Can you live with the bad work done? If so then leave it and save your 5% lor. Likelihood why the ID/contractor is disappearing into thin air now is because they already got most of the payment.

You are very right! I had been staying here since I was in sec 2 and had seen everything - from gang fights, to drugs, to glue sniffing, etc. During my schooling days, I was even unwittingly pulled into some incidents, like staring, neighbour disputes, BGRs, etc; luckily all along I was also quite big-sized and got a few "those-kind-of" friends, so didn't get badly injured or anything. Nevertheless, fret not, its not as bad now. The really bad ones were thrown into jail, rehab or move away to avoid trouble, the changed ones also moved out. Now left with only a few kids, that are just mischief rather than trouble-maker. Oh ya neighbourhood watch is definitely very useful. I had always tried to organise people at my current estate for Citizens On Patrol (COP) with my dad, but perhaps due to the age groups, the RC here rather go for bus trips to bring the old folks for joyrides. Hopefully with more youngsters in, there will be more volunteers... -
Oh the karang guni men I am talking about are not old men! Its no longer like last time where old men pull their big trolleys down the stairs and shouting, "karang guni". Nowadays, they are all fit and able men, driving big lorries with china/bangala/etc workers helping them. Ya, if its those old men/women collecting old cardboards and soft-drinks cans, I will definitely help. But these karang gunis that I saw are not lor.

Outside MSCP lift at Level 5, roof garden. --- In the middle of the roof garden. --- I had already forwarded the pics to our NPP and town council. Also gave them some pics the other day of a few boys cycling and skateboarding at the roof garden, but not so nice to put their faces here. I guess they will have people knocking on their doors soon... BTW I also made another complaint against town council; notice the first fire hose? WHY IS IT NOT USING TEMPERED GLASS?? -
Theorically, you are supposed to own the land of its FH. But given Singapore's regulations and limited land, its may not be true for every FH land lah. Our good govt always have special regulations to acquire your land, maybe under LTA, maybe under SLA, whatever. I think not so nice to reveal the developer's names, cuz I just hearsay. But just caution lor, check the documents properly, make sure the deed is from the govt and not a lease agreement from the developer. What I meant by top up the DC are for those 99-yr lease, eg after 30 yrs, you can revert it back to 99 yrs by paying the DC. This is of course subjected to approval, I think under SLA. Usually the MCST will coordinate the petition. Worth or not, will be analysed case-by-case, based on demand, price and so on. Sidetrack: If you apply for top-up back to 99-yr and its rejected, I think you should know what is going to happen to your land. Better quickly sell it off... !! Frankly I rather have foreigners as neighbours - had enough of locals and our kiasuism. Note, I said OUR, means I also included myself. Its a culture here lah...hehe...

Nowadays many 'fly-by-night' agents, they just want a quick deal. Seller asking for $1.1mil, if got buyer offers, straightaway sell. They won't bother to get a higher price, because not much difference in comm anyway. Rather quickly close in case kana undercut, and move on to new deal (or maybe some will go into hibernation after one or two jobs). -

Hopefully got more things for you guys to see by then...at the moment still doing up the unauthorised hacking areas, the woodworks are still lying around. Maybe they were attending another case of break-in, then walk around to 'lookout' for suspects, action-action abit?? Hehe...very sarcastic hor... -
Caution for those who want to opt for 99yrs lease - make sure that you have the title deed from the govt itself. I had came across cases (let's not mention any names) where the developer actually acquired the land on FH/999 yrs, build a condo and sold the units at 99 yrs lease. The difference is that if you have a 99 yrs lease from govt, after some time, you may be able to top up the DC and revert it back to 99 yrs. If there is a landlord owning the land at FH/999 yrs, do you think they will let you top up? No way! They rather chase you out (en-bloc), take back the land and re-develop to sell. Even if they do let you top up, it not based on DC anymore, the price will be their call, it will be jack up skyhigh. Thus, the value of that condo will drop drastically, far below those real 99yrs development.

My friend, do not be intimidated by such people lah - if they are real hooligans, they would have been full-time gangsters instead of contractors. These people go by basic reasoning as well, as long as you are fair to them (eg don't ask them to do things for you when you not sure if you want to sign up), they won't do anything to you. They are also out to earn a living, won't create unnecessary trouble one lah. Relax...just select your ID quickly lor...

In fact hacking of toilet wall is also allowed, subjected to approval. A few in our estate had already hacked some toilets' walls... IMO everything is possible lah, just try to apply for it lor... -
The different is that karang-gunis earn from it, while volunteers, obviously, don't. Somemore I remember a few news articles that the karang-gunis actually fought and snatched items from the volunteer students, makes me really mad leh!!

I am now also confused by your post to me, not sure if you are a contractor or not?? I think all vinlee wanted is for you to openly tell us if you are a contractor; if yes, say yes. If no, say no. Simple. For that, I will have to agree with him, because I also do not like to see a contractor pretending to be a client and giving subtle recommendations. That actually makes one shady instead. If you are a contractor, just be open and say so lor. People will respect you for it. No point to argue over it until like that... Even if you are a contractor, what's wrong?? I will still read your posts; heck, I may even trust your words more since you are a contractor! Whether shady or not is how a person project himself, not the occupation. A good eg is Mr Chong, the geomancer; I am sure he wants our business also, I am also sure he giving free advice as some kind of good karma while indirectly creating awareness for himself also. But is anyone scolding him? No! Because he carried himself professionally.

There is nothing fair or not fair here; its a private arrangement between you and the seller, and if you want to know, yes, there are people doing this as well. So dun paiseh, just ask lor. For utilities' bill, you can apply for it under your name, no issue in that. -

When you say system 3 and 4 is $3k, does it mean if you take it out from their quotation, they minus $3k?? Are they giving you inverter unit? If not, I strongly advise you to take it out! A system 3 now is less than $2k, even system 4 also not $3k. Unless inverter then maybe more ex. BTW, nobody buys the aircon and ask someone else to install; you will land yourself in alot of unnecessary trouble. Anything goes wrong, they will start pointing fingers. Aircon unit and installation should always be the same person/company.

Erm, I think it IS a properly functioning website; not having bigger pics of their furniture doesn't mean they are not. Alot of furniture websites also do not have big/detailed pics, especially because they are hi-end and do not want replicas.
