  1. 100% I will use leather. Fabric if kena sweaty smell.. very hard to get rid off. Leather can easily use leather cleaner to get the refreshing smell back.
  2. Actually.. this method not exactly correct. There is no need to use the baseline Plot Ratio of 0.7. Since there is no subdivision involved, no DC is payable. For bungalow design, site coverage is 35%. So the building footprint is about 2800 sqft per floor. X 2 floors and about 2/3 for the attic floor. Total above ground built-in is 7476 sqft. Below ground.. can really get creative.. since can build up to 2m all round and 2.4m in front. But basement works these days.. very expensive.. depending on the temporary works design. But.. agar agar about 370-400 psf of land size.. shd be about there, which is about similar to your final costings. Given the high land cost.. it makes every sense to build the largest basement possible these days.
  3. Carpark is a communual facility, just like pool, children's playground. Is not a pay per use facility. Charging for extra cars is about managing demand for a limited resource.Is not about fairness. By your definition, if u don't have kids, that means u shd not be responsible for the upkeep of the children's playground?
  4. Parquet usually is glued to the cement screed, and also nailed down to ensure the wood is firmly stuck to the ground while the glue dries. The nails are removed once the glue dries, and filled with putty. I do not know how they manage to hold the parquet strips down while the glue dries, as it's near impossible to nail through mosaic tiles. Perhaps they have some unique method.. but.. I suspect this is the reason why there is hollow feel.
  5. Very sure that note is not telling the truth. LDU grants approval only for certain landed areas, and they grant it for max 1 property. Don't have to get emo over it. Dun believe. u go offer yr house lor. See if really got LDU approval.
  6. I will guess that the driver (Ballast) u are using to power the LED is incompatible with the LED u are using. This is a common problem, and not easy to troubleshoot, but I think bring everything to the shop and let the shop advise u which driver is best for your LED.
  7. Most gate pillars have the meter compartment on one side. If your design is as such.. it will be costly to relocate. What exactly is the problem?
  8. 100% possible. There are no structural members there. But still need a QP to certify the supervision the works. Likely the fridge powerpoint will need to be relocated.
  9. Generic lamp fittings yes, done it before. Only stuff like dimmers or with motion sensors do not work as the electronics are rated 110V there.
  10. For the basin tap... I assume u are using those salad bowl design, and yr tap needs to be super high to reach the bowl height. U are right to say.. those branded ones.. the tall design is expensive. But I am quite sure got generic spacer to raise normal branded tap to the salad bowl height. These spacer is not available at retail outlets, but go to those specialised ones like Ferrara www.ferrara.com.sg or fullsun marketing or econflow.
  11. Ideally, all waste pipe shd be connected directly to the floortrap. Reason being.. one source will not backflow into another. Yes, can connect the sink to the same waste pipe. But do not use a T joint, use a Y joint to make sure that if the washing machine is draining, the waste water will not backflow into the sink bottle trap.
  12. Washing machine waste pipe goes to the floor trap directly, so yes if can be converted to a floor waste. But the tiling normally is not done to have the water flow towards that pipe.. so I not sure if it will work as a floor waste.
  13. The big pipe carries water from the top of building to the bottom. Could be rainwater down pipe, could be sewerage. Cannot simply do a vertical opening, cos the upstairs water may gush into your unit. Need to have a floor trap, then below yr floor go into the downpipe. Dun think HDB allow such interfloor works.
  14. It shd be the filling of the water tank after flushing that causes lower pressure at the shower. This is normal, but if it really is an issue, the at the toilet bowl inlet pipe.. turn the ball valve to lower the flow to the water tank. Will take longer to fill the tank, but shd also channel more water to the shower

  17. A bathtub feels cramped.. the standing area.. compared to a normsl standing shower area. How often got time to lie down and soak. Put only if u have extra space for normal standing shower area
  18. Opps.. my bad.. the P4 to P6 is protected by 32A SP MCB each. Each powerpoint socket is rated for 13A only. The metal contacts, springs, all designed for a 13A load. Those meant for 15A (round 3pin holes).. have bigger contacts, springs etc. In all the design, there will always be a gradual drop in rating as u move further away from the Mains. Any fault wil result in a gradual escalation of the tripping design. This will help in troubleshooting shd a fault occur. Also, to install all powerpoint at the max rating is very costly.
  19. If plug in 20A appliance into P4, since P4 is protected by a 20A SP MCB, it will not trip. However, P4 also supplies to Powerpoint1 to Powerpoint10 (PP1 to PP10). Non of these other powerpoint can be in use when the 20A appliance is on. Any overload will cause the 20A SP MCB to trip. Be sure to change the fuse of the 20A appliance to a 20A one. Be sure that the cable to the 20A appliance is 3CX76.
  20. boundary line indicates the border of YOUR land. Sometimes.. it is not possible to put the fence on the boundary line. for example.. there is a shared drain with the neighbour behind.

  23. No idea.. I did it long ago, when rebuilding the entire house. Takes about 10min, but if u use timer, then actually dun have to wait, cos can set it to heat just before u come home.
