to highlight serveral facts (RB has provided the data) - "foreigner" already hit 36.4% as at end 2010. (pr+non-residen)/(total) - 1,146k households with average 3.5 persons in one household. - HDB dwelling =82.4% - Average income=$7214 - Median income=$5,000 - PRS population, 541K - Non-resident Po( mobile population)= 1,305k - Citizen =3,230k Already slightly exceeded the targetted 33.3%. While moving towards 6.5mil target, gov has yet to do some "controlling" here & there, making sure no "over heated" in certain areas like housing, not to mention the public transport.... So, in my own view, best to keep public house price increase below 5% yoy. Personally "sensed" that gov is likely to do something to PRs, as one of the ways in regulating the price. But how? Remember this :No smoke without fire. Moving Into New House

Bring a champagne, shake a bit, hold on to the cork and turn the bottle & pull out the cork. Shout aloud to letgo your excitement. Getting a property is a big thing in life, must shout. -
It uses high rpm DC brushless moter with small propeller installed at bottom. Those openings at bottom are for air intake. So those electronic components built in there get "dusty" over a period of time.

Prs Not Allowed To Buy Public Housing?
bepgof replied to bepgof's topic in Housing Rules, Policies and Procedures
My typo error, sorry, sorry, sorry. At times, words best left unspoken. Initially intended to leave blank for PRs & citizens to think, since you mention, let me touch on a few: - Patriotism. PR-citizen couples always face this and need to make a choice, question is when. - CPF $ withdrawal. Seem PRs are in better position than citizens. - Health care at old age - can die cannot fall sick. Children nowadays prefer keeping pets and kick parents aside. - Retirement age at 65, going to 68 soon, work, work & work till last breath, where's the dignity? -
Prs Not Allowed To Buy Public Housing?
bepgof replied to bepgof's topic in Housing Rules, Policies and Procedures
Non-citizen[Prs(10.65%)+non-residents], as of end 2010, already hit 36.4% of total population, not 1/3. Total=5,076k Citizens=3,230k PR=541k Non-residents=1,205k LKY ever mentioned HK can afford to fail and china can accomodate them. Unlike Singapore, once fails, who can earlier to "fock" first? The answer is obvious. Of course, there are many ways & means to regulate public housing price - more grants - build more - cheaper land - MOP - Loan - Foreign policy controls etc, etc A nation building never be easy, besides satisfying the within needs of residents, has to watch out for global situations and take actions to "adjust" accordingly. Primary aim towards a 6.5mil total population, is to have substitiate domestic market needs. Personally feel that PAP leaders should take more active action inviting PRs to become citizens, as to change the ratio from present's 36.4" to 33.3% as targetted. Why 33.3%, don't ask me. However, I do know that this 33.3% would be earlier to "fock" if one day singapore runs into deep s h i t. Policies can never remain unchanged. Choices often come with committments. Last Sunday invited by children's tutor for breakfast at her place in Tampines(Em). She has moved from HUDC to 5rm to present's EM. Her husband is a SPR, Geman. During breakfast, he told he has no intention to become citizen and when both get "old", will move to Germany where his parents & relatives stay. -
Evidently, opp parties had missed out an important issue during rallies - inefficiency of "home address updating" by MHA. We all know that residents' home address databank is responsible by MHA(Ministry of Home Affairs). And up to this present moment, there is no "pro-active cooperation" between HDB (under MND) and MHA on home address updating for resale flat sellers & buyers. This has brought qite some problems to the buyers as highlighted in this RT. How can the 2 ministries cooperate(on hdb resale home address issue)in order to serve the people?

Sorry for confusing you on the defer payment scheme. Only DBSS & EC apply this payment scheme. Read this: http://www.hdb.gov.sg/fi10/fi10296p.nsf/PressReleases/DA4F63C348AA4B9C4825784500035F4A?OpenDocument If not seriously mistaken, payment to loan will commence once disbursement starts which is at completion day = the day you take key. Pay attention to line 15 in Annex C. Voting is compulsory in Singapore for all 21 yr old & above citizen irregard whether citizens like or not, otherwise without valid resons will be fined. Unlike, say our neighbour, Malaysia, voting is "optional"- need to register first then can vote.
