U also sold off your HDB and i presume u were not demanding for a high COV. Willing buyer, willing seller, no need to tear down the bridge after crossing it. while u start to feel superior to hdb dwellers, please also remember that u had once stayed in hdb before. Did u like it when the so called condo dwellers look down on you? Well, there are millionaires, multi-millionaires, bilionaires and multi billionaires... so no need to compare, no need to feel superior as well. Me and wifey's parents offered us 15k and 20k loan (or rather a gift) knowing we had to pay 18k COV. Had we taken the loan, we would be able to spend tons on reno and furnishing and have a very shiok wedding dinner. We were very grateful but we rejected them. They are not rich people, but they were loving parents who did not want their children to suffer. If we wanted, im sure they could squeese out more. But as children who have earning power, i would be ashamed (just me) to take money for them for stuff like reno and wedding dinner... Parents have spent their lives raising us, now its our turn to repay their kindness, helping them to spend their retirement funds is not something we would consider. We managed to scrap thru by saving and cutting down on wants. End up with $0 in bank balance but no parent and bank loan. We were much happier and had loads of fun in doing so. So yes, to each his own. I do sleep better knowing that my mortgage is 2.5times my annual income. -

hmm i personally think that 200K is a lot of money... EC or non-EC, as long as the house suits the buyer's needs... (in terms of financial commitment, space, location, etc) COV is just one aspect of consideration. I look at housing as a total cost, doesn't mean that i will buy Flat A becos COV is $0. (Valuation can be $1mil...) I have heard people making absurd remarks like "i cannot afford COV so i have to ballot for a DBSS". Well, put it simply, if you cannot afford the COV ($30-$40k now) , what makes u think u can afford a huge mortgage ($450-$500k?) for 30years? But of course, i just smiled and walk away when i hear that. -
For me, my HLE was 80X my monthly income (based on CPF contribution). I have no other outstanding loans like car, study loan, etc. Wifey's income was declared as NIL since she work part time. 126k = Approx 50 times ur gf's annual gross salary. Kinda low. If it was 80X, it would have been 200k. Perhaps hdb granted a lower loan due to some existing liabilities that ur gf has...? Generally, lenders do not consider director fees as income. (based on my past experience in applying for credit card for my dad). Reclassifying it as salary would help. But even if you change immediately, have to wait a few months before resubmitting as HDB usually require a few months or regular contribution before considering the income. As pointed out by therat, best way is still to speak to HDB to find out reason for low loan amount...

i read online...people have said that it works the same way as a hair dryer... so paying for the looks only..since its not some high tech stuff... can always wait for the pirated version if u are not willing to pay so much...for me...i will always choose a retro fan if i have the budget. -
If hdb only lends u 126k, u have to fork out the balance in CPF or in cash. Otherwise have to foreit 2k. chances are they did not consider ur director fee as income...shud try to check with HDB, see what they say on the low loan quantum. If u structure ur director fee as salary would better..?

The only way is to fine the agent if they have been found to "hide offers from buyers". As agents, they have a duty to get the best deal for the owners, not themselves. Fine, demerit point system, then suspend licence. Now they have a central database, its easier to enforce. -

the valuation of your flat would be largely dependent on external factors like economy, amenities, etc. the effect of flooring on the valuation the house is largely insignificant. Renovation is largely a sunk cost, not an investment. The parquet floor or marble floor or whatever floor, all go down in value as time goes by. just do the flooring you like..every kind of flooring also have their pros and cons... -

Hi Kor, Notice your fridge position...not very ideal as it will effectively block out the access to cabinets below. For the living room, u can possibly use the aquarium as a divider between dining and living area....some prefer no distractions from tv during meals... Cheers!

there are hardly any reviews in this section. It has somehow developed a self advert (done lousily) way. if potential home owners are lazy, i.e. post here instead of checking out tblogs themselves, then they have to pray for good luck le. we must all open our eyes big big, not only laminated flooring got people post... its everywhere in this forum. Users have to "depend on themselves" to identify true end users. But even so, opinions of end users would differ as expectations are different and maybe things have changed over time. -

well its simply pay back time...after the govt got so much complaint about agents (which they are afraid of losing votes), its just time to get back. one silly thing i noted about the speech is that MBT says cannot set guideline for agent fees and leave it to market forces. Reason is that it contravenes the competition act. (or is it fair competition act?) which is totally dumb, the competition act is to make sure consumers get a better deal. With no guidelines and so many experienced agents around, what are the chances of consumers getting a good deal? Consumers transact in a property only a few times in their lives...some only do it once..so naturally they must be better protected with guidelines to prevent agents from taking advantage. so it is, we are doing things in an illogical and dumb way because "it is like that one". -
the width of my house is 2.9m (also 3 room flat), no problems with the fan as i do not have any L box or false ceiling works. in fact, i have a 48 inch ceiling fan as well, no issues also. 3room is small, but not that small.

frankly their staff there wasn't very helpful. I went there, they just gave yes/no answer. luckily i had a friend who installed it in his house. He was my consultant instead. so my 2nd trip down there was just to place order. Do take note of additional cost such as installation of heater and switching on of gas pipes.

well the govt has total discretion on hdb pricing, the new hdb launched sets the baseline as we all realise. they can control demand (by setting rules as to who can buy) and supply (by deciding how much to build). And i do believe that they prefer housing prices to increase, too many reasons to list down already. however, as a citizen who desires to own a house, its best for prices to stay low. So the obvious conflict of interest is there. if PRs are taken out of the picture, they would have a lot more problems to deal with. So they rather push the problem to us and let us deal with increasing prices by coming out with statistics to prove their point. But now is wayang time as we all know it, so rest assured, it is in their interest to keep proping up housing prices as people like their house to keep going up in value even though they have no intention of selling it. -

I did my wrought iron gate and grille from CNS. cheap price but paint works not good. judging from your main door, it looks like rain will hit the grille when wind is big (similar to my neighbour) Better to get a better quality grille in my opinion. As for fire rated doors, probably will cost 900 to 1k...

hihi! Nice place you have! is that the bench from helping hands? i checked their website but couldn't find a one seater. I saw in Malacca that 2 seaters, similar to what you have are around 1.2k RM. saw u have a shoe rack at the back of your door, can share where u got it?
