Just stick to osram lor - me osram fan also wahahhaa. this energysaving 35w(equavilent to 50w titans) cost around $8.00 , can only buy from their MAIN distributors. I will be buying some more next week - 25W cos I finally found one distri who carries them. they might cost double the price of ordinary halogen but it's your MONTHLY pub bills that saves you a lot. plus, very little heat only, your display items wont be damaged by the heat. go to ubi/sungei road walk walk - can get lots of cheap parts.

sometimes need to do research on your own one lah - cannot just listen to electricians. but if you know any electrical engineers, yes, pls listen to them. most electricians dont know anything about new tech, they just work work work everyday and have knowledge based on hearsay. I asked a few electricians(old birds with more than 20-30yrs experience) and they told me this : where got energy saving halogen bulbs? halogen already very energy saving lah. They just shut up when i show them this. whats the words in yellow huh?

staircase $3k is bcos of "FINE" workmanship - more difficult to align the wood bcos too many angles and irregular shapes. I use kitchen wall tiles for the balcony. for toilets, either touch it(hack+redo $3k again) or dont touch it at all. overlaying you gonna get lots of problems later, tiles popping up machiam earthquakes, tiles dropped off.

my contractor charge me $120 - 1 time chemical + 2 or 3 times normal wash. expensive?

ya. when you give and take. patrick will also give and take when the time comes. he is a gentleman, no worries. but when one tries to be NGEOW here and there, the old saying goes - the door swing both ways lor. -
she does come here...hope she didnt see this. Or else btw anyone wants 25watts osram energy saving halogen bulbs? (GU5.3 legs, 51mm) me gonna get them this weekend or next week. around $6-$8 dollars.

nope, just choose the tiles, take the free sample from any tiles shop and give it to patrick. simple. -
is she a cat lover? ask her if she is willing to take care of a 9yrs old female singapura strips cat. cat owner is migrating, insists that i take her. she(cat) very very obedient but my wife is not. so i cannot keep.

osram ah... buy this type - 5watts nia already very bright. brighter than those 5w tube ones.

i think your bulbs are 12v types lah - doesnt consume much compare to 240v ones. dimmers spoils your lamp real fast. already got one recent case under renovation works - i believe they fix the wrong type of dimmer for the halogens. for halogen lamps - professional advice(not me) is NOT to put any dimmers. what simi osram energy saving bulbs? this type? or this type?

oops...that staircase - parquet alone already $3k+, glass railings - dunno but dont think it's cheap.

try this, dont dim the halogen, turn the knob all the way to full brightness. see what happens.

maybe you wait around and hopefully someone who uses instantheater post some comments. me took patrick's advice and bought storageheater ariston - so far my PUB bills ok leh. water jet also powderful. -

if you use a lot of hotwater - do consider storage heater. this is what patrick told me ; 15mins of instant heater consumption(electricity) is equavilent to 45mins of storage heater. -
