  1. Divide the panel into 3 equal horizontal sections using pin stripes or Stainless Steel inserts. Then.. the middle section.. paste a mirror on top. Alternatively.. use halo spotlight on the ceiling to create intresting light patterns on the door panels.
  2. If strictly LA.. then.. walk along Rodeo Drive..Hollywood Mann Theatre, go visit one of their large shopping malls, Visit Disneyland, Universal Studios, 6 flags Magic Mountain, Venice beach. If go winter time, try a day trip up the mountain to play snow. Definitely need to drive.
  3. LA and it's famous attractions are scattered over a very big area. Where to stay really depends on the itenary for the trip. Those place u mention while is famous.. is quite scary to be ard at nite. Since the attractions are scattered, might as well plan to stay in hotels along the route of your itenary rather than stay put in 1 place. In LA, by default.. ppl drive rather than rely on the public transport. So.. what u plan to see?
  4. Err.. I am not quite sure what u describing make sense but... given the many products/services on the market.. I am also in no position to say that may not work. But.. if no ADSL connection, what then is your internet access from your home? Your home either connect to the outside world using either Cable modem, dialup modem, ADSL modem, or tapping illegally from neighbour WLAN, or Wireless@Sg. Perhaps u live in a neighbourhood like serviced apts.. got seperate communual internet gateway?

  8. All these questions u have.. are meant to be answered by an Architect. If there are is no subdivision involved (1 lot divide into 2 lots) , there is no addtional charge or fee to be paid to the govt, apart from normal plan approval fees, which I so far experience is below $2K for A&A. Whether is 2.5 or 3 depends on the zoning for the neighbouhood. The total cost of an A&A can vary tremendously, thus... is not meaningful for any contractor to give an estimate without knowing the specifications or know the owner. Is common for owner to tell the contractor.. "..eh... build this wall here.. see nice or not.. hmm... ok.. not nice.. tear down..".. then tell contractor no addiitonal claims since nothing constructed. A simple 6 month project can drag to 2 yrs... Contractor go bust.. owner homeless.. this can be quite messy. The architect value adds by making sure the specs are firmed up before starting, and during construction moderate the demands of the owner. BTW, if u are new to this.. do not use the words "charge" or "price" as they have very specific meanings in the industry. Just use "cost" or "fees".

  10. 0.5 storey refers to an Attic, not a full floor. No subdivision = no DC payable, provided A&A not carried out within 3 yrs of CSC. Any major structural change is considered A&A. If no submit plan, can call it anything u want. If more than 50% floor area change, more than 50% external walls change or more than 50% structure change, then is called reconstruction. Whether can add 1 more floor depends on zoning for the area, as well as whether the foundation can tahan the increased loading. If dun want to submit plans.. dun piss off your neighbours.
  11. Anything involving extending the roof line will need a QP to submit plans. If directly using contractor, contractor still need to engage a engineer or architect to submit for plan approval.

Whether the handover date is on the date itself or a few days later, if the seller has no intention to deliver a clean place, the date is irrelavant. imagine... they already are late finding an alternative place to stay. would they have the time and energy to clean the place up? Put it this way.. there is no contractual obligation to hand over a clean place, unless it was specifically mentioned in the purchase agreement. So i think.. is not a matter of the date of handover, but really the motivation of the seller.
  14. Their extended stay should be viewed as a seperate arrangement from the sales and purchase. Treat it like a short term rental. Collect large rental deposit, etc. There are many reasons why ppl can't postpone completion date, most of them genuine. It's a matter whether u want to be reasonable or not and your assessment of the seller's motivation. Haven't found a good place is not valid reason, but for example.. their reno got stuck.. or their purchase got some delays.. is acceptable since is not their intention. A good motivation is to charge them high rent to ensure compliance with any special arrangements.
  15. Sometimes.. after cleaning up.. got some swirl marks as if some where shoes with sand walk ard.. Waxing will remove the tiny swirl marks, just like car polish/wax. Some ppl wax hoping the grout lines will get sealed lor.. so wun trap dirt lor. But.. I tink.. is phychological lor.. cos the wax dun last at all. I believe.. floor.. is meant to be used lor.. not suppose to be a art masterpiece to be admired.

  17. In a few weeks time.. is 3Q earnings reporting season.. What will the results be for financial instituitions? Pink or red? Also.. me read a report.. the charts right now.. has a similar trend with 1988.. the LTCM incident.. But I think.. that is US.. locally.. the fundamentals are strong.. as long as the players can withstand margin calls resulting from US market actions.
  18. Without false ceiling, I always consider Track lighting. But then realise.. track lighting wiring also require trunking to bring the existing wiring to the entry point of the track lighting. It does look ugly.. So.. the solution is there.. whether can accept the unsightliness or willing to spend $400. I will go for the false ceiling, as chances are.. there are also aircon trunking there.
  19. install Track lighting. Can decide later how many lights u want to add. there are also lamp holder that can hold energy saving lamps. 1 Track is considered 1 lamp, but can have mutiple lightbulbs.

I do not believe in doing cost benefit analysis with regards to family expenses.. cos if we strictly follow rationale, we will be using the cheapest HP model, buy the cheapest car etc. There is really no basis to justify the premium for a toyota over a mitsubishi. Therefore same logic with having kids.. when time time really comes,.. family and frens will help out, so dun worry too much about finances. Ppl have the wonderful ability to do miracles. What is important to note.. is that time cannot turn back. If u envision a kid while u are still young.. then.. mai tu liao.. Just believe in yrself.
  21. Firstly.. I qualify my statements that I am not a role model.. as I do long to sleep on a bed of cash... Now.. I dream to live in a hotel-like environment.. where everything is functional and clutterfree. So whenever i go shopping, i see many stuff, but I ask myself.. does it fit in with "my hotel environment"? Most of the time.. is no. After a few such shopping review sessions, I have achieved enlightenment. I have few desires now, except for the aroma of a cash-stuffed bed. But I do believe.. in spending to gather memories.. such as going on holidays.
  22. Frankly speaking.. for A&A.. there is no per unit ballpark figure with regards to reno cost, as each job has unique constraints. Different existing structures, different finishes.. sometimes when got live in residents, meaning working hrs are constrained.. When owner on site so often.. sometimes.. very fickle.. after build a wall.. then decide dun look good.. hack off.. Sometimes.. got unique requirements where materials not commonly available.. It does help to go ard snap photos of other ppl's house and then compile a scrap book to show contractor your expectations for the purpose of quotation.
  23. These type of decisions.. if u want it.. get it.. cos if u dun.. next time, u will always be thinking of it. Focus on the attic and rear extension. Focus on the massive works that can only be done when the place is vacant. Tell QP u want to build to "maximum envelope". The other trick is to change the exterior appearance so that the house does not resemble any of the neighbours. Use tons of frameless glass walls to get the impressive look. This will add value to your home, and validate the A&A effort, and impress. Financially ok landed property owners like to do up their places over time.. say.. every 2 yrs.. add a koi pond.. trellis... so.. no point one time do everything.. cos it is natural to want to improve bit by bit over time. From an investment perspective, land price + A&A cost... should not exceed the most expensive new house along the same street. If not.. it suggest u paid too much for the land in the first place.
