  2. okie... let's start talking about our grand plan... This is the layout after nth revision: We're keeping the existing broken marble floor, but was too lazy to draw in this layout plan... We have started brainstorming on space planning and layout since 4 months back, but, after rounds and rounds of discussion on fanciful ideas, we finally settled with this one that is simple with no surprises, but practical

  10. thanks for all the replies... looks like it's really tedious. you reminded me... my contractor did mentioned about this paint etching fluid, but he advised against it cos we are keeping the existing marble flooring. he said this chemical very strong one, even protection is done, if sui sui got one drop gets in contact with the floor, the marble will be gone... hmmm. how long did you take to remove the paint yourself? you must have a lot of patience to do it

  12. We are planning to re-paint the room door frames at our new home. We noticed that there are already some 3 or 4 coats or old paints on it. some areas have already peeled off and the surface is not in good condition. We requested our contractor to sand or scrap off the old paint before re-painting, however, we were told that it cannot be done becos: 1) existing door frames are made of metal. paint cannot be scrapped off simply cos it may damage the surface. he said if wooden door frame would be easier. 2) if try sand down the old paint, surface will become even more rough and makes the re-painting even uglier (but, isn't there something like sealant to patch the surface before painting?) so the conclusion is: sanding or smoothing of existing painted surface cannot be done, can only paint over. those peeled-off areas may continue to peel off. we would like to ask: what is the best way to smoothen or "condition" the old surface and get the re-painting done properly?? we don't think that it can't be done - just that it may require more time and money. we understand that most contractors only quoted simple re-painting without sanding. we are willing to bear the extra cost if it's reasonable... those who know how or have done it before, please kindly advise~! Thank you~!

Clockwise from top left: (1,2) MBR, (3) Room 3 - going to be our study room, (4) Room 2 Clockwise from top left: (1) Living Room, (2~4) Kitchen Clockwise from top left: (1,2) Kitchen, (3~5) Common toilet, (6~8) MBR toilet, (9) a funny pipe that sticks out from the MBR toilet wall to outside ??? we think it's probably the old air-con drainage pipe but it doesn't look legal to us~! well, as you can see... since the unit was tenanted out, the condition was really not so good... but good thing is that there's no built-in furniture except kitchen cabinet... less things to hack Also, we are lucky that becos the tenant shifted out early, the owner allowed us to start renovation before 2nd appointment the owner have been very understand and helpful all the while and we are really grateful for that
  20. haha... i thought you said your new home is at the point block? oops haha anyway, i was staring at Jurong East map for some half a year while looking for flat, that's why now i know this area pretty well... hahaha yup you're right.. i'm behind Parc Oasis, at St 31/32 area yea 1xx there more ex leh... they are just one (or half) MRT station away but the price gap is quite evident

  22. pixie, there's only one point block that is right next to the lake... i supposed you are there the other point block is slightly further in one... oh we are sort of "90 degrees" from each other... yup very near you are on east side of the lake and i north side... Parc Oasis is on left hand side of the above photo but i didn't capture it in wow so healthy... next time we can wave to each other when you jog pass... haha
