  1. pros - of cos u have a new set of tiles. and new water proofing can be laid. also, if hack everything, you can have the option to shift your drainage cons - high cost. also, if the existing water proofing leaks, u will have to rehack everything out again and redo.

  3. hacking or overlay? hacking - should be around 3-3.5k per toilet overlay- at around 2.5-2.8k per toilet
  4. 1. it depends. normally, if u make known to the buyer about the condition of the house, and if the buyer is fine with it, u dont need to do back. its only if the buyer is going to use back the existing items, then u need to repair. but i believe all these small problems can be worked out between seller and buyer. 2. if u really like some of the fittings, just redo everything the same way for your new house. some items such as sliding door will not be able to fit your new house due to dimension and stuff like that.
  5. since you are worried of being falling prey to scams or unreasonable pricing, why not go around asking for quote first BUT dont commit anything until u compare everything?
  6. well, this is typical of most quotes. some things cheap, some things expensive. Example: shower kerb for $400? wah lau super ex! but fridge base $80 **** cheap, if it has tiles finishing (cos it never state so) your house is it 4rm or 4'A'? also got difference.
  7. don't quite understand by 'anything missing'... u mean your contractor forget input something for u, then later become hidden cost? what i can see is the the service yard window and grille no pricing lor... and haulage no input price

  10. what your contractor says is true. tiles, no matter how even they look, will be bent a bit. u can take the leveling tool and test the tiles. 90% will be warped.. and since wood grain tiles are smaller in size, therefore it will be more uneven. BUT, dont worry, the uneven is also quite negligible.
  11. hmm... quite reasonable, but can get at a lower price by a bit if u shop around..
  12. 1. yes, u can get people to draw for you, price can range anything from $500 to several k. 2. contractors/ID will act as a sergeant major for you. He controls the many sub-cons, he QA all the works, he arrange schedule, etc etc. unless you are quite knowledgable about reno stuffs and have lots of free time to keep an eye on them, I suggest to better engage one to expedite your renovation.
  13. i think is quite realistic and achievable, PROVIDED you do not do fancy stuffs such as TV feature wall. i think you can do up the whole house tiling including all floor tiles, with a set of kitchen cabinets and plumbing works all sorted out within 20k +/-
  14. 600 x 600 will look nicer and makes your floor area looks bigger too... also less grout lines
  15. actually u should add around $1 more for materials such as cement etc etc, so thats is around $8 psf will better reflect the costing.

  17. $4300-$4700 is the hacking. Please remember this is my own assumption/opinion. on counter proposing, i will maybe pm u bah...
  18. agree that 15k is quite tight. 20k will be more realistic. reason being, condos will tends to be more expensive when compared to HDB even though the works are similar. secondly, all the pipings in the bathrooms are concealed. so your plumbing works will also go up. thirdly, is the one that is most vague. u mention change doors and vanity top. this one really depends on material. glass or wood door? vanity top using stones or surface? how big is the vanity table. how big is the bathroom.. in short, its all about dimension. so... really difficult to judge what are your limitations with 15k...
  19. Hi IJL, Sorry to misled u. Actually is i meant this : $4500 +/- $200. Means some many do at $4300, some may do at $4700. Second point. Even if its based on $4psf, its still very very high..seriously..
  20. Hi goh, it wont solve the problem. this is because once your tiles have the history of popping up, it means that its either the cement screed is done not up to standard, or the laying is done wrong. if thats the case, most of the laying would be done wrong.
  21. i would say, list out your needs and wants first before going to the ID. this will at least let you be prepared what u want, what is practical, rather than letting IDs decide for u.
  22. to me, i felt that hacking is quite reasonable. cos TS mentioned that there is balcony. so i ASSUME that this flat is a 5 room flat. and since it has hacked everything, again i ASSUME that this flat is those type of 5 room old type which have a bigger floor area than the new BTO 5 room flat. further more, it is to remove everything from the interior part, thus looks ok. some more find contractors willing to do it at +/- $200 but 4.5k should be indicative using my asumption. only thing i feel its price is high is the tiling works. too high to be exact. the rest, is more or less there liao...
  23. if you are talking about hacking of floors, should be about 1.5months. of course, this depends alot on what items are you actually doing too.
