  1. No problem! Thats what renotalk is here for. Some advice also - don't be adversarial with this ID. He already has your money and you have very little recourse in getting it back. Just apply pressure gently to make sure he cooperates. 52k is no joke!!
  2. Good to hear that a third party is involved. Especially one which involves his peers and other professionals in his industry. Maybe have the meeting with HBay and your ID in your place? Get HBay to review the works that have been completed to date and compare with quotation/scope of works/timelines. See if HBay thinks it's reasonable and within industry expectation 1. the amount of works done over this period of time 2. to ask for additional payment at this stage? And also privately ask HBay to speak to your ID to find out what is the underlying issue - and get HBay to tell you so you can make a better decision. Good luck!!

  5. I find it unusual that other works like tiling or erecting new wall haven't started, given that hacking is mostly done already.. and now asking for payment for carpentry? Are you able to remove certain scope of work from your ID without any penalty? Maybe get him to continue more progress regarding the masonry first? Work on masonry front shouldn't be stopped for carpentry payment.

  7. I hate to say it, but really sounds like this co is having cash flow problems. Cannot follow the typical payment schedule as there is a high risk that the company will not be able to deliver - worse still if close shop and file bankruptcy. CASE will be of no use, and legal fees to recover cost will be too high on your end. I have yet to read a positive outcome in this scenario. I agree with kstoh's approach. Only pay before each stage. You must make the effort to meet each sub-con. Determine how much is needed to start work at your place and pay accordingly. No more no less. Then less cost to you if you need to change ID. From the excel - quite a bit of masonry to go. Particularly tiles there is an upfront cost to the contractor. It might be worth just buying them yourselves and pay the tile company, rather than paying the contractor/ID to buy for you. Similar for carpentry. These two have high upfront cost to them because have to order material. Particularly if the contractor/ID keep on asking for payment for these stages - means they hardly have NO credit with these material suppliers. Again highlighting their poor credit because of cash flow issues.

  10. Hi Yeocando, for this rug, I didnt buy from taobao because I didn't find anything I liked. Although I was quite obsessed with this one for a while but decided against it because I think didn't fit I would say tb rugs are at good price. I've seen identical ones being retailed at 5-6 times the tb price and marketed as "italian" lol For all my tb purchases, I've used peeka. Good service, being very responsive. Definitely more ex than amcon. Hey sleepybeauty, hope you are well rested while stranded in Philippines! Coincidentally I'm heading there next week heh Anyways I got the dining table from second charm. Sharifah, the owner, is just starting to introduce hair pin leg furniture so she is keen to have more interested buyers. Mine is 1.2m long as to keep everything compact. Will PM you the price.

  13. The most for me is 700 plus (TV console). Took the plunge as it was metal and can take a beating during transport That's the biggest uncertainty - the freight here and being transported/delivered. To some extent can mitigate risk of buying a poorly made item.

My place is small so has to be cosy, in a masculine kind of way lol. I am loving the look of kompactop. I asked the sales guy to test with tumeric and all sorts of staining things and after soaking for a day, he could remove them with thinner. FYI for peeps interested in kompactops!
  15. Hairpin legs came with the table. I got Sharifah to custom make them based on specifications I found online. Coincidentally she has been really wanting to do hairpin leg stuff so I think this is her first piece she customised! Told her that there will be more people interested for sure. Possibly also those half dipped colour hairpin legs will be nice too
  16. Finally got around to taking some pics for an update! Been trying to create different "nooks" in my small place. This is my "landing area". I dump all stuff from my pockets onto that surface which is a small shoe cabinet The coffee table beside it - I decided to use as a bench. Can put more shoes below. Dining area next! With my custom hairpin leg dining table - old restored teak. Very sturdy despite the narrow-ness of the legs. I positioned the table so that it will extend the surface so have more surface top and also visual continuity i.e. help my space look bigger It is really my version of a kitchen island. Haha I also opted for a regular dining table height, rather than a kitchen surface height. Waiting for a couple more tolix chairs from taobao. I bought this piece of art from tb and put it above my bed. Really liked it and didn't know it was a replica of a famous Chinese artist. Still looking for a bedside table. Might get the Selje from ikea. And finally this small framed poster I got free from tb. Cute capn america. Anybody keen to give it a home?
  17. Thanks for the review mrs yap. I have heard quite a few issues about pull out kitchen mixers. Not just taobao ones but also those from singapore (since chances are, they are also made in china heh). The advice that my contractor and plumber told me - is not to pull out the kitchen mixer too often and cannot be too rough when pulling at it. I went with the pull out kitchen mixer regardless because of aesthetics. Hope got no regrets!
  18. thanks for that! do you have more pics of this metal separator thing? i noticed yours is between the herf and floor tiles which are of different level. wondering if it's possible to use between herf and floor tiles of the same height e.g between bedroom and toilet the current pvc one is very unslightly!
