sorry juz curious based on yr description i guess its either boon lay place or taman jurong ( ho ching or yuan ching). if it is the latter is a good buy coz its very near to the lakeside developements( jurong lake distrcit) . very promising -

if u think of about reselling definetly not worth buying for such a location u mentioned. most people buy old flats coz of good location (eg : Mrt,schools and amenities) therefore compromising the age of the flat. old plus ulu location is definetly not a selling point..cheers. -

If is is location than is worth buying...but if u think of en bloc den is big risk. i bought 3 room 35 yrs old flat 2 yrs ago with no lift or major upgrading done. was full of en loc potential till last yr hip and lup announced. luckily manged to sell away this year as i solely bought on sers hope. however still bought 28yrs 5 room flat coz of location again however downgraded from central area to west side. SIZE MATTERS. -

guess the below or at value are flats valued at 550k up which most sporeans currently cnt reach..most of us paid covs for mid 300 to 400k units. no point buying at value for such a high valued HDB unit ending up paying high loan for donkey years. i rather pay a reasonable cov and come home to a peaceful sleep. only good news for big pockets and those looking for central locations. -
i may have a tip. try to avoid famous and good blockz coz these flats have lots of transcations lately and have price naturally jacked up. the valuer will have latest transactions not the one u saw on hdb websites but real latest. so he will based on that eg: blk A last transacted 380 cov 60 = 440..he might based on that and do a value around there. So what we going to pay 440 plus 20? this is most liekly how the valuations might have reached super high now .

I am really sorry but frankly what is so special about that house that u waited 2 yrs and go thru so much dilemma. from beginning is obviuosly a prob unit. now is ahlong flat sumore..phew -
this is an interesting topic:) some agents ads as below whcih they desribe distance to mrt 1) hop to mrt 2) swing to mrt 3) 30 secs to mrt All this after checking the distance is actually more than 500metres. i wonder who ever can reach mrt in 30 secs or juz by hopping from their flat ( please dun try this at home ) even those where mrt nowhere in sight also say mrt nearby. but i admit mrt is real pulling factor in property sales. mine is 700meters . i walked and timed is about 10 to 12 mins. i mean normal 30plus age human walking.

experience is individual.most people concerned buying low floor is future resale value.but thats thing of the past.now we already buying past 400k and it might be the last hdb we own coz price is sky rocketing.so i m not worried or evn thinking abt selling. as long i have a place to stay .thats y is important when buying think for long term and not investment coz we dunno wat the future of hdb goin to be like. cheers! -

the strongest point of yr flat is not the cov or floor..is BEDOK and matures estate and 5 years flat. near mrt sumore..even for 3rd floor is a steal. if it higher floor easily 40kup. i paid 33k for 27yrs flat 10 minuts mrt..coz except for low floor it matched all other requirments. ..cheers -

sorry i beg to differ:) how much angpow u expect gahmen to gv? 4 room 2 month full scc rbate and 5 room 2 half mth rebate..isit that big of savings? freebies still based on income and not flat size unless u dun declare income tax:) frankly bet 4 n 5 room not much diff unless 3 roomers ..yes is a gap,,the rebate atleast can feel:) cheers -

normally sellers of 5 room will try to reach 400k even though is quite far..in my case val 378k 33kcov. coz othes all value 400k.. i duno why this flat 378k..mine j east. #04 -

5 room sembawang obviously..if u can see gahmen now slolwly reducing 5 room new flats..and they are hottest in recent selection..4 room will be too small in newer estates..anyway weigh your options..cheers! -

if it is move in condition..i forgo my 1k deposit coz after 2 weeks deciding found out EM reno quite ex even though cov was 15k. 495k for yishun in my view quite ex but for personal reasons sumtimes bo pian..cheers -
my parents block got enbloc and during selection choose a replacement 5 room at #<30 floor @ 238700. i thought of getting a chance from the bal flats which were not taken up. Oct 2009 bal sales selection. price? 2nd floor same size unit going @ 350k. the time frame between both prices? 5 months..so plus resale levy since i took the family grant..( 2nd timer) i need to payalmost 400k for an emptyflat 2nd floor. thelocation near jurong east where mrt is not even in sight. so if u get a chance to buy a enbloc unit,,die2 buy coz u sure get a good deal. dun miss the boat like me..there was a chance for me to buy when an owner sell his unit coz he dun like the new repacment site.asking cov was jus 20k. i stinge on that now end up buying a old resale flat at 400plus k. my parent flat even halfway up atleat worth 500k or more coz high floor and new. cheers

sold my holland 3 room(37yrs) super original v310plus28k #10 in jan10..tot can wait for price dip but cnt wait longer bought 5 room jurong east (26yrs) v378plus32k #04:( above avearge cond...but have to forgo my high floor status....sigh whoever waiting for cov drop..but remember valuation still increasing cheers
