  1. Hi, those who are keen to view the pics of the SERS replacement flats' estate at Blk 88 to 91 Tanglin Halt Road, you can check out the pics at our blog: http://khrizangel.blogspot.com/
  2. Tried to join the yahoo group but till now not authorised leh... Anyway I also took alot of pics of our neighbourhood this afternoon; can view here: http://khrizangel.blogspot.com/
  3. I dun think so. Why would you want to do that? !!
  4. That will be the Institute of Estate Agents, IEA: http://www.iea.org.sg/
  5. Shi dian jin refers to the a ring, a necklace and a pair of earrings. That one is to be bought by your mum for the bride. If going by the traditional way, tea ceremony is to be conducted by the matchmaker, who say blessings for you, your wife and the senior drinking your tea. But nowadays, people tend to get a younger member of the family to do it, usually one that does not need to drink tea, who will just stand there with the tray and pot.
  6. Only Blk 89 open, actually. Blk 90 and 91 are still fenced up. You didn't in to take a look?
  7. What do you mean by "work those more relaxed jobs, I may be obsolete"? For me, jobs suitable for preggies are like administrative, secretary, receptionist, etc. You won't become obsolete in such jobs mah. But of course it depends on your job preferences; maybe can advise you better if you can tell us your industry / job scope?
  8. Hi predaking What we do is the cut & paste the list, then add in our own name. Subsequent addition will take on the latest updated list and continue it, like this: Tanglin Halt New Estate Blk 89 prata zirhk3355 Blk 90 Blk 91 bellyheng jule predaking
  9. Sorry sidetrack abit: Wednesday 4D got strike or not?? http://www.singaporepools.com.sg/Lottery?page=four_d Your special number looks similiar to mine, so I can't help but asking you this...hehe...
  10. Hey, your floorplan is very similiar to mine, especially the bomb shelter, kitchen and MBR area! My floorplan is here: http://www.renotalk.com/forum/index.php?showtopic=6946 Erm, what am I talking about - we are both in the same estate, of course similiar lah!! Wahaha...me abit drunk now...
  11. Wah you very good leh - you digged out a thread that was last posted more than a year ago! Anyway this story reminds me of a saying: "Women expect men to change after marriage but they never change. Men expect women NOT to change after marriage but they changed." How true??
  12. Did I do that much?? Hehe...no lah, just furnishing what I have in my mind only. Yeah, you seemed like a very friendly person too, hopefully one day can be neighbours lor! I am at Blk 89, #34 floor...hehe... Housewarming not so soon, I will be collecting my keys on 28th Mar'07 now. After that got to consult FS master and reno - sure once its done if you are still keen then you can come! Not sure if can really see bt timah clearly lah, but just that I am facing that direction. If can see the greens then it will really be good, esp for my future children...
  13. Oh another neighbour here! Hey, add your name to the list leh... As for the banks, well I think you are right; new flat owners (and I am sure new condos/houses owners too) are all mostly ill-informed about such "practices". But being a norm does not really means it fair; just that people got tired of talking about it. So if its a norm practice for us to get our SAVINGS account deducted, I think its best not to have a savings account with the same bank that you have a loan. They can impose interests, of course, but that is sometimes negotiable depends on circumstances.
  14. Actually until today I still dun quite know what is "liuli" - some kind of manmade crystals?? Why must fengshui items be made of "liuli"? I tried to search the internet and to my surprise there are very little info on "liuli"... And you are really making me feel bad leh; I also just bought this "liuli" item from New Trend Geomancy...really no good meh???
  15. Yup with the new shopping centre at clementi, I think commonwealth won't have chance to have one too. So very likely to be a condo, as office spaces is also not very popular in the area. I think from my living room's window can see the Bt Timah side ba...I went up to my floor but from the corridor cannot see much, got to wait until get the keys and after Master Gan's clearance then go inside the flat to see the view. One thing I really like about new estates nowadays is that the fire safety pipes, waste water pipes, meters, etc are hidden at the corridors. You come out from the lifts and all you can see are doors; even the public lighting also using hidden cables!
  16. Actually to appreciate design is as difficult as appreciate fine arts - design is an art, only those who had experienced it before will understand its value and difficulties. Nevertheless, those design houses are quite aware of these already, so they had streamlined their services to more than just perspectives, elevations, renderings, etc. They also have working drawings that will allow even the "dumbest" contractors to understand; ie, the contractors just follow the instructions on the drawings and its a matter of workmanship only. Like abovementioned, they also provide project management services too, where if something cannot be made according to the drawings, they can advise the contractors accordingly. To have a good ID will create consistency in your design and give you better impression of how the end results will look like instead of changing the works after it had already been done. Better to change it on the drawing board first!
