  1. No offence but so weird where pictures substaintiate comments and quotations must be shown to the world to validate prices? How to show workmanship through pictures? I take a far shot generic view of the living room, you can tell if the laminates are done properly at the edges or something? Pictures that speaks a thousand words for you in this scenario would have to be taken with DSLR in marco. Today i received my keys from HDB. Going shopping with Winson on coming Monday and reno will start as i go for my honeymoon. For thos who know me, this would be the 2nd flat that i buy as my first had some problems. i will start a blog so if you want, you can chill out at my reno blog somewhere in mid august after i come back from japan.   5. My reno should commence on 30/31st july. Key collection on 23rd July but due to contra case, giving seller extra 5days. Signed a letter that in the event he over stay, i'll take legal action but should nt be a problem cox he's a bachelor. I have'nt got a chance to take before shots but yea, i'm gonna start my reno blog soon. Should be able to up it before 31st july cox 26th july is my wedding cum solemization and 31st going japan for honeymoon, so it's alittle rush.

As some of you would know, my first flat had problems which resulted in lotsa $$ and today jux signed 1st appt and 2nd appt is scheduled soon cox appealed for early completion so hope to reduce unnecessary risk.
  11. $100 per person is reali bare minimum liao. Even if per table 700+++, jux factor in additional alcohol, top-ups and misc, it'll hit close to 100 as well. I think a decent hotel would be in high end of 800+ now right?
  12. If you're going for ur 1st appt soon, it means you've exercised your OTP and both are engage in a legally binding contract. The valuation for your OTP at that time was based on 365k i assumed and there's nothing wrong legally, that's how i interpreted it. Worrying concern is seller backing out, which seems like a case of moral ethics by your agent. Techincally a lower valuation is beneficial to you and if i wer ein your shoes, i'll just let it go through. However if seller contests the valuation, then you have to pinpoint your agent who did not do a good job. Complain to his agency and worst measure, make him compensate for any liquidated damages. I haf also been in a nasty situation before, different nature from yours. Currently processing my 2nd unit. Hope all goes well too.

  17. In the eyes of the law, a seller who's declared bankrupt does not mean he can't sell the house. The diff is the profit (if any) does'nt go direct ot him and goes through an OA. Of course usually such flats would have a higher chance of money lending activities which could mean potential safety hazard to your family.
  18. Tks for the replies and pm's. Well, i aborted but it was mutually agreed and inked between both buyer and seller, at the HDB office. Surely tt mux hold some weight. There were lots of questionable points and i've typed out a letter of summary for easier explaination. Meeting the chairman of CASE on monday, who's a good friend's colleague or boss, not too sure. Wish me luck.
  19. As some would know, i aborted the sale of a flat before 2nd appt due to loanshark activities. Now agent (who is not licensed) uses company name to send a lawyer letter to demand 2% + 1% as compensation. Is this normal? Should'nt the max be 1%, but even then i thought it's upon completion of transaction. I need advice. Can someone help me.

  21. Tks for the support guys. Yes 5k recovery is ot of bound to hdb as it was paid to seller, not hdb. It suxs but ttz the harsh reality. Today also paid another $500, which is half of wateva payment made out other then housing like mortage, stamp, also nt bothered to keep track liao. My advice to all housebuyers, sometimes realli it's about luck. Cox seller had funny ideas after 1st appt. This incident reali got snowball effect on my furnishing which i bought. Nw cant get the est denki to deliver my 40" samsung sobz sobz But thanks for all consoling pm's as well. I hope to do another blog again soon. Can moderator lock up this thread? Brings back lots of sad memories.
  22. The saddest part is no tell tale signs and he confessed finally that he went to borrow $ after 1st appointment cox he know his house after sale will get alot of $. How lame. Talked to neighbours before tt and also got friends stay there say house clean. But....... Sad part about agent is she recommended him a license money lender, which frankly is just a front. Cause i met up with the ah long etc. Long story but we have ot move on. As for deposit, dunnoc an sue him if he dun return anot. Cox if he borrow $, i doubt my 5k still with him.
