Can you use a ruler to measure if the size is 30cm X 30cm? Judging by the exposed cracked part, it seem like ceramic tile but non homogeneous type. -

Precisely! Let say i drive a Bentley or Ferarri, do you think i will buy your 4rooms hdb flat now? If i buy your hdb flat, i will LL need to sell my condo/landed property. 4 years ago i will buy your hdb flat from good location for 80k COV, not now so it is unrealistic to ask TS to ask for 100k COV now, unless he is no hurry to sell.

Rinnai RB-3CG and RB-2CG are using Schott Ceran glass top panel since a few years ago, if no good they long ago already pull it off the market. If you go around looking for hobs, a lot of them are using Schott Ceran glass top panel. When cooking the glass top panel can get very hot, any water condensation below the hob gets evaporated almost instantly. -

Waa... 3 rooms 35k, toilet bowl and all taps are gold plated? ID firm also use contractors and their contractors may not be reliable too; also LPPL. If ID firm close down 3 months after renovating your place, the 10 years warranty they provided also go down the long kang. -
Frankly speaking if i am interested in your unit, without looking at it, the maximum i would offer is 25k COV unless your unit has great view, ample amount of natural light and cooling breeze then COV can be higher. It will also depend on the amount of renovation i need to do if i buy your unit. 75k for 30 years old flat is way too high unless your current reno is drooling nice and you can offer move in without the need to buy any appliances. I went to view a 3NG in Bedok area with great unblock view looking at Bedok station, corridor unit next to corner, cool breeze stand at corridor and kitchen, the place was renovated within the last 6 months with designer interior decor, owner suggest buyer just bring luggage to move in as they are leaving behind all their furniture and appliances including 60"(living) and 46"(mbr) LED Smart TV, 6door fridge, hob & hood, washer, dryer, storage heater, system 3 inverter aircon. Valuation 360k, view to offer; someone sealed the deal it at 425k with a 65k COV.

Best gas hob still goes to Rinnai RB-2CG, Rinnai RB-3CG and Rinnai RB-3Si. The inner burner works great with asian cooking.

2 bathrooms 2 adults, a 15L is enough; take about 10 minutes to get hot water. The bigger the tank, the longer the wait to get hot water. -

Those people saying bad thing about Philips LED are the one that like to cut corner, not surprise they use Philips LED bulb with brand-less housing, brand-less driver and use brand-less dimmer with it. Go lightings.com.sg at Jalan Besar branch (same building as MacDonald) to check out the actual Philips Ledino downlight, comes with 2 years warranty but they are not cheap. If you are not going to on it 12 hours a day, you should not be looking at LED at all, unless you are in for face value or to show off at the expense of your pocket/wallet. -

LED is here to stay and will be the only light source for the future. If headache then dont use LED, just go for other energy saving options, cheaper too. LED if driven correctly by a efficient circuit, can be brighter than PLC light. -
No catch! They buy in bulk from manufacturers in China. The local folks also buy in bulk from China, they priced it 20% cheaper than the Philips counterpart with cost not more than SGD6, go alibaba.com to check it out if you dont believe me. Shop needs to pay rental, pay salary, pay bills; so they make sure sell you 1 piece can make profit at least 5 times. I have decided to deploy just 1 piece of LED bulb which will be on 24/7 for praying purpose. The L box in my new place will be using Philips downlight with E27 holder to take the Philips Tornado Spiral 8W(40W) E27 Cool daylight extra bright bulb with lifespan of 8,000 hours, bulb alone is $7.40 per piece (cheap cheap). Some LED bulb comes with a mini fan inside the bulb, if use with certain incompatible dimmer, it will produce a mosquito sound when dimming function is use, can be quite loud if you have many of this lights in use.

Buy and test them out yourself... both are not dimmable, 1 of them has longer lifespan (25,000 hours) but expensive, the other shorter lifespan (8,000 hours) but cheap. #1 Philips MyVision LED bulb 9W (60W) E27 Cool Daylight #2 Philips Tornado Spiral 12W (60W) E27 Cool daylight LED is good if you switch it on for a long period of time, like 12-15 hours a day. Hi Erwinong I am doing research now and will be buying LED bulbs and downlights for my new place. Forget MR16 or GU10, i want it easy for my wife to change the bulb so i will only go for E27 instead. We walked into to a 30 years old lighting shop along geylang road last week, this sales guy keeps telling me to stay away from LED, he went on and told us that 1 of their customers spend more than $10,000 on LED lighting in his house from another shop and regret it so much that the color temperature all difference and lighting pattern is 1 patch dark 1 patch light, 1 patch yellow, 1 patch white... the owner actually want uniform effect, just like a flood light in basketball court. I say to the sales guy, LED effect is for "mood" not flood, when customer say he want uniform flooded light, the other shop should recommend him to PLC lights instead of pushing him to LED, and since customer spend more than $10k in the other shop, the shop should at least dispatch a set of "eyes" to customer's place to help him sorted out the different LED color temperature and group them to be deploy around the house. LED itself has a life span of 50,000 hours; for non-regulated overdrive circuit, this life span shorten up to 50%, so it is norm for manufacturers to state on the box/website/manual that the life span is between 25,000 to 35,000 hours. The problem is the circuit (driver) may not last that long. No one dares to write down black and white. I have been involve in LED for more than 10 years as a hobby, not professionally. To-date i have LED lights from YR2000, still functioning and working well with the driver still going strong. This paragraph we talk about LED color temperature, warm white is 2700k/3000k/3500k, turning daylight white with a tint of warm when moving close to 4000k (more warm) and 5000k (less warm), turning into most white when approaching 6000k/6500k/7000k, above 7000k there will be a tint of blue in it. Those China-made LED bulb tends to have a huge temperature range such as 2700k-3500k, 3500k-5000k and 5000k-7000k.Bet you dont know why like that... in order to keep the manufacturer cost down to make more money, they dont invest into quality control (QC), they dont sort the LED according to the color temperature, i'm quite sure that better manufacturers do better QC, +/-10% of color temp is still acceptable. Best if the shop can assist to sort it. I will go for Philips/Osram/Samsung LED bulb, never go for China-made LED bulb and never order online, unless you dont mind heartache and headache.