  17. Not sure how long we can be happy - on the plans when we select the flat, the new town sec school and the running track area is defined as "Site for Future High-Rise Development". This on the other side of the Commonwealth MRT, so if they are going to build a 40-storey or higher development, then the view will be blocked.
  18. Can't comment on the pricing for replacement flats, because its quite different from the 1st batch of SERS owners (like me and others), to public ballot to 2nd batch of SERS owners. Unfortunately you have to go through HDB to get the accurate pricing for your case. Some of us are taking bank loan for the SERS flat, simply because the tenure is only 4 yrs and not worth to waste a HDB loan on that (everyone only got two chances to take HDB loan). Of course when comes to bank loan there's the downside, ie the criteria might be stricter and the banks don't seemed to be very interested in offering such short term loans to us HDB owners, so they factor in alot of penalties and high interests. As for your query, since your fiance is not working and I assume he does not have an income for now, the credit assessment for loan would be on your income only. So the only reason I can think of is that if your cpf amount is not very high and your monthly CPF contributions cannot cover the monthly instalments, then they might not be approve your loan. You can use the financial calculator at HDB website for calculating HDB loan, and various banks' or agencies' websites to calculate for bank loan.
  19. Don't think alot of forummers here got good impression of Master Lynn...seemed like her co is very commercialised - ie always ask people to buy expensive items...
  20. Maybe one of our moderators or sponsors here is from OCBC...hehe... U didn't know that DBS impose 3-mth full redemption? Actually its not a fair clause, which actually amounts to a penalty. Direct debit from your savings??? Kaoz, then u are paying in cash for that instalment?? Luckily I dun have any accounts with OCBC - these people are really too far...
  21. Did you read my story on OCBC? Huccome I cannot find the thread anymore... So did you incur more interests due to the delay in redemption? Actually on hindsight, I think SLA/HDB also got a part to be blamed because they stopped the monthly payment too early (like my case, in mid-Jan'07) but told the bank that they will only fully redempt in end-Feb'07. Why need to take so long? But of course the bigger fault lies in the bank: Since SLA/HDB had already made it clear to the bank on the date for stoppage of instalments' payments and the date of full redemption, the bank should have also calculated their interests accordingly, instead of saying "full redemption amount will be based on the actual day of redemption". Are they so stupid that they are unable to factor in all the lost interests and fees until the day itself??
  22. Oh you had a problem with DBS bank for the SERS flat's loan too? What happened?? I thought my case was bad - posted the story on another thread here, mine was OCBC bank. I guess all these banks ain't really keen to have us HDB flats' owners as customers for their mortgage loan...
  23. Haha, just realised that I really had not been observant enough - the fencing is already down!! But only the MSCP and Blk 89 is open, Blk 90 and 91 are still fenced up. Went for a tour last night already, with my wifey and doggy... Haha, yeah, but both excited and worried leh - $$$$$! Anyway, I think I will change the appt date since I need to consult Master Gan on FS and we are planning to invest part of our CPF into those balanced funds instead of being wiped out by the HDB - just leave enough for the minimum d/paymt + fees can liao. I did my math; for eg wifey was concerned about getting maximum 80% loan, so I calculated for her: If she put the remaining 5-figure sum into the loan instead of investing as I had suggested, it would only help to reduce the monthly instalments by $70.
  24. Oh yes, that's what I am referring to. That's why I feel so blur because I vaguely remembered it was Blk 91 mah - but I usually have a bad memory that's why I kept quiet...hehe. Have you received the letter yet? Yesterday I went for a tour liao - I really like the carpark's linkway to the blk and the air-well. The lifts were also separated into low-zone and high-zone, 3 lifts for each. And the contractors all "ka chui" (hands/legs) very fast man! I was there at 9+ and saw the whole group waiting at the void deck, approaching everyone who comes in. Very hardworking also - one of them told me that he had been there since morning!! So poor ting right, imagine standing at the void deck giving out namecards for the whole day, and very few of us will actually engage their services...
  25. Can also, that's what I did, but if can change new bed will be best lor. Since the topic-starter's flat will only be available in 2009, then s/he can plan first lor, just buy a cheap one from Ikea or what. Actually can also put your Serta mattress in the guest room lor, if you bear to. Then I think you will have alot of guests coming over to sleep very often...hehe... To get only new set of bedsheet and pillow/bolster cases is the improvised way; the best is to get new ones lor, including the whole bed frame. BTW I called Master Gan today, think he very busy, never call me back leh... !!
