  1. Suppose be 2 stacker (bigger "pipes)in kitchen. One for tiolet's drainage, another for kitchen (for washing machine/washing bay) & may be one "wind" stacker. Don't think it is allowed/approved. Flooring is sensitive issue for tiolet.
  2. In other words, gov "forces" those with "smaller head but want to wear bigger hat" to: by/if they were 1. take 2nd HDB loan, 50% cash proceed back or $25,000 back. "No juice" for seller. 2. force them( still on to existing house)to take 70% loan by issuing the letter "late". Letter as cut off point for loan clear, so can proceed to take 80% for new purchase? 3. Like that the "bridging loan" mkt will boom already lah. Gov pushes left, ppls go right, push left & right sametime, ppls go top or bottom, seal the top & bottom - explosion liao.

Sampan owners very "smart" and much educated - they want all the "goodsssss", don't want "badssss". In short, all are experts in "investment", want to high highest returns in shortest possible time - this really make MBT cries. Where got all good "all in one"? 4. BTOs schedule may be "delayed" when the markets forces changes, we shall see.

  8. Don't quite understand: 1. Seller cannot buy house(cannot sign OTP) (say hdb resale) before receiving "this letter"? 2. Only receiving this letter meaning seller is "clear" from the loan? Thus can get new loan at 80%? 3. If "can afford" to get 80% loan only, but "can't affor" for 70% loan, why step into property sale? Backside itchy? Sleep at nights too peaceful liao?

Law firm charges to bank directly. 300K loan should be around $2000~$2500. laywer will correspond between lawyers of: - you bank and SLA to lodge caveat against yr property - your bank & cpf board - your bank & hdb, if full redemption is made. Things you should be careful of: - When interest rate revises, monthly instalment amount will be affected, you'll have to use singpass log on to cpf to make amount change. - Most banks offer either sibor, or sor packages, not both together. eg UOB-sor, DBS-sibor - You should study the nature of sibor and sor. 3-month, 6-month & 12-month moving average effects. You'll understand and appreciate this when you get older. - 300k @1% for 25yr, will be $1,131per month with $250 paying towards interest. - 300K@2.6% (HDB) for 25yr, will be $1,361per month with $650 paying towards interest. - Make judgement yourself. - Likely sibor will slightly go up in coming months as countries's respective central banks likely raise their domestic rates to fight inflation. - Worth spending time studying all these to make wise decision.

Bank assigned.... - Banks pay "legal subsidy" to lawyer. - Refinancing is much simpler process - When given choices, why don't exercise choice and make a wise choice? - When no choice, you'll really understand whatis called "sianz". Condemned = indifference to sentenced to death = no hope. - The beginning is always "difficult", once kick starts, everything starts rolling.
  16. Good to you lah. The "problems" for 1st timer owner abt BTO, are: they want - Fresh - Cheap - Big - neighour (good amenities, good location, view, fs, mrt, siblings.....) Always, BTO's has "location problem" to 1st timer. 1st timer "fight" with "old birds" over resale because of Amenities like (mrt, good schools)...
  17. Simple. 1. Fing out banks who offer "cheapest" rate to yr needs. 2. Call, make appt with "consultant" - carry with u OTP, pay slip, IR8A, IC, cpf statment.... 3. Wait for abt 1 wk fot the LO. 4. Bank will provide "legal sisidy" & assign a lawyer to u, once your application of credit facility is approved & signed. 5. Or, if you have a choice lawyer firm in mind, tell the bank you want that firm & confirm if that firm is in bank's panel (Usually yes) 6. See carefully the "legal subsidy" amount stateed in the doc. LS amount subjects to loan amount. Before approach banks for cheapest rate, ask yourself: - Expected loan amount - Want to do partial payment within a year? - If so, what's is minimum outstanding amount to keep for a year? - Prefer fixed, sibor or sor pegged? - Want to do full redemption within a year? Then look for no "lock in" - With "lock in", rates usually slightly better than those without lock in. Surf the net for better understanding the mortgage loan. Mortgage loan is a major decision in life. Good to have mortgage loan experience with banks, so next time when you venture into private property, you'll have more confidence.

If BTO flat remains in your spouse & his/her mother's name. You can keep the levy. 2. Any moment, you want to replace his/her mother's position, ah kong will ask you to vomit outthe levy.

My understanding of "water feature" as to feng shui is such: - Moving water has "dissolving", "softening", "blending", etc effects to human minds. - You can see many such (not those home ones), placed right in the centre of the entrance to the compound of buildings. - Can see also at "sides" of buildings (building between building)- The condo "Baywater" is a typical example - 2 "feng shui waterball" in between buildings. - These are believed to have the dissoving disputes, softening tension, blending characers of different kind to have good relationship. The placement at such "strategic locations" is to "remind"/"influent" ppls to be more "rounded" in term of way of doing things. - Home? Really already too much "water", personally not recommending. Will create unnecessary tension/arguments between husband/wife/children if owner does not take care and maintain , while other occupants have to take over this duty. Same applies for rearing fish/bird......
  21. I bought 30 lots at 1.19. MIT is back by Temasek Holding Grp. Yesterday God "bless" the stock exchanges. Read today's paper, SGX-Singapore in merger talk with Aussie Exchange. SGX has market value of $10b, ASXs $8. HKSX $30b..... Lately KHSX has "sucked" many IPOs, cos backer is China (got cash), Listing companies "think" can suck these cash... SGX's CEO MB looks set to be CEO of new merger. Chiong ah!
  22. How do I dare You are the "Ah Jia Tou". My late mother had this experience, this kind of spider is called 跛鬼爷. She told us if we encounter such situation, try to think of shsssss, it will run away. Anyway, I've not encountered such. I though only "old" ppls know abt the spider stuff.
  23. - My body has already 70% water. Tiolets, kitchen also got much water, especially those "unwanted" humidity in tiolets. I've spent quite a while looked for mirror without mercury. - I also bought one vacuum cleaner cum de-humidity, costs me SGD3,700, motor with 10 yr warranty. - Late father had advised me serveral times to stay far far away from "water", as water "ke" me. Though I love swimming, sea sports... - From my present house(#23), look out from window, can see 3 kinds of "water" - bedok reservoirs (1 big & 1 small), east coast sea and swimming pools. - My wallet and bank accounts with "water" par par. - So I don't require any "water feature" to be put inside house. Water, see from far ok, stand/stay near, no good lah - humidity. You'll never observe in daily life, once you observed too much this kind of "water", always too late to take actions.
