  6. Lol Toh's kopi luwak! I bought from the coffee factory at balestier road before, cost about $6 a cup to brew at home. This place has exciting gourmet beans at very attractice price that the second generation boss in his 40s roast once to twice a week in the shop. My Nespresso coffee machine been collecting dust since my Aussie friend told me about this shop

  8. Hi Reiki, PMed! I did swing type windows as it's more effective in sound proofing than sliding windows. The sound proofing is not 100% but good enough to cut down traffic noise when the vehicles are cruising pass, and it will be cheaper to run air con as the heat transfer is less compared to single glazed window . One of my guests who slept in the bedroom facing side road said the double glazed windows help a lot. I noticed that my friend's double glazed windows at his condo has wider gap in between the glass panels for vaccum/gas to buffer the sound, read that it will be more effective with wider gap but HDB has a restriction on the gap
  9. Hi Reiki, Your mailbox is full ?? I found him on renotalk three years ago, did for the balcony when I renovated the place to try out, and changed out the other windows 5-6 months ago. Workmanship is good and his guy even helped me to drill a lot of holes to hang up the curtain rods and paintings while waiting for the cement to dry
  10. I did mine for the 3 windows facing the side road . I forgot how much the contractor charged per window, think the 5 panels for the bacony cost $1600-$1700

  12. I tried fresh loose Chinese tea leaves and English tea bags. Less messy with tea bags and there is a wide range to choose from. Choose the scent you like and put them in the wardrobe, drawers, shoe cabinet . i tried bergamot, lavender, lemon tea bags. Pang pang: )
  13. Oh and tea leaves! The carpenter boss told me so and I kinda like it. Smells good and it's chemical free.

I overlaid the existing tiles at the balcony floor and wall with cement screed , love the effect. My main contractor refused to execute my instruction saying that the cement will not stick but I insisted and asked her sub con to do without warranty. It turned out really well and after a few such incidents she told her sub con to do whatever I want even it sounds crazy haha
  17. Hi hi, I am lucky that I choose to buy the air con from the aircon contractor that my main contractor works with for years after doing price check. I had some ideas on how the trunkings to be run to minimize eyesore and the aircon boss is able to give his professional advise and suggest alternatives if it's not feasible. Thanks! I wish I can do small DIY project like you!
  18. Hi hi The big white box is right in the middle below the window which can be covered up with a full length curtain. I was considering doing some storage solution below the window to create a ledge for displaying things like a typical Swedish home but didn't execute due to time and budget constraint. The trunking on the bottom left is the water pipes that lead to the mbdrm's bathroom, top left is for the cables for the living room and master bedroom and on the bottom right are aircon cables from the other two bedrooms via the bedroom next to the master bedroom. Overall the aircon man did a very good job in running the trunkings. There is no trunking at all in the living room, The bedroom next to the master bedroom has the most trunkings with a big chunk of it running above the skirting of the 5 meter long wall until it meets the trunking from the air con unit in that bedroom: The third bedroom has a small section exposed and it enters the second bedroom via the storeroom: ]

  20. Did you get the gap fixed? I will insist as it's quite an eyesore and the gap will be very difficult to clean. My main contractor brought me to view my seller's new flat whom she did up after he saw mine and first thing I noticed when I walked into the kitchen is the gap like yours. I feedback to her about the gap and she asked the carpenter to take note. The seller is an easy going Malay guy who doesn't seem to mind...

  22. What a refreshing theme you have and I love the art work and the colorful cushion covers you owned! Like Toh I am also scratching my head trying to understand why the white box is so huge and thick. I have a system 4 for my 5 room resale flat and I just took a look at the box, it's probably just as big as yours measuring at 122cm x82cm x 18cm, and only 7cm is visible from my mbr, the rest fits nicely into the big hole in the wall typical of old hdb flat. I have a feeling that the air con contractor is taking a shortcut or designed the box to be easily accessible for future maintenance, which is kind of strange as the pipes should last many good years well beyond the lifespan of the air con unit or compressor. Good thing about you is you are quite artistic, you can turn that into an art piece if you decide to leave it as it is But it will only take a few hours of rework by the contractor if you find it an eyesore. I had a situation for the aircon unit for the living room that is situated on the wall next to the mbr entrance. I discovered it one evening during inspection of the lightings, before the two doors were put up. As I was enjoying my rojak and Sapporo beer sitting on a piece of newspaper in the middle of the war zone, I realised that the aircon was placed too low and the door wouldn't be able fully swing open! It's not the fault of the aircon man but the poor guy had to spend a few hours to adjust it higher, and thank goodness it doesn't cause any damage to the false wall in my mbr which I put up to conceal part of the aircon trunking AND the unsightly sunk-in area on the wall ( without the fake wall It will mean my bed can't be placed right in the middle of the wall which is annoying ). It cost me a few hundred dollars for the fake wall, and I am taking the risk of having to cut it open should there be any leakage issue. The remaining part of the trunking above the aircon unit on the other side of the wall is not an eyesore so far.

  24. You can't have full length curtain with that thick box below the window! Perhaps you can consider doing some storage solution next to the white box to make it look like a long stretch of storage area under the window. Wont be such an eyesore
